Very friendly staff and owner. Kept a very clean hotel with clean towels each day and a welcoming pool area. Hotel just across from a natural waterfront with bar and restaurants. 18 mins walk to the village with a beautiful waterfront and cafe bars. Buses to Zadar in the area. Side rooms in close proximity to next door but we were out most of the time so it was not an issue. Would return 😁.

We had a nice welcome and the reception personnel spoke English. The room we got was ok with a terrace. Nice view and the  beach was just across the high way. But when we went to bed we discovered the most uncomfortable bottom sheets we have ever experienced. Rough and difficult to sleep on.
Breakfast was included. But we found just one egg and one slice of cheese. We asked for more and got it. But the only breakfast we had in Croatia was very limited.

My wife and adult daughter recently rented an apartment at Villa Sunce in Sukosan, Croatia and had a wonderful, albeit short, visit.  The staff was very helpful, parking was ample, access to the beach was across a highway but otherwise very close.  Villa Sunce also had a developed beachside area for lounging as an alternative to the rocky beach.  Our only complaint was that the kitchen was somewhat under-equipped, but adequate.

Stayed 4 days ,on arrival it appeared as they were still upgrading the hotel.The room by reception was more ike a laundry room full of linen for folding, poor first impression.
We were taken to our room on the first floor NOT Delux as stated on the advert Small outdated decor but appeared clean.
Balcony partial view of the sea only on standing up looking left Next door is a resteraunt which is lovely but the kitchen is by the apartment,so kitchen noises ongoing as they prepared meals.
Pool are nice and clean some shade,small pool but adequate.
View from front of hotel is nice but a busy road between the hotel and the sea No beach as such but this is often expected of Croatia
It is a 2.4km walk to the centre of Sukosan which is very pretty
The area around the hotel has 2 restaurants a bar ,take away and a small unfriendly supermarket

Not a Delux room

Good points:

A beautiful, clean property, well furnished and well equipped inside.  Air conditioning worked very well.  Beautiful sea views from the front balconies.

Situated right opposite a small pebbly beach with a beach bar and ATM, next door to an amazing restaurant (Konoba Anton), another restaurant selling pizzas and grilled meat and fish just across the road and a one minute walk to a bakery van and a small supermarket where we managed to get most of our requirements.

Bad points:

Caretaker on-site (not pre-advised), a whole list of verbal do’s and don’ts on arrival, CCTV being monitored by caretaker (male, 60+), he would suddenly ‘appear’ when we were around the pool to check the filter which made some of our younger females in the group feel uncomfortable as they were in their bathing suits.  Caretaker also ‘had a problem’ with one of our group who is severely autistic (although this may just have been a communication issue, the caretaker spoke good English but his expressions may not have been specific enough).  Caretaker, when asked, said he did not know which restaurants were good to try. 

Tight restrictions on noise (neighbours behind property complained the week before because of a noisy group previous to our stay).  No noise around the pool and also no noise at the front of the property (so basically no noise outside!) particularly between 2pm and 5pm and all evening.  The villa is advertised as suitable for up to 25 people – there will be noise from even the quietest group of 25, although we were told we could make as much noise as we liked inside the villa (end of July/beginning of August in Croatia – who wants to be inside?).

No glasses to be taken to the pool area (fair enough, but no alternatives provided – we had to buy some cheap plastic cups).  Not enough sun-loungers or outside furniture (no umbrellas or tables) for a whole group of 25.  Caretaker told us we could not use any of the (smaller) pool toys we brought (such as balls and diving sticks) as they would get stuck in the filter.

Cleaners entered the Villa before we were contracted to leave on our departure day, making it difficult for us to finish packing and check we had not left anything behind.

When transfer vehicles arrived for our departure Caretaker insisted on checking all air-con remote controls and keys (not previously stipulated) – even though he knew we needed to leave.

Communication sent from me to advise of flight delay on day of arrival, again on advised arrival time at the Villa and post-trip email asking for help to recover some valuables left in one of the rooms not acknowledged or responded to.

A lovely villa with a live in caretaker who issues far too many rules for a private villa rental

We hired this as a group of 25 friends as a mixture of families with both adult and younger children, including a severely disabled child.  Whilst the villa itself is well appointed and in a nice location we were not aware when we made the booking that the accommodation was in fact a hotel (it was advertised as a villa) and therefore had a site manager in residence.
Our holiday was immediately spoilt by the fact that it was clear that having any sort of fun was out of the question.  For example, the site manager was constantly watching the group via the security cameras and regularly berated us for doing little or nothing wrong.  He also qustioned why one of the party was acting strangely (when it was obviously clear to anyone that he was severely autistic and had severe learning needs; very very disappointing and upsetting to the parents).
It was clear that there was a number of local residents in close proximity to the villa and therefore we were told not to make loud noises whilst in the pool area.  In addition we were not allowed to have the pool lights on when the evening came.  There was also silly things like the residence not providing any plastic glasses for pool side and when a couple of glasses were broken we were told to buy our own plastic equipment.
We were genuinely a nice group of people that wanted to have a nice week away.  We have never been treated like this before therefore the owner needs to carefully consider his clientele to avoid other issues i.e. do not rent out to large groups if you don’t want any noise!
In summary, avoid at all costs if you want to enjoy yourself and avoid the fun police spoiling your trip.
