My girlfriend and I spent 11 nights here and we thoroughly enjoyed it. The studio is part of a small complex with 2 other studios and it has everything you need including aircon, a fridge and an equipped kitchen. 
You can see the ocean from the terrace/garden and the mornings made for especially nice views. 
The main road is a 10 minute walk away and from there you have buses every 20 minutes. A trail along the coast leads past several beaches, the closest being 20 minutes walking, for Anse à Jacques or Petit-Havre you need a bit longer (10-15 minutes). It's definitely doable but we would recommend renting a car for the optimum experience.
Lastly we found our hosts very frienly and quick to respond to our questions!

Sea breeze and relaxed atmosphere

The residence basically consist of 3 studio apartments each with private bathroom and a nice patio. Our apartment was clean and in very good conditions.
Not far from the Club Med and the very nice Plage de la caravelle, it is a good base to explore the island of Grande-Terre.
There is a small garden with a common BBQ that we used almost every day.

Cozy residence with sea view

Stayed there 16 days around new year's. All was as described. Room was clean. Landlords are very friendly and accommodating. It's a bit far away from beaches & Sainte-Anne city, so rent a car. It is on a quite abrupt hill.

Good price/value ratio

The residence Cocody is excelent for your staying in Guadeloupe. First of all you need a car, it is imposible to be here without a car.
The room is big, it has a double bed for a couple, a small couch, small coffe table, TV, a desk, big closet, iron, refrigerator, air condition. The bathroom is big also and it has a small washing mashine, but this is more manually. We did not find where to plug it in the bathroom, so we would like to advice to give the posibilitty to use it. We took the extension cord from the room, but it was small and we needed to put all at the limit. 
The wi-fi is a little bit slow. It would be great to improve the services for wi-fi, I think aditional 1 euro to the daily price will affect only positiv the customers.
The residence has also a small kitchen with everything, you do not need to bring anything for cooking or cleaning. In the garden you have additional place where to make barbeques. 
Additional 3 places of parking are available here (3 rooms - 3 parking places.. do not be worried about that).
If the water is taken for 24h (that can happen), the owner provided to us posibility to use water but not for cooking or drinking.. They have solutions for everything :)
It is quiet area and nice place.We had enjoyed staying here.

Execelent place for your vacation

The three of us had a great time at Residence Cocody! We highly recommend it to others who wish to be close to Sainte-Anne but yet far enough to enjoy the quietness and the vegetation of the area. It is located 20-25 mins walk or 10 mins drive to Sainte-Anne, and 5 mins walk to the bus route connecting Point-a-Pitre, Gosier, Sainte-Anne and Saint-Francois. We found the gite to be very well provisioned with all utilities; the bed & sofa were very comfortable and the terrace had a beautiful view of the sea - if only we could have breakfast with that view every day! There is also a purposely built bbq for common use of all three gites (not advertised, but perfect for grilling fresh local fish just bought from the market at the entrance in Sainte-Anne!).
