Well where shall I start with, this place has something in it, location is easily accessible , place is beautifully done, it is made with lots of love & passion & is extremely charming.

Arvind ji who owns this place is a wonderful, amazing and a very caring person, he made us feel extremely comfortable & very welcoming.

Our kid had an amazing time here and her food preparations were well taken care by him personally, we had nothing to worry at all.

Staff is very well trained and very soft spoken& always smiling.
Chef did amazingly well with his food preparations, be it breakfast sandwiches to delicious chicken meal In the lunch to barbecue in the dinner, He made it all so delicious and mouth watering, no wonder we ate like crazy here!

Wooden chalets are stunning , master piece with all luxuries in them , warm beddings, super clean restrooms, beautiful Panchchuli views with big deck , room heaters everything is there, what shall u ask for, such a relaxing sleep we had here.
This is not just a boutique holiday stay, it is a magical place, such beautiful artifacts collections throughout the property , water bodies everywhere& how can you forget a big seating in the garden area , it’s a master piece!Arvind ji is a great company to be with, We simply enjoyed our long conversations with him.He took us for a ride to show clear views of Panchchuli range& trust me no one can show Ramgarh to you the way he showed us ,such a gem he is!

This place has touched our hearts and we will be back soon to have another amazing time here,It’s hardly any distance from gurgaon or Delhi.

If you enjoy a quiet place with gorgeous views...well maintained rooms with modern facilities and little nooks and corners to enjoy the sunshine with your book or coffee...this is the place for you. The rooms are modern and classy and yet warm and cosy with their wooden decor. The decks are perfect sit outs for a quiet dinner or just to watch the sunrise.
Food is like it is meant to be in a homestay...like Ghar Ka khaana. Everything is served with warmth.
Ideal for loners...nature lovers..young and old couples and workaholics who want to work (or not) away from the city. 
May not be the ideal place with young energetic kids...though the management goes out of its way to make everything comfortable for everyone.

I am a regular traveller to Nainital/Ramgarh/Mukteshwar)Ranikhet/Almora and most parts of Kumaon travelling with family for last 10-15 years. Since I travel with family -  security, hygeine, good food and staying at charming cottage properties is our preference.

Since I've stayed at most good properties in kumaon region, I will try and give my honest review of my stay at Avaas in Nov 2020.

Property - Very well built and maintained. This is one of the best properties in Ramgarh (I consider only 7-8 properties as best amongst probably 100 in Ramgarh and I added this in this list post my stay).

Rooms - Excellent. There are 4 wooden chalet rooms and all are in excellent condition and joyful to stay. Interiors are excellent. Wooden balconies/decks are superb and very spacious with good chairs and layout chairs. Exactly as you see in the pictures and even better.

Exteriors - Probably the only property / Chalets with wooden exteriors which gives a refreshing look. Garden area is well maintained.

Views - excellent views from all corners of the property. Snow clad Himalaya can be seen clearly on clear days.

Facilities - All facilities like gyser, electric bed warmers, oil heaters , tea maker are there and all new and of top brands. 

Other - Barbeque was good.  We had breakfast at dining table in sun facing and Himalaya facing added delight to your meals. 

Meals - Breakfast was good and very tasty breakfast. Evening snacks ordered were well prepared too. Fresh soups were very tasty as well.

Lunch / Dinner  - These were less spicy and frankly as we are Punjabi, we did not like it. After 2 days, we instructed the cook to change his style and prepare kind of punjabi style food and it was much better and tasty then. So, know your taste and instruct the cook before hand.

Room service - I found it a little slow but it's like a homestay and so its ok. 

Hygiene - Top notch. Everything. I can tell you this is my top precondition and Avaas has passed my test.

Personal touch - It's not a typical hotel. Treat it as a beautiful and well maintained home. Appreciate each small things there - it's not easy to maintain beautiful properties and so guests are also requested to appreciate it. Arvind Ji (Owner) will take care of your needs - just tell him and in advance. 

I stayed with my family of four for 4 nights and we were extremely happy to stay at Avaas.

Few tips - 
1) Give meal orders in advance. It may take sometime as things are prepared fresh on orders. Tell your taste on advance - like you would prefer spicy food or otherwise.
2) Try for sure the fresh soups - very t
Fresh and tasty.
3) All rooms are good. G.F rooms have equally good views. We stayed 2 nights at G.F and 2 nights at F.F rooms and both were charming rooms. G.F room has a somewhat attached lawn apart from a big wooden deck. F.F rooms have a open deck which is very enjoyfull too. All rooms are equally charming.
4) They do not have an intercom for service. Please have the room caretaker/cook number handy and call them when needed for quicker service.

