Just ignore the older reviews on this property which should be removed by Tripadviser.
Obviously the property is under new freehold ownership, a brand new block of modern units have just been completed the one I stayed in had a fully tiled bathroom, induction cook top and was very comfortable. The older units have been gutted and are in the process of being completed as new.
I will be back to stay again during my next trip to Dunedin.

Only stayed 1 night. Jenny was very helpful and accomodating as we would be arriving very late. Room was cleaned to a good standard, the bathroom just lacked amenities a little. Over all very happy with the stay, the cleanliness and the service.

I chose this motel purely on location, followed by price. We were in the block closest to the road, but there was no traffic noise at all. The block further back seemed to be umdergoing renovations, so we thought our block must have been done first. It was very clean, and well presented. All the appliances were brand new. The beds were comfortable and the shower was first rate. We liked that there was tinfoil in the oven, and we had real milk supplied. Budget soap and shampoo in the bathroom and the towels were nice, and changed daily. Very good offstreet parking. Jenny was very helpful during the booking process, and nothing was too much of a problem when we arrived. We would definitely come back to this place, and thoroughly recommend it.

On arrival we are given real milk ( I have no time for thimbles of UHT 😜). The unit (1) is a good size for the three of us. 2 heaters supplied. A large tv and easy remote. our bed was comfortable 
The shower has a scalding habit and hard to get just right 
The oven lovely and clean ... because there are no oven dishes or trays so pack some tinfoil and salt and pepper 
Overall we think value for money and fine for a short stay 

Stayed here for 4 nights recently. Very helpful and friendly staff. Appartment was clean and comfortable, and lacked for nothing in the kitchenette. However the street was noisy on the Saturday night, but applioes anywhere.

a very nice budget motel

Good budget accomodation 

Good little main street Motel

clean apartment very basic,  bedrooms bigger than the dining area, dining area not very comfortable  no easy chairs no room for them, bedrooms disappointed that there was no mirror  or table lamp in the bedrooms devoid of any pictures etc basic,  so if the owner reads this please put a mirror in the bedroom for us ladies,  had a bad nights sleep owing the lights outside the rooms opposites  as curtains very skimpy so let in all the light,    but could not fault the cleanliness and the bed was very comfortable , shower room was good and the water piping hot,

Basic Motel, ideal for one night stays and very quiet  near to the sea,

We chose a disabled access room for ground floor access for myself ( only some mobility issues at times) but this room would have been difficult for a wheelchair to access due to the tight ramp access, and bedside usage would have been tricky. The bathroom was wide and open but had high hooks and shelves, though a carer / support person could help here. The location is slightly out of the city and just off a main road so was convenient if you had a car access and possibly would be easily accessible for bus or taxi ? The reception office was located upstairs so you may need to phone the receptionist for help if necessary ? Overall value for money for us however with the usual inclusions - sink, jug, microwave etc.

Reasonable value for money, nice location

We stayed in the 3 bedroom motel unit. This was a lovely place to stay for a couple of nights. It had good working appliances and comfy beds. The bathroom was stunning. It was clean and enjoyable. Apart from the bathroom, the house was on the dated side. We liked how it could sleep a number of people. Great Location. Good service. Would Recommend if on tight budget.

Good value for money

We needed a place in Dunedin last minute for one night and had a budget. The budget gave us this Motel and it was fine.  

We were in room 7, a two bed unit. Very,  very dated with decoration and units in kitchenette and bathroom. The bathroom door just about shut but the toilet door did not. I love my family but don't need an audience whilst on the toilet!

Kitchenette is handy but lack of glasses. There were 5 of us staying and only one wine glass and two small glasses which was not great. Everything else had enough. 

But as I said at the beginning, it was fine for one night on a budget. Room was clean and beds were comfortable.
