I was almost discouraged by some bad reviews. But, i am very happy that I ignored his reviews and decided to stay here. I stayed here for two nights and I was very warm and comfortable. For 4350 you get a private room. The room is small and somewhat dilapidated. But it is clean, and the WiFi is very fast. The heating is great. The location of the hotel is perfect. And, during my stay it was very quiet. Although the room is dilapidated, it actually ended up being quite charming. Kind of old style retro. There are two single beds in the room. There’s even an old dial phone —and it works! Sink, small toilet, and very small bathroom. I didn’t use the shower/bath in the room anyway as the onsen is much better. 

The ladies who run the place are charming and very helpful. The downstairs area is very charming with many antiques.

If you are looking for a luxury room, this place is not really for you. But, if you want a warm, comfortable and friendly location right in the center a block from the train station, this is a great option. 

Also, I arrived at around noon and checked in with no problem. Many other hostels or hotels in Japan seem to want to prevent you from checking in until 4:00 PM. 

I am very happy here

We almost passed on the chance to stay in this B&B after reading some negative reviews here. THANK GOD WE DIDN'T. I have to agree this Inn will not be to everyone's taste, it seems old & dated, but there's exactly where the charm lies. We were overwhelmed & truly enchanted the moment we stepped into the Inn. A pure old-world charm greeted us & instantly brought back the nostalgia I so love. My pictures will speak more than words. The Inn lady, ever so readily to help, made sure we feel comfortable from the 1st minute. The onsen room is available for private use with 1-hour time slot, FoC. The room might be a tad Spartan & cold, personally I could accept it. We had our own rented vehicle & parking is free at a car park 50m away. This, will surely be my choice of stay on returning to Beppu.

Enchanted

This hotel is very cheap and is ok for young people that doesn't have too many expectations and that have no prolem to adapt. Our room was essential with 2 futons,air conditioned and a private bathroom, the structure is old but confortable and has a private onsen if you want to try this type of experience before entering in a public one. The lady is very kind!
I suggest this accommodation to couples and young travellers.

Cheap traditional japanese hotel

This property has three saving graces that prevent it from being a one star: the location; the owner; the onsen. The rooms are dilapidated and dirty. They were last painted with a noxious green long ago. The futons are below average. There are no creature comforts in the rooms.

It is located  about two blocks from the train station, which is a long way from the hells but close to many of the restaurants and the night life of Beppu.

The owner is a very friendly, charming lady but she doesn't seem focussed on the rooms.

The onsen within the minshuku is quaint and can be 'booked' for a couple.

There are far better choices availalable.

Better Options Available

very very very old , too much old building. Air conditioner electric wire was not  covered and protected. There was an hole in the wall (beneath the air cond) . Moquette, futon was all dirty and dusty.
Bulb light in the bath  was surrounded by a plastic bottle(!!!) and at last .. we have found some  little , delicius gokiburi.... wandering in the room
if you can , avoid it..
