would rather give it 3.5 stars out of 5 but you know tripadvisor you have to pick a whole star! but here's my pros and cons of staying here. 

also if you are staying here the 3 places i enjoyed eating at nearby was taiwan bowl, ocean empire (congee), mecca restaurant (kebab)

Pros:-
-bathroom is glass separated from the toilet and sink area 
-hot water pressure was good, you just need to adjust the hose on the side so you don't have to hold the handle
-large bathroom sink 
-they provided body towel, face towel, hand towel
-they had liquid hand soap and also hand pump shower gel and shampoo
-they had a hairdryer 
-size of the room was probably above average of a 'budget' guesthouse in Kowloon, usually they are like a box you can't move but this place at least you can comfortable put your luggage open and have space to walk
-they provided a tissue box
-they had aircon 
-wifi was decent 
-it was cleaned everyday 
-across the road from a wellcome supermarket 

Cons:-
-the friendly owners don't really speak much English but lucky i was with someone who can speak cantonese
-even though it was fairly clean, it wasn't like spotlessly clean if you know what i mean, some of the walls had stains and the sheets were clean but had some marks etc but for the price you are paying it's really fine (and i need something clean)
-a little far from the mtr station like maybe a 10-15 minute walk
-the bed was okay but a bit hard, pillow wasn't the best either, it was okay. i had to put one pillow under my thighs to lift my back up because the bed was hard it ached my back if i didn't do that. 
-you have to go through a car park and then a lift to a restaurant and then you have to walk through the restaurant and turn right to get to the guesthouse
-it was 3 mtr stops to Mongkok and 6 stops to TST and so not the most central place in Kowloon but not too far, a guess you get more of a local feel. but it's made up for by the price and the space

Decent guesthouse for the price point in Kowloon

Best location for my business trip, very close to big airsoft store in HK, ehobbyasia.com and shootercbgear.com, just need to walk around 5 minutes. The hotel also near bus stop, and then you can go anywhere you want in HK.

Great Price & Good Location

You get what you pay for..... At @ £25pppn..... It is great to explore Hong Kong..... Rooms have aircon...... A must in this city. Great restaurants on the doorstep along with shops.

Just a short walk to Temple Street night market..... And some fabulous street food stops..... We felt safe and not pestered at all.....

Taxis are very cheap and all speak English.......

MRT connection to red line is 4-6 stops away
not recommended for 1st timers as place is too far from HK action
if you have been in HK at least more than 3x, it is fine to stay here

too big vs nathan road hotel

This is slightly off the beaten track, and yes, you do have to walk through a car park to get to it - but apart from that it's ok.  If you only need somewhere relatively clean to sleep, and nothing else, then this is the place for you.

You do have to endure the noise of other guests talking in their rooms, shouting down the corridor at each other, taking a shower, slamming doors, but for that price you can't expect noise insulated rooms.  Just take some ear plugs with you.

The landlady was helpful - I complained one night about the noise, and she sorted it out for me straight away.

We had a double room for 7 nights and it was nice (our room backed onto a roast duck shop, so from 6am every morning, the aircon pumped the smelled of roast duck into our room for about 5 hours non stop), but for our last 2 nights we had to change rooms.  Unfortunately the room we moved to had smoking guests in it before us and therefore the room stank of smoke, even with the windows open.  The bathroom was clean, but everything in it was old (the tap was threatening to dislocate from the sink).  Our windows even had brown tape stuck all the way round the edge (I didn't ask why, don't want to know).

I would probably stay again, but will definitely ask for a non smoking room.

Cheap and (relatively) clean

It’s very cheap, depending which room you’re in you might get the smell of roast duck wafting into your room in the mornings as your alarm call.

The landlady is fine, efficient. But jeez the walls are thin. And given the kind of clientele this place would naturally attract because it’s so cheap it means they are also naturally loud and inconsiderate. Our neighbours were loud, continued to shout to their friends in the corridors, and kept slamming doors.

We got moved to another room on our last night but the room was horrible, smokers had stayed in there before us so the room stank. Not sure the sheets were entirely clean either.

Cheap stay

This guesthouse has a lot of bells and whistles but underneath the facade it is not much better than a hostel and certainly not worth paying extra. The staff were friendly but rarely present causing concern for security as the guesthouse is easily accessible, if you can find it! The location is poor, we decided to get a taxi there to avoid getting lost however this did not help much because the location was unknown to the taxi driver who spoke English well and could understand us perfectly. Secondly it is in a rather bad and noisy area which is not close to anything and caused extra alarm for security and many sleepless nights. On that note the room looks nice but the beds are very uncomfortable, feeling as though we were sleeping on a sheet of foam and while the rooms were very clean when we arrived housekeeping was non existent. I am not a snob. Having stayed in other cheap hotels along the way this was just a bad one. Anyone looking for just a place to sleep while exploring Hong Kong, as we were I would recommend booking a hostel in a better location. Otherwise a good 4-5 star hotel in Hong Kong is not that much more expensive and certainly worth the extra. Will definitely not be back!
