The rooms were incredibly so small & narrow. The shared toilet and shower rooms were OK & Clean. The building looks good from outside & seems to be from those colonial times. With proper restoration & management, in the future, this guest house could be better than this especially when the location is just opposite of River View. The management style  is clearly from those olden times ( 1970-1990 Tourist Burma Age) all paper-based. This guest house deserves to be upgraded as mini-hotel especially when the location is just so great near the river. With 7 US $ per night I would say it is OK.

I cant believe there are so many poor reviews of this place! Must be from people who are expecting a Sheraton type place lol. This is a really lovely, quiet, affordable place with a great location near the river. Ivan, one of the owners, was so kind and offered a free meditation session during breakfast. It was really kind and he performed a guided meditation. Lovely breakfast on the balcony/terrace with good views over the river. Basic rooms, super cheap!, basic showers and fine water pressure. If youre travelling around Myanmar and want a good, cheap base with nice owners and a great views - look no further.

Love the guesthouse and Ivan

I stayed in January already for a couple of nights in transit. I am really happy to had a second stay here a few nights 9 month later. The place is managed by 3 perfect elderly gentlemen assisted by friendly, competent young staff. Breeze guesthouse is an old English colonial building with high ceilings fully renovated. Breakfast is offered and included every morning on a sumptuous balcony. They have a lot of common bathrooms and toilets, so you never have to wait. They have motorcycle and car rental and are in contact with local motorcycle taxis and Tourguides. Also they will very kindly inform you what to do and what to see in Mawlamyine. In high season, when the guesthouse is full, it is an international meeting place. I had a great time and am looking forward to come back ASAP.

My kind of place

Location was very good, in central Mawlamyain near restaurants, banks and shops. Being on the Strand also was a benefit.

I think this hotel gave me reasonable price and good location, but I'm afraid the condition of shower room is a little bad.

Very rude and offensive to local Burmese.

The stuffs (think they are owners) are not friendly. The manner of the old man, who sit at the reception in the evening, is disrespectful to me. the way he speak to me is not polite as well.

As I saw foreigner, white, rent the motorbike in front of me the day before, when I ask if I can rent the motorbike, he replied me, in rude manner, " We don't rent motorbike to local here as local steal the bike, We only rent to foreigners". I felt very insulted.

I will never go back to the place where the locals are discriminated.

Very offensive to Local Burmese

Mr. Anton/Anthony/Antoine (depends on your nationality^^) was our tour guide to the Bilu island. He showed us a lot of workshops and gave us many information about Mon people and Myanmar.
We went through the island by car.
First stop was at a beautiful stupa on a hill with a wonderful outlook. We visited rice factory (where they peel rice) and a wooden workshop (for pipes, pens...). We were shown how the Mon people produce rubber rings, mats from coconut fiber, bambus huts, slates for pupils and something more. Additionally we went to a pool for swimming.
For lunch we got special Mon dishes. Very tasty.
It was a very nice tour with a very talented guide. 


Tours from Breeze Guesthouse

I stayed here for one night to explore Mawlamyine. It is the cheapest in the area in a good location, just across the promenade. A few hundred meters away, there is a nightly food market popular for the locals to watch sunset while eating seafoods and bbq.

My room is clean and the mattress is thick and comfortable. There are hangers to dry clothes and a small desk. There are plenty of showers and toilets to accommodate all guests. Breakfast is so-so and wifi is only on the reception. The owner shared some buddhist quotes and lent me a book about buddha, which was ok for me but I saw other guests that got a bit uncomfortable when they were asked if they were interested about buddhism.

Cheapest in Mawlamyine

Anthony who works there quoted us one price and then charged another.  There is a man who I think works there who loudly horks and spits from three am onward and wakes everyone up.  The gentleman upstairs will give you pamphlets on Buddhism and preach whether you are interested or not. Brutal. Pay another eight dollars and go to a real hotel with your own washroom. I wish I had heeded the reviews I had read.
