We stay here everytime we're in Blackpool now.  It's the best all round can't fault it! Superb breakfast and the owners are very friendly. We stayed here for two weeks this time. It's located a few mins away from South Pier and Pleasure Beach.

Simply the best family B&B in Blackpool

stayed for the 2nd year running and still its faultless. Had a smaller room this time but was still great. breakfast great and the owners are not in your face just leave u to get on with it. see you next year

4 of us stayed in this wonderful place earlier in the month for 4 days which was cheapest around. for the price of the room we had an brilliant kingsize bedroom and the other couple had a 4poster bedroom both spotless breakfast every morning was a good platefull and very nice. ten min walk to everything around them. keep the good work up guys hopefully we see you very soon

This lovely B&B ticked the 2 required boxes - not to close to the front that you can hear the noise yet close enough to walk, and free parking. Everything was great about it including the room, cooked breakfast and Kath and Ken who are excellent ambassadors for their industry. I would definitely recommend it for a return stay and to anyone wishing to stay there 😊

Whilst the guesthouse is comfortable enough, I was dissatisfied to find when returning to our room that it had not been cleaned at all and the beds were unmade. However I thought this was an oversight as it sometimes happens and then they usually apologise and do it. 
However when I mentioned it to the landlady she said they don't do the rooms, they only replace the tea and coffee. I was shocked by this as I have stayed in hundreds of hotels all over the world and quite a few in Blackpool. I have been unfortunate enough to stay in some awful dirty run down hotels as well as some superb ones. However this is the only place I have stayed in my life where they have a policy of not doing the rooms. They say in reply to another review that it is because it is a guest house and not a hotel but quite frankly that's nonsense. Given that it's not cheap by Blackpool standards and is supposed to be three star I am stunned. I don't know if whoever gave the rating is aware of this. I certainly will never come back.
