Great location to walk to central StA golf, shops and restaurants, and very friendly couple running it!    A good value for a BnB type place, with perfect full breakfast.   Easy (street) parking across the street.   What looks like a busy street location was quiet at night and mornings.   Highly recommend.

Charming family run place 15 mins walk to Old Course.

We were in the Ardbeg room which is small , but clean and tidy . The bathroom was tiny with a shower. 
There wasn’t any room where you could sit and read etc so you had to remain in the bedroom and just rest on the bed . Only one chair available. 
No tea making facilities and breakfast is served until 8.45 am , which we weren’t told about . On our last morning we were 10 mins ‘ late’ and my husbands cooked breakfast had been thrown in the waste disposal! 
Poor show! Miscommunication ! 
The guest house is very centrally located , within walking distance to the centre. 
I would not recommend it.

Centrally located guest house

Fantastic. We were looking for a place to stay for a golfing break in St Andrews. Elaine and Derek sorted us a room. Very comfortable and spotlessly clean.  Cracking cooked breakfast too. And the homemade jam is absolutely delicious.

Better than a 5* hotel

The hosts were very kind and gave us a room in St. Andrews when it was completely booked.  The room was nice and the beds were comfortable.  They graciously allowed us to store excess luggage, and they gave us lots of personal tips about St. Andrews travel and moving my daughter into the university.  This place offers a very personalized touch, and it is a great location very close to shops, restaurants, bus station, etc.  I would recommend.

Lovely Bed & Breakfast

My husband and I spent 7 lovely days in St Andrews in August and had the pleasure of staying at Kinburn Guest House.
Elaine , our hostess was charming and could not have been more accommodating! Our room was large and well appointed, the bed was extremely comfortable. Breakfasts were delicious and freshly cooked.
The location was very central but quiet and the parking was easily available. There were plenty of restaurants and shops within an easy walk.
Elaine's knowledge of the local area especially the golf courses was very helpful.
We would highly recommend Kinburn Guest House if you are planning a trip to St Andrews!

Fabulous

We stayed for two nights this past month as part of an organized golf trip to Scotland.  Henry Golf Tours booked it for us and we had no prior knowledge of St. Andrews in general or Kinburn in particular.  The owners, Elaine and Derek, are just marvelous, welcoming folks.  They were happy to take time to chat, gave great advice on where to eat and walk in St. Andrews, and help out in any way they could. We had no trouble parking on a street perpendicular (Kennedy Gardens) to the building.

Breakfast was a pleasant affair, with Elaine waiting to take individual orders and making all meals fresh - whether just toast and scrambled eggs, or the full Scottish.

The room was clean and fully set up, with modern TV and good internet speed (better, actually, than the internet we had at a larger hotel in Ayr). The whole house was nicely furnished and well-maintained; nothing dusty or with the feel of being old and tatty.  Just a lovely building inside and out.

The Guesthouse is well within walking distance of everything (St. Andrews is not that large), including the Uni, the R&A and Old Course, and Market Street, so it is highly convenient.

One suggestion: we were there during what in Scotland would be considered something of a heat wave (upper 70sF).  By the evening, our room had gotten rather warm and made sleeping difficult. Storing a fan in the room's closet for nighttime cooling down would be a useful addition.

Wonderful Setting, Wonderful Owners

I have just returned home from a very enjoyable stay at the Kinburn in St Andrews. Plenty parking very close by and the seafront, attractions and main streets all close by. The  place was clean and fresh at all times and the food was fabulous. I found the owner Elaine to be very friendly, professional and helpful. I would have no hesitation in booking the Kinburn again the next time I am in St Andrews

VERY ENJOYABLE STAY AT THE KINBURN

We just returned from 5 days in St. Andrews where we stayed at Kinburn House.  It was delightful in all regards.  The room was spacious and comfortable.  The location was perfect with easy access to golf and town.  Elaine and Derrick have tried to anticipate all of their guests’ needs and made us feel completely at home.  We will definitely stay there again if we return to St. Andrews.

Great Scottish Hospitality

My daughter and I had a lovely stay with Elaine and Derek. The room was well appointed and very clean and comfortable. Hot breakfast was wonderful (with home made jam and marmalade and a view of the dogs happily sleeping across the courtyard). The location is very convenient. We will return!

Lovely Stay - Warm and Welcoming

I enjoyed staying at Greg and Elaine’s place. Greg picked me up with his car when I was dropped off at the wrong b&b. It seems they help each other out a lot.

Great chatting with both of them to get recommendations for the day, golf stories and the weather report at the breakfast table. 

Breakfast is served with bacon & eggs, sausage, fried tomato and a potato wedge. Then there is toast, coffee or tea, assortment of cereals with milk, juices and yogurts. I haven’t asked for anything else, but am sure that they can provide alternatives. 

They served the breakfast earlier when I had an early tee time.

What I liked:

- Checking in/out is quick. 
- Very comfortable beds for a good night sleep and to ease the pain of neck and shoulders after a round of golf.
- Spacious rooms.
- Golf gear can stay in the garage.
- English breakfast providing enough energy for a challenging 18 holes round of golf.
- About 15 min. walk to Eden, New Course/Jubilee, Strathtyrium, Old Course. 5 min. walk to Market Street. 
- The hosts ordered taxi in case a lot of gear is to be carried around and I did not want to leave it in the clubhouse locker.
- Reasonable price.

If there is anything to comment/improve: A safe for valuable belongings and a more powerful shower would be nice.
