Confirmed and payed in advance. At the arrival we've got to know that they are not operating. We had to find a another place for the night. Hotels.com left us alone with the additional costs!

Confirmed and payed accommodation did not exist.

Originally booked the deluxe queen room (for the private bathroom, sitting room & TV) for CAD150.  Confirmed time of arrival 24 hours in advance.  Upon arrival was informed the booked room was not available due to a "problem" that could not be corrected in time.  Was told they called ... but there was no record of any such call on our phones.  The room offered was their "king room" that shared a bathroom. I was told it would be $30 less than the $172 (150 + 15% tax) so ... $142.  I thought this was the going price for this room.  Following registration and paying I checked online for the booking.com price of the room to discover that it was less than what I paid.  The proprietor claimed the price was $59 + tax.  He refunded me $5 cash.  I am still of the belief that I was overcharged as booking.com indicates a lower price ... but the price seems to vary, I have seen it as $52.

Some other aspects of the booking.  There was no face cloth.  There was no iron and ironing board available.  The room temperature was rather hot and we asked if the temperature could be lowered ... no as it is central heating and most people apparently liked the extra warmth.  The solution was to open the window ... which did lower the temperature but during the night the road traffic and neighbors calling their dog was annoying.  The window covering is a simple venetian blind that was broken (and I repaired).  This type of blind is inefficient at blocking the morning sun ... thank goodness sunrise was at 7am and not earlier as it will be in several weeks.  The bed has a duvet but no topsheet ... I truly home the duvet is laundered after each stay.  On the issue of "cleanliness": the trash from the previous day's renter was not removed and his wallet (that fell under the bed) was not discovered during the cleaning of the room before we arrived.

It snowed while we were there.  While this is a rare occurrence I thought it rather irresponsible of the proprietor not to have shoveled the sidewalk and parking area.  The heavy snow made for slippery walking and had one of the "guests" fallen and suffered any injury the proprietor would have been liable ... but worse is the potential seriousness of any sustained injuries. 

Overall I liked the price and location and would consider staying in the future for those reasons but am the wiser for this experience.
