Like many places in Sri Lanka, you should be expecting an Airbnb-style experience here rather than a hotel. The property location is a little tricky - on top of a steep hill up narrow roads - but once there, it's a great property, with (as the name suggests) amazing views. The host is a lovely Sri Lankan lady who was super accommodating and one of the nicest people we met on our trip - she made us an amazing breakfast too. Rooms are nice.
Would recommend if you need a bed for a night or two, but if you need a super-convenient location for exploring Kandy, with lots of amenities on your doorstep, it's not ideal. However, I'd still give this a good rating as the host is excellent and the property is nice -- really just depends what you're after.

Great host, great views

The house is located outside Kandy on a hill with a magnificent view. For our taste, it was a bit isolated in a tranquil residential area. Lovely breakfast. Very clean house/rooms. The owners live in the house which seems to come with some rules to abide by. Be aware that not all rooms have A/C (see recommendations here below). Rooms are large but rather basic. We changed as our original room had no A/C but only a fan. We moved to the room at the top of the house which had A/C and for which we were charged an extra 1000 rupees. Fairly expensive compared to all other guesthouses/hotels we visited in Sri Lanka. If we were to go back to Kandy, we would choose to stay closer to the city or in the centre.

Beautiful location but too far from the City

On arrival lovely location and garden.  Then it seemed not a good idea.  Room was very basic, no a/c just a fan with UK plug which because of their plug set up wouldn't allow our universal charger.  Drains were stinking in bath room, dirty and crawling with ants.  As we were only staying one night we would live with it.  No key was given for the room either, felt like you were at a boarding school when light went out in main hallway at 10pm..so dark and few lights worked also locked in as no front door key given either. 
We paid $54 for one night I thought breakfast was included my mistake, so agreed to do us breakfast, which I may add was good but rather stuffy with so much cutlery and wicker baskets that you couldn't move.  So bill time.. To be fair we couldnt wait to go but continued to be pleasant.  Ching ching she charged us $21 for breakfast total $75 🤔🤔🤔.  We had a better breakfast elsewhere with beautiful accommodation the day before for $45.  Anyway cash only.. Done let's get outta hear...2 mins down the road she cancelled our booking with booking. Com as no show??? I wish!! This I think is for her to save money and to try keep a very exaggerated score.  I had a message from booking. Com asking why I didn't turn up.. So I notified them and they have reinstated my chance to review.. Can't wait.... AVOID IF YOU CAN IT'S WAY OUT AND NOISY TOO

Avoid... Beyond basic

The room was nice, but the overall experience was really poor. It is not a real hotel, but rather a guest house and we felt under control of the owner (or manager) - been given different room from booking (upgraded, but taken to a guilt trip for that),  got questioned over what time we are coming back in the evening with expressed expectations of a return before 10pm, told of for dropped sugar on the table, our tuk tuk driver got told of for driving us to the front door too. Been asked what time we wanted our breakfast and after stating our preference been given another time slot (30min later) and explained that it will work better for us. Hot water was only turned on in the morning so we did not have it after a long and hot day traveling.
And finally we were asked if it is ok that they would mark our stay as "cancelled" and have changed the status to cancelled regardless our objection and prevented us from leaving our feedback on a booking site.

Could not wait to get out

We have only stayed for 1 night(luckily).
The place itself is clean and has nice views, but..
The lady of the house makes you feel like a child at school, not relaxing at all. Breakfast is really poor.. she asked to cancel the booking to avoid taxes, but we have disagreed, she still canceled it after stay. Also she asks to sit down with her to leave reviews, which explains the high rating.. avoid if you can.
