Dirty, damp, rude staff, broken wifi, old and smelly air conditioning, no mosquito net and tons of insects in the room. The owner of this place has no idea about the service, ethics and self-respect. Never ever.

The worst place we’ve stayed in Sri lanka

Just left after spending 8 nights here with my wife. For £15 per night what do you expect. The room was large but furniture sparse and dated. Pool was a good size and clean. Manager and his wife polite and talkative. The shared kitchen however could be done with a good clean and updating. The fridge is outside and too small. It is also very rusty on the outside. All in all you get what you pay for. Would I go back.....yes as you cannot get any better for the price. Oh there is a friendly old dog and about 6  cats in the grounds but they did not bother us at all.

Cheap and chearfull

I booked here through 'Agoda.com'. I paid everthing automatically through Agoda.com.

But the host kept insisting extra charge. I made a call to Agoda and he talked with Agoda, too. But he rejected my accomodation.

I told him that I have a right to stay at the hotel but he rejected. He tried to throw my bags. He put my bags outside. And pushed me to go out. 

I took a picture for the evidence. At that time he twisted my camera lense so it broke. 

We went to the police office and I ruined my trip for two days.

Because of the host and Agoda I am very unconfortable now.

I should have read the review below.

The hotel owners screwed up the reservation, and we had calls with the online travel agency to finally convince them we actually had a reservation. At that point, we waited for 2 hours for them to get the room ready. When it was finally ready, there was a heavy smell of mold in the room (as well as poor AC & the rest of the room being run down). We poked our heads in, and left immediately.
Here's the kicker: As we were leaving, the owner apologized and said he would agree to a refund. We spent weeks working through the travel agency, but the owner refused to refund anything.  The owners (Russian couple?) should not be trusted with a dime of your money. 
(NOTE:  The owners have been trying to suppress this review, saying that I am not a tourist, and just a competitor trying to disparage their hotel.  Just want to confirm that we don't live in Sri Lanka, or work in the hospitality business.  Plus, I just noticed an earlier review from another family with a similar experience at this hotel.)

Filthy accomodations, untrustworthy hosts

This hotel is located in the center of the tourist town, within walking distance of the beach and restaurants. A magnificent swimming pool and a fairly spacious room with perfect cleanliness make this hotel very attractive. In the evening you can retire in the garden and enjoy singing parrots. The hosts are hospitable. We were allowed to leave baggage for free till evening.

Quiet location in the center of the town

We had already booked and had confirmation of our booking and showed up after walking from the bus station to the hotel and were told by the blonde, Russian receptionist (who spoke poor english) that there were no rooms available. 

We were shocked, hot and tired. Then she called the manager and he told us "no rooms" and hung up on us. We demanded a room, again saying that we had already booked and they refused saying they don't even use Agoda and it was our problem. 

Then the hotel manager contacted me the next day telling me I asked for my reservation to be modified for the next few days and our room was ready. We clearly needed a room for the nights we booked and were left searching for another place and he had the audacity to say I owed for cancellation. To make the matter worse/more funny actually, he said I would be billed at customs...

The owner/reception have no idea about customer service or how to run a hotel. I guess it gets one star because the grounds were nice and the price would have been fair. The location of the place was far from the turtles and beach. I advise you save yourself the headache and don't book here...

WORST customer service in the entire world

Overall, it is a great accommodation. Room was clean and with hot water. We had a fan room and it was just fine during day and night. Looks like resort is newly built. WiFi should be improved. Location is not perfect but that's not a problem if you like walking 20-25 minutes to the Hikkaduwa nightlife and beach.
