Excellent peaceful location in Rathgar with ample private parking. We stayed in a family room for one night. Check-in was fast and efficient and our host offered us tea and biscuits which was most welcome after our long dive. Really friendly and helpful!
Main bedroom was spacious with 2 double beds with a smaller bedroom off of it with single bed which was perfect for our party of three. Teas & coffee facilities, hairdryer, fridge etc are provided.
Ensuite bathroom was spacious with excellent shower. Rooms were spotlessly clean and beds were very comfortable. Good WiFi. 
Freshly cooked Irish breakfast was huge and delicious. 
This is a beautiful old Victorian house so rooms will obviously be a bit dated but the accommodation and breakfast is incredibly good value for such an amazing & convenient location.

Excellent value accommodation in great location

Booked two rooms in Zion House as it was conveniently located to where we had arranged to meet family members for dinner. I did not research it prior to booking. 
We opted for the breakfast and I paid €200 upfront for two double rooms for one night. The gentleman on reception was pleasant and courteous. There was ample parking on the property which is located at a busy intersection. It is a very large old house on three levels with 18 bedrooms.
The room, furnishings and decor were so so dated and probably had not been updated since the 1970’s to be fair! The bathroom had multiple ‘modifications’ done over the years and had at least four different wall tiles! 
The cooked breakfast was average with a small selection of cereals on offer. The receptionist from the previous night was our server! 
This place is the worst B&B facility that I have ever stayed in. It’s totally run down and is being managed on a shoe string, it appears. There is NO way this property meet modern fire safely standards and would not pass any Health board or tourist accommodation inspection or standards. 

One night was one too many!

Zion Guest House offers great value for money.Its staff are some of the friendliest that I can come across,one even drove me to the local restaurant at their own behest!The accommodation is guest house standard,ideal for anybody visiting dublin for work,matches,concerts etc.Its not setup as a romantic destination for partners nor does it pretend to be! Great location and very safe.Breakfast was excellent and accomodation was clean.An overall most pleasant experience and I will be back.

Value for Money

Zion Hall has a large outdoor garden available to guests. The rooms are spacious and well equipped with kitchenette, living room, en suite bathroom and bedroom. It is quite clean, although the last day a small invasion of ants occurred. It is located about 15 minutes by bus from the center, but it is just a short walk from the bus-stop

Spacious, welcoming, but upgradable

We booked this accommodation on 6 January for our stay in Dublin on 24/25 June for the Phil Collins concert. Alarm bells first started to ring when I emailed to confirm all details a week beforehand. The manager Paul replied saying the price had gone up due to demand (we didnt realise that Gay Pride was also on that weekend).I tried unsuccessfully to source similar acommodation but to no avail and we decided to run with it.

We checked in on the Saturday afternoon with Paul who was pleasant and friendly and he agreed the original price with us-I had the original email with me. We paid up front.

On entering the room the first thing to hit us was the smell-a combination of damp and stale urine perhaps? It was without a doubt the shabbiest, dirtiest room I have ever seen. Mismatched and worn out furnishings ( complete with historical staining), dirty lampshades, a fridge with some kind of sticky brown residue along the top of the door, curtains with old cigarette burns on, bathroom units which were both dirty and completely rusted up.I could go on. We had already tried unsuccessfully to get alternative accommodation- we decided we would have to stick with it-using the room quite literally to sleep and shower in. We left, staying out as late as we could, returning with a scented candle to burn through the night!My husband lifted the toilet seat in the bathroom, underneath was just disgusting. It was then we noticed the toilet was leaking, staining the bath mat and hence the disgusting smell in the room.
We arrived in the breakfast room at 8am. There was no milk or fruit juice out and Paul appeared with both about 10 minutes later. No menu choice was offered, just a cooked breakfast which took about 20 minutes to arrive and was just about passable.
Again we stayed out, returning only to get changed for the concert.
We left early on the morning of departure, figuring having breakfast elsewhere would be a much safer option. We did not see Paul-maybe for the best as if I had I may not have been able to control my temper. I am unsure whether B and B accommodation in Dublin is subject to inspection but I have emailed both the Irish Hotels Federation and Bord Failte. This building, nice as it looks from the outside was nothing but a slum and the worst 170 Euro we have ever spent.