Summary - one of the best property for sure. Comparable to and maybe even better than few top Neemrana properties nearby. There was no hotel feeling but it seemed it was our own beautiful charming cottage 🏡 😊

Avaas was a happy accidental discovery while searching for a last minute place to stay away from crowds of nainital. The property is not associated with pura stays is owned and run by Mr. Arvind and what splendid job he is done! 
Currently there are 4 rooms available..2 on the ground which are west facing and 2 on first floor which are east facing. 
Beautiful tastefully done decor, large and well lit rooms and bathrooms. Each room has its own small seating area sort of a reading nook and balcony which gives you unadulterated view of the mountains.
The food was marvellous! Delicious homely food made to perfection. Of special mention is the betel nut gulkand icecream which was home made and boy! What a delight! 
Hospitality, location, food were all par excellence but most of all go to enjoy the quiet solitude and natural beauty of the place!

Avaas Bed & Breakfast, Ramgarh is located just 14kms from Bhowali or approx 30kms from Kathhodam. It is a perfect gateway for a family holiday.

This property has four wooden chalet rooms and one 2-bedroom colonial Bunglow. The chalet rooms on both floors, open to a wooden deck that overlooks the entire Ramgarh Valley. You can wake up to beautiful sunrise views from the deck and it is a great place to sit back, soak up the sun and unwind.

Arvind, the host, is an art connoisseur and it shows in the way he has tastefully and meticulously done the property. He is extremely warm and ready to stretch to any length to keep you comfortable. Thankyou for your gracious hospitality Team Avaas.

Finding Avaas was sheer luck. We got to stay at this beautiful property, 17 kms away from the touristy crowd near Nainital lake. We had two beautiful wooden chalets to stay in, with our parents, who enjoyed the views and the entire experience, as much as we did. We were welcomed by Arvind, the owner, and his loving, energetic mother. Both of them ensured that we got the best service during our 3N stay here. The location is simply awesome with majestic views of the Himalayan snow peaks. 

Our rooms were spacious with all the required amenities, to keep us warm in the chilly weather. Food was the highlight of our stay. On our request, we got treated to the special Kumaoni cuisine on one day. Arvind loves to chat with his guests and we exchanged so many travel stories with him. He also recommended a visit to Jageshwar temple, also featured in NatGeo’s offbeat list this year, and it was our best decision of the trip. 

The entire Avaas property is a delight to look at with artefacts proudly and aesthetically displaying at the right places. Perfect to unwind with a book and a cup of coffee. 

Arvind’s mother makes homemade apple and apricot jams and we bought these for relishing the yummy things back home. Our souvenirs also include hand plucked lemons from Arvind’s farm, of which we made finger licking pickles. 

Highly recommended, whether you are travelling solo, as a couple, with kids or family and friends!

Avaas in Ramgarh is, perhaps, the best choice for a vacation stay near Nainital or anywhere in Uttarakhand, I stayed in one of Avaas' Heritage rooms on my first day and then moved to a lovely wooden chalet on the property for the rest of my trip. I have yet to see another Bed and Breakfast elsewhere that matches the hospitality that I received at Avaas last week.

I had an unobstructed view of all the famous mountain peaks in Uttarakhand, may within driving distance as well as the snow-covered Himalayan peaks as a backdrop. The first photo I took was of the sunrise, the North Star and a half-moon, as posing in a vertical line.

There are plenty of opportunities for hiking or leisurely walks in this area which is known for its nature and history. And also mythology, since there is a story associated with each mountain peak. Avaas blends in nicely the natural beauty of its environs, yet the rooms are lavish with high ceilings and the latest amenities, and, best of all, an amazing collection of antiques. Then there is Mr. Arvind Seth, the gracious owner of Avaas, who makes the experience even more special.

Highly recommended based on a memorable experience!

We went down to the property for my sister’s birthday! The property owner - Arvind and his entire team made sure it was a memorable one! 

They went out of there way to accommodate all our requests. The facilities are A+, the food A++ and the property absolutely divine. It is a quintessential British vintage cottage. Not to forget the barbecue, which was very professionally done.

The view from the bungalow is brilliant and there are couple of treks one can do around the property.  

I will absolutely recommend this property to anybody visiting around the area.
