I think that we have just [not long ago] stayed in the Best B&B in the UK.  The hosts were simply exceptional - Sharon and Graham could not have done more or better.
The house and gardens were  a real home from home, our rooms were quirky but spotless and comfortable.
Our welcome was smiley, kind and thoughtful [tea, coffee and the most delicious cakes on arrival - and breakfast was !!!!!!!
Simply wonderful - everything was homemade [even the bread and the ketchup] the "full Norfolk/Suffolk" was simply delicious and we all tried the offer of kedgeree for our Sunday breakfast - what a treat
Unfortunately Sharon and Graham are retiring so we cannot return - what an absolute shame

This must be the best B&B in England ......
The welcome was second to none - tea and cakes [with the biggest smile!]
The rooms were spotless and so interestingly different
The breakfast[s] were to die for - Full English, Avocado crispy bacon and egg and even kedgeree [ i think we could have asked for just about anything] - and - [as i suspected] the only thing on the table that wasn't "home made" was the ketchup! [and even that was from an unusual and excellent local source]
Our hosts were so friendly and special  this must be a labour of love

Dear reader. A beautiful, charming and historic B and B. Recognition awards galore. Deep in the gentle Suffolk countryside. Absolutely charming and engaging hosts, Sharon, Graham and Hatty, not to mention a cacophony of morning bird song.  Beautifully appointed throughout. Lovely gardens. Spacious and vaulted  bedroom with an equally spacious en suite. Fresh flowers. Linen napkins. Stokes sauces to complement delicious breakfasts. Full English or maybe a daily special. Top quality local products. What more could you ask for? 🇬🇧🇳🇿

We booked for two nights and when we arrived got such a lovely welcome from Sharon and graham and not forgetting their lovely dog Hatty.we sat down and was served a lovely cup of tea and a piece of homemade lemon drizzle cake .Sharon explained everything we needed to know and then she showed us to our room.it was perfect spotlessly clean and the en-suite lovely .the property itself and gardens are all kept immaculate.the beds where very comfortable and the house is in a very quiet area so peaceful and it was perfect for our dog graham even took us on two lovely morning walks before breakfast.the breakfast in the morning was cooked by Sharon which my wife and I both enjoyed very much.would definitely recommend and would love to return.

What a lovely bed and breakfast. A beautiful house and garden and very welcoming hosts. A great place for a weekend away. We couldn’t have wanted anything more. The quirky bedroom had a lot of charm. The breakfasts were delicious.

From the moment we stepped into this beautiful B&B we were made to feel very welcome.  We were greeted by our hosts and offered freshly made cake, tea and coffee. The atmosphere was calm and tranquil, beautifully decorated in keeping with the lovely cottage feel.  Everywhere immaculately clean, well thought out with stylish touches.  Homemade shortbread in our room, tea and coffee making facilities and fresh flowers were an added touch.  Breakfast was amazing with many choices to choose from.

Sharon and Graham were natural and excellent hosts, nothing was too much trouble. They would go above and beyond to make us comfortable.

This is a peaceful quiet location, which gives you the country experience.  There are lots of places to visit, you would need to drive, a local pub where we were welcomed and had an evening meal.

Fabulous property, attention to detail second to none. Super friendly/ helpful hosts. Hustoric House full of charm and quirks. Best breakfast ever. Great location. So pleased with our choice of accommodation and area. An absolute must stay. Highly recommend!

What a fabulous B and B in every way - wonderful hosts for whom nothing was too much trouble, great facilities, first class breakfast, home made cake and shortbread awaiting us upon arrival….we really could not have asked for more ….deserves 6 stars!!! We will be back!!

WELL..........Holly Tree House is a beautiful place to stay, Old world charm from the moment you step inside!

The owners, Sharon and  Graham are superb hosts! extremely friendly and helpful, our room was lovely and absoluetly spotlessly clean
.
On our arrival we were greeted with a tray of fresh made tea and a fantastic Lemon Drizzle cake in their beautiful snug lounge, complete with roaring log burning fire.

Sharons breakfasts were superb!!!!

A different breakfast every morning in their dining room overlooking a lovely garden and their bird feeders.

Anyone looking for a quiet rural retreat in beautiful arable farming country, then this is the place!

Worth every penny!

We will certainly be looking to visiting again in spring of '22'

A rural retreat hosted by Sharon and Graham who provided an absolutely wonderful service for our two day visit. Homemade cake and short bread to welcome you on arrival, together with an excellent cooked to order  breakfast in the morning which really sets you up to explore the surrounding countryside . Our room was The Pope with separate bath and shower, a large brass bed from which at night you could gaze directly at the night sky if you choose to leave the blind open on the velux skylight. Very pleasant stay with accommodating hosts, highly recommended. a 'Home from Home'
