Such a lovely place! Very close to town, within a short walking distance. Rooms are very modern and extremely clean. Lovely owners too! Breakfast was included in the price and was great. Would definitely stay again.

Recently stayed for 1  night and found Beech House to be a great choice.  It's central, it's quiet, it's clean and tidy, it's great value.  Breakfast was excellent, cereals, fruit, a cooked option, including veggie cooked option.  The owners are friendly, but not in your face, and can give you good intel about places to see in York and how to navigate around the city.  The ask for consideration from their guests to be quiet after 9pm and it seemend to work as they were full but there was no noise issue.  We booked last minute so relied on Trip Advisor reviews to get a good feel for the place and the reviews were accurate.  As we'd booked last minute we paid in full when we arrived , but one little quirk of booking ordinarily is that BH take one nights room rate as a deposit, so you will have the balance to pay.  A couple of guests were confused by that, but if you know in advance it won't come as a shock.   Finally parking is complicated on Longfield Terrace, but we did manage to park for a day and a half for free and without issue.  And ultimately York is not car friendly so this is not an issue exclusive to Beech House.

The property was found to be in a very clean and tidy condition, with service from 'welcome to departure' that was very good, and with a great choice of different options at breakfast. The property was located no more than a 15 minute walk from the city centre through the museum gardens, or on the pathway alongside the River Ouse which is great to access the centre; at the same time the rooms were found to be quiet.
The only point I would make is that when reserving accommodation, I was under the impression that there were reserved spaces for clients staying at the property, but in fact this is not the case; since I arrived relatively early in the day (around 12.30 hrs) I was able to find a parking space on the roadside around 50m away from the B&B - if anyone was planning to arrive in the evening, I would guess that it would be very difficult to park near to the property on this road. At the same time, there was a public car park no more than 150m away which is not in view, and although it is probably 'safe' to park there, for me personally, I would not have been happy to be in a position where I HAD to use this.

On arrival we were greeted by the manager.  Parking is limited so he very kindly moved his car so we could have a space.  
The room itself (en-suite) was extremely clean and tastefully decorated with a flat screen TV and very good quality tea/coffee and biscuits.
Breakfast - wow, this is simply amazing and definitely not small!  It was the best selection I have ever seen and tasted.  
Continental - croissants, pain au chocolat, fresh fruit, dried fruit, nuts, granola, cereal, homemade compote, natural yoghurt and an array of jam/spreads.
Full English - Toast (wholemeal, white and seeded).  Sausage (superb quality), bacon (back and unsmoked with minimal fat), eggs (scrambled, fried, poached), mushrooms, beans, fresh tomato and black pudding on offer.  Food was served on warm plates and every mouthful was delightful, I cannot express how tremendous every aspect of breakfast was (I am very particular and I could not find fault).
We stayed for two nights and will certainly be returning.  The peaceful, warm ambience of this beautiful B&B is perfect.

Overnight stay in York

Five star experience - totally blew me away!

Very clean, small cooked breakfast. The wifi does not work and there isn't a room as advertised to relax and chat with other guests /watch tv.over priced. Within easy reach of the city but on site directions are useless when coming from the train station.
