We had no high expectations of this place before arriving, it was a place to pass a few nights as we could no longer find availability in better known accommodations in town. What to expect though: 

- There is no reception in this pension. You need to call the owner when you arrive so he will come and open the door for you. It seems that he owns another place somewhere where he spends all of his time, and only comes here when a guest calls. It does not matter that you are expected to arrive on certain date. 

- Payment in cash is made upfront. No cards accepted. Practice is still quite backward, and quite inconvenient. 

- Breakfast is horrible, it is like doing penance at Lent. You are served two pieces of small bread, one thin slice of ham, one thin slice of tasteless industrial cheese, and a boiled egg. There is a coffee jug on the serving table, which I never saw refilled or heated, so the coffee is lukewarm by the time one gets to it. There is a always a common plate of tomatoes and cucumber sliced every which way and dumped together, so overall it looks so very unappetizing. There is no fruit. 

- No room cleaning, no changing of towels, no changing of linen. On our 3rd day, I demanded at least for the floor of the bedroom and bathroom to be cleaned, the thrash to be thrown out, and a change of towels. They agreed to do so, but would never have done if I did not insist. They probably expect the guests to clean up like in student residences, as I saw they had a vacuum cleaner permanently stationed in the common area. 

- There is no fridge in the room, so again like in a student residence, they have a small fridge in the common area where guests can put in their stuff. 

- The furnitures and furnishings are amazingly of the cheapest and tawdriest kind, they all seem to be geared for a children's room. The pillows are awful -- there are 2 pillows which seem to be made up of lumps of something soft, and filled only 20 percent of the pillowcase. Then there are the two super large square cushions which were too big to be pillows for the head, and too small to be a mattress -- in short, it served no purpose at all but crowding the bed. The closet is small, with a few pieces of different hangers, all small and fit only for children's clothes. It seemed as if these hangers were just collected from the leftover junk of clothes shops. 

- English is not spoken here, so expect a lot of sign language -- a smattering of Italian or Latin-language-based words will help get your message across. 

- Do not expect warm, helpful assistance. When we arrived, the owner brought my small luggage to the foot of the quite steep stairs at the back, which was the way to reach the rooms. I had an injured foot and was obviously needing help to bring my luggage at least up the stairs. He deposited my luggage and left us, not even bothering to show where the room was or at least offering to bring my stuff. 

- Noisy location. Don't expect a quiet sleep. We had a room facing the road, so we heard every car passing, every pedestrian walking or talking or shouting, and when a car went fast, we could feel the entire structure shake. In the morning, even before 8, expect to hear the sound of construction machinery. There is a big construction going on right behind the rooms, part of the university buildings, and they start early. 

- No wifi, no common area to sit in, etc. 

There are 3 things, though, which I should mention as positives: 
- The place is relatively clean. The public areas are clean, and the room when one first arrives is actually spotless. The non-cleaning of the rooms, however, is another story, and which one needs to demand. 

- The TV, though small, has cable channels which include good international channels. 

- Proximity to the center. 

For an overnight stay of a few hours, this place might be acceptable, but if staying longer, the place is a terrible drag. The place is more geared for students, it seems. Not recommended at all, if one prefers even a minimum of convenience or service or comfort.
