Some of the rooms are like goldfish bowls - with windows on three sides. They are outdated and need refurbishing. Wifi does not work in the building only at the outside restaurant. No sign of life for breakfast at 7.15.

Outdated, needs refurbishing

Very nice property with very nice views over the sea, the hotel it self is little bit old but still in decent "shape". The rooms as well bathroom were very specious, nicely equiped.The only negatove was very bad wifi connection and not hot water. The staff very friendly and the food in the resturant very delicious !!!

Nice, quiet place to stay

This is very nice  Hotel with classic look, big rooms and big bathrooms. We fully enjoyed our three days stay in the Hotel.This is a good property with its  own  beach away from local crowd  . The breakfast served in its own restaurant was superb and enough in quantity to fill our stomachs.Even  we  took  dinner (Seafood) only   once in the restaurant but that was very fresh and full of flavors. One Indian restaurant "Bollywood Masala" (The Cook is Punjabi  Chef from Amritsar) is located  in front of the  hotel which is  additional advantage for Indian Tourists  like us.
The  staffs of this hotel  appeared  very helpful and attentive during our stay in the Hotel. I am   thankful to Mr. Manoj, the  Manager of the  Hotel who helped us a lot  in  last days of our stay in Srilanka.

A very good place to stay

This is a wonderful place where we checked in after being hugely disappointed by the “resort” across the road. We found this to be beautiful hotel that saved our trip. Location cant better. Its right on a quiet part of the beach.Rooms are spacious. We had sea facing room. Our room opened to a huge balcony (shared by two rooms) with sweeping views and sounds of the seas. Bathroom was large, clean and well designed. Bed was large and very comfortable. We found staff to be very welcoming. There restaurant is right on beach. Sumit, the cook, was awesome- We had all meals here and they were best we had in sri lanka. 

We found two minor inconveniences. First, no wifi in room- signal was very weak inside room.  Second, they depend on solar water heater so hot water was a problem since it was raining when we were there. I would confidently say these inconveniences are well worth ignoring given how good other things are.

Disclaimer- we were only guests at that time and may have got full attention

Saved our trip!

The staff was excellent! All our needs wee met with a smile! Rooms were very clean and spacious. The beach is lovely with comfortable loungers and shade. We had an issue w/ the accountant as he charged us more for our 2nd and 3rd days than we paid online but breakfast was included. The Sri Lankan breakfast is excellent! As was all the Sri Lankan fare we ordered! There is a big party there on Saturday nights so bring earplugs if you don't want to stay up late and party.

The hotel fixtures look like they were once grand and clearly a lot of money was spent at some point on this place, but it sadly it feels tired and run down. There is no swimming pool at this hotel despite there being pictures of one. It is very clear where it used to be as there is a big vacant yard with sand covered in the back garden. Redeeming features.... The coffee was actually really good, and the staff were absolutely lovely. Also it is right on the beach so even though we didn't think much of the hotel, it was on a nice empty beach. Downside sadly of the beach is that it had a lot of litter, an issue that we repeatedly came across during our trip to Sri Lanka. The government seriously need to address this as they seemed to have developed many places around tourism and this will dry up if they can't keep it clean.
