The location perfect, across the road from the beach and our room had a sea view. The staff are wonderful.
One word of warning, it is a rambling three-story building without a lift so be careful if you have mobility issues.

I tell you this is one of the most hidden secrets in Bognor Regis, the food was plentiful and really home cooked. Well done to all the staff, that made the Saturday night dinner fabulous. The Apple pie and custard was the best I’ve tasted for sometime. A thumbs up from me..

Fantastic food

Monday morning breakfast. We have eaten here before, evening meal, so we thought we'd give an "independent" local a try fir breakfast. Not disappointed. Great, friendly service. Food was good. Highly recommend as great value for money. We will be back.

Great place to stay

The staff and food were excellent. By the end of 3 months it felt like being with family.
The room was clean and comfortable. Dining area has a sea view with charts on the celling adding to the rustic charm along with all the nautical décor.

3 Month visit while work was done at home

Highly recommended I booked this hotel just because it was the only place I could get with availability for the dates I wanted good location practically on the beach  town centre about 10 mins along the promenade. Room was more spacious than expected for the price paid £87 a night, great sea view only a road between your window and the beach. Our toilet was blocked up on arrival we mentioned it when we went out and it was fixed by the time we got back. The shower wasn't brilliant though but useable nice bottled toiletries supplied no bath not a biggie for me personally although my companion only uses a bath whether other rooms have baths I don't know. Do be aware that the rooms are up several flights of quite steep staircases. We didn't have a car with us but from what I could tell there's no onsite parking. Tesco is less than 5 mins away for those forgotten essentials and buses to Chichester stop just outside it. 

Lovely little budget hotel, highly recommended

Been in the past and been very happy.
So tried in the Winter and as in the past very good with good size portions.
They have now started doing 2 meals for the price of one so it was fairly busy, 2 for 1 is limited menu and certain times.
Friendly staff.
Sit by the window and you get a sea view.
Overall an enjoyable time and meal.


Lunch with a sea view.

On first impressions this place is a little run down and old fashioned, but the staff are so welcoming and friendly and bar full of locals, and Otto the dog who comes to visit each night before his owner arrives. This is a little gem. The rooms are not fantastic but certainly comfortable enough. The breakfasts are amazing and the restaurant is really good - much better than you would expect. If you are looking for a cheap hotel where you feel extremely welcome, this is your place

Surprising gem

Popped in for lunch, plenty of room and were said we could sit wherever we wanted.
We weren't rushed to order and the lady serving was really friendly and just said to take as long as wanted.
We ordered and a acceptable wait as cooked to order.
Food was very good and value for money.
Staff were friendly and made us welcome.
We had our dog with us and she was given her own bowl of water and a sausage on a plate without us asking, we were asked if it was ok to give the sausage.
We will return without doubt
Bonus is it's across the road from the beach.

Lunch with friends

Stayed one night staff friendly and helpful,  rooms are a bit dated but  clean they  had everything you need , good location,  breakfast was standard English tasty and hot, good pub right next door , on street parking 
Bognor had plenty of pubs and restaurants to keep us occupied,  and a nice promenade
