Having luckily inspected before rocking up with tens of guests we decided not to use it at all!! It was vile. I have numerous photos showing the dirt, neglect, dead insects, unsafe electrical appliances and non compliance with fire regs.
Despite not even using it we still have not had our "security" deposit back.Phone calls and emails ignored. Even his solicitor plays it with a dead bat. The man is a shameless fraudster

I don't exaggerate when I say I would give this place a zero if possible. Scammers who will take a securtity deposit for a run down place and do a runner. 

Hired this place for my dad's 75th birthday. I had a guest list of 34 people.

I wish I had checked the reviews and not bothered! Place is not maintained at all and is need of repair. I haven't got back my security deposit and cannot get hold of anyone to answer what is going on. I will now be pursing the legal route to attempt to claim this back.

When I first went searching for an appropriate place, most were fully booked. This one was available and the owner, Russell, was extremely responsive.

I paid the £1,000 deposit to a company called R&J Lettings. Problems started closer to the time.

First and foremost the advertised price went up from £2,150 to £3,150. According to the website, the rate for October was £2,150 but Russell then claimed that the rate changed around the half-term. I didn't argue at that point as it was an important occassion. I paid the balance PLUS an additional £1,000 security deposit. This was paid to Fair Value Rooms.

The house itself has so much potential, but it has been ignored for years. It is filthy and there were dead flies all over the place. Bedding hedn't been changed from the previous visitors and there were plenty of live flies to ensure there wouldn't be any shortage of dead ones that we had hoovered up! Towels were also not clean. Advertised as having wi-fi...that's nonsense.

Broken showers, lighting fixtures, chairs and door handles meant that I emailed the owner upon my return to explain the issues. The tone of my email was extremely respectful and there was absolutely no rudeness. That was back on the 14th October and a month later, despite countless emails and voicemails I have had no contact back and obvously Russell is a scammer that has no intention of returning my security deposit.

I urge you to read the other reviews and do not book with Classic Country Homes if you want to keep hold of your hard earned money.

Don't waste your money

We stayed here as a large party and booked before we read the reviews on here. We set our expectations low and avoided paying the damage deposit for fear we would never see if again.
The house itself could be beautiful, but has obviously been neglected. It was dirty inside, but not so bad that we couldn’t stay or that we were fearful for using anything in the house. However, there was a problem with flies- we don’t know how they were getting in, but they congregated to die in the bedrooms!! There was also very little hot water, so each morning some of us had to go without a shower, or accept a very cold shower.
The communal rooms are a good size. The kitchen less so. We used a toaster and it kept tripping a fuse. There were only two small kettles for a house that holds nearly 40 people. The games room is good, as is the location and the outdoor area (however there is little outdoor furniture). I won’t be booking here again.

Not one to go back to

Hired this place for a family party and despite leaving the filthy place cleaner than we found it, the owner now says he "cant afford to pay back our security deposit as he had to spend it on repairing fire alarms at one of his other properties as the environmental health shut him down because of it..." 
The owner is a very wealthy scammer, who makes money from ripping people off... read the other reviews!!!

Don't lose your money

The booking and reservation process was appalling with very little communication, except demands for money, few formal receipts or acknowledgements. The whole process seems to be run from a mobile telephone and the beneficial owner only gets involved where money in required.
The deposit and security deposit were paid to Brockington Hall and the the final payment to R & J Lettings and then lots of e mails requesting information, they even managed to lose the completed house keeping notes. The registered office is based at a firm of accountants but with a little searching through Companies House you can get other contact addresses for the directors.
I rather get the impression that there is no formal organisation except Classic Country Houses, which lets out a number of houses all of which seem to be connected with the director and shareholder and he is in fact the director of Classic Country Houses and and RJ Lettings and connected with all the other properties marketed by that organisation
As far the house itself is concerned it is adequate, we had some minor niggles – one dishwasher was not connected to the plumbing, only one oven was working and when we arrived there were not enough towels to go around. We were only there two nights and as my expectations were low I was not too disappointed, we were fortunate that the weather was glorious and we spent all the time outside.
I am still awaiting the return of my security deposit ( now 12 weeks) despite it due to be repaid within 14 days and am I now taking legal advice and have started a small claims court procedure to recover it, three payments on account have been made but an agreed repayment was not adhered to.
My recommendation is that you stay away from any properties connected with the plethora of companies / properties of which the director is involved and consider other more organised outfits.
Other properties connected with the Director and shareholder appear to be ( most of which have poor or no reviews)
