Hotel modernised as expected from the Hotel’s own photos.  Exceptionally clean and comfortable with a good on selection on ‘tea tray’ and toiletries.  Reception staff were friendly and professional.  Only problem we experienced, other guests on higher floor were not considerate of people below.

Great place to visit and stay in Skegness

Stayed here for the night to celebrate a friends wedding reception. We had travelled for over 4 hours so thought we’d ask if we could check in a little early to freshen up, it was no problem and we were allowed the keys to our room. Our room was right opposite the reception desk and it was lovely! Tastefully decorated, loads of space and a decent shower and bed. We had a walk around town and went to Wolfies next door for dinner and drinks (we were given a 10% off card at check in- which was a nice touch!) 
Had a really pleasant and comfortable stay and would highly recommend it!

Everything you could need!

Second time staying here. Thought we would give it a second chance after first stay bit of a catastrophe. Can’t fault the location of the hotel, check in fine. Room facilities good, bed comfy and shower / bathroom functional. Yet again we had noise issues - because laminate flooring horrendously noisy if on first floor - you would think had a dance troupe upstairs - that started again at 7am so no sleep in. The fan in shower room wouldn’t go off - if we do go back would only stay if on top floor

Good location - decent value but noisy place

We couldn’t find fault with this spot, perfect location for us visiting the theatre as only a short walk!! Absolutely spotless throughout, fresh white crisp linen, free toiletries and tea/coffee, rooms are quite small but adequate with hanging space for clothes.
We had to park on the street and didn’t struggle due to the time of visit but there is plenty of car parking close by if in the height of the season.
Would definitely stay again for a short period

Perfect little spot for a short trip

Room was a bit small but suited us perfectly for 3 nights. Got to hotel 1hr before check in. Room was ready so had early check in (bonus). Arcadia carpark 2mins walk £9.00 for a week. Both receptionists were helpful with any questions. If you have a blue light card take it 10% of food and drink at woolfies next door, everything was spotless. Would definitely stay again. Spot on perfect. Location brlliant

Tried 3 times to book this hotel for a weekend. The only problem was if you ask if they have parking they just hang up. How rude they obviously don’t need the customer or business. I would not wast your time with this hotel. There are plenty more in the area.

They just put the phone down on you if you ask a question

Absolutely fantastic place great location the rooms hotel was spotlessly clean decor in the rooms beautiful.
We forgot to ask for a down stairs room for Mick has he has health and mobility issues the receptionist was great and altered this straight away . 
All the receptionist were friendly and professional.
Thanks for making our staff lovely .

Excellent

Absolutely great hotel in a prime location. Shops restaurants bars and fair on your doorstep. Wolfies bar next door lovely. Everything was 1st class. Rooms are beautiful. Beds comfortable and rooms have got everything you need and spotlessly clean. Would highly recommend. We carnt wait to return.

Great hotel in a prime location

We arrived early and asked if 3 rooms were ready, the receptionist checked  and we were in our rooms the check in was quick. The rooms 2 Superior rooms and a double deluxe were all clean and adequate for what we needed. All had tea and coffee and hot chocolate a nice selection of toiletries. All rooms had a large TV on the wall and all were en-suite. The deluxe double was the smallest of the three room for the price it was OK the superior rooms were quite a bit larger. The keys for the rooms also open the front door when it's closed. There was also a vending machine in the reception area. Only down side for me was the duvet was quite heavy

Cracking position 

Booked a room deluxe king size expensive you could not swing a cat in the room very disappointed not as the picture in review reception not very helpful my daughter booked a double deluxe when she was in bed felt she was sitting in the bathroom when you think how much they charge very misleading will NOT be recommending to anyone
