Very nice place run by an older gentleman and his family. He was very helpful, the room was clean with own bathroom and there is a nice outside place to sit. You can rent bikes or book safaris directly from that place. Enjoy a well made tea in the morning to start your day. Rooms are maybe a little small when you plan to just stay inside. But that's not your reason for traveling, right? ;-) Best you can get for this price!

Very nice place with a precious host!

Set in a good location close to the museum and close to shops and restaurants. Very kind and helpful owner who speaks very good English, welcomed me with a pot of fresh ginger tea. It is possible to hire bicycles and other transport from here and they gave me great information about extra places to visit in the local area. The room was clean and came with a comfortable bed, toiletries and a towel. It was good value for money. 

Very Good 

A decent valued place in the centre of town very close to where the bus stops over. The room I had was a simple single but did the job. You can book it online through the usual places but it's cheapest if you book it in person if possible. It offers bike rental to explore the temples and the elephant tour. From what I can tell it is a good price versus other places. I did the elephant tour and it was a good tour with a quality guide so I can recommend. The wi-fi is decent and the hosts friendly. 1 slight complaint is the main host is a tad pushy with mentioning giving him good reviews, no need for that. I am giving a good review because it's a good place

Good place to stop over and book some tours

Myself and partner stayed for one night to explore the temples. The location is great to be able to explore the temples and the surrounds. The owner was very helpful advising on buses and arranging bikes for us for the day. 
Room is basic but you’ll expect that for the price. Has hot water and mosquitoes nets. Owner helpfully sprayed the bathroom for big killer for us.

Our room was a family room and it is value for money. Room was clean. Bath room was also clean. I was late to check in but owner helped me to find his place and gave us a warm welcome.He showed us some places that we haven't an idea.

I,myself a Sri Lankan, booked the 'Economy quadruple' room of Dilshan Guest from 11-12-2016 to 12-12-2016, two nights. Charge for two days was US$26.08.(LKR 3877.00) 
When I contacted the Dilshan guest , they told that the usual room price is LKR 3500.00 and extra is for booking.com cost, so, deposit LKR 1500.00 to their Seylan bank account at polonnaruwa and after that, cancel the booking done through booking.com. Then they will not have to pay for the booking.com site, and also I will be charged only LKR 3500.00 without any other taxes. If I don't cancel the booking.com reservation , I will have to pay extra taxes about 40%. I trusted them and deposited LKR 1500.00 on 05-12-2016 to their bank account and cancelled the booking. (I have the bank deposit slip) 
I reached the Dilshan guest on 11-12-2016, and they showed me a room. (My group was my wife, and three sons of 7,4,1 years old.) When we started unpacking our bags, a lady suddenly came and told that they had mistakenly given the room we had booked to another family and this room is not the one we had booked, so it will cost extra LKR 1000.00. Then I told them, since it is their fault, we won't pay more money, and only pay LKR 3500.00 and not LKR 4500.00. At once that lady started shouting that Dilshan guest will not allow children, foreigners will not like seeing children in their guest house and so on. (I will not mention the whole dialog at this stage) Then I told her that, 'No, no you haven't mentioned that CHILDREN NOT ALLOWED in booking.com and a person have to enter even the kids ages during the process of booking and you should know it. I further told her not to behave like that, when struggling to earn more money during this long weekend.(10-12-2016 to 13-12-2016 were public holidays to Sri Lanka).

Note: 
' Everyone in the world goes on a picnic, to stay happily and calmly. So do myself and my family. We didn't want to destroy our happiness because of a mad lady. Therefore without making no more conversations, we left the place and went to a new guest house with high HOSPITALITY. The Dilshan guest didn't pay even our advanced payment of LKR 1500.00.I complained the lady, that I will write their rude behaviour to booking.com customer care and also the governer of Polonnaruwa. Her answer was, 'Never mind. They have plenty of guests, and any complaint will not lose their profit at all.' VERY BAD THINKING. A SHAME FOR MY COUNTRY ALSO. 
The inconvenience happened to me, with three children cannot be described in words. If there wasn't a place to stay, what a trouble I will face? For my goodness, there was a place. Although I'm a Sri Lankan, I strongly regret such kind of misleadings. Dilshan guest is trying to save the amount they are paying to booking.com by telling us to cancel the booking after making the advanced payment. This kind of incident may happen even to a foreigner. Then it is very bad to the view of Sri Lanka as a whole.

So, my advice is, don't choose Dilshan Guest, if you want to really enjoy your trip.
