We spent a few days in Ninh Binh, a nice place that offers breakfast, bike rental, the lady is very kind, the rooms are clean, for a few days it's perfect

All right, all right.

We opted to stay in ninh binh as opposed to the touristy area of tam coc. I'm glad we did. As all attractions are spread out anyway it didn't matter where you stay. At some point you need to travel somewhere. This place is situated in a nice quiet area where all the locals love to say hello to you or kids high five you! 
You need to rent a bicycle or motorbike to get around and the owner can give you some assistance in recommending a place. 
The rooms are nice and clean. Beds comfy and good wifi. Breakfast is extra and nicely cooked. She offers dinner option also but we ate out. The main area for restaurants is a bit of a walk but it's not difficult and not too far, and best if you have google maps to help you. If you want to be closer to the restaurants the trade off is its noisier and busy. I enjoyed being able to sleep with a bit of quiet for once! 

Nice and quiet area

We had a nice room with a huge comfortable bed, internet connection and air conditioning worked perfectly. The equipment also includes a fridge and a kettle, on the roof there is a green terrace where you can relax. The delicious breakfast is served outside when the weather is fine. The hotel owner organized bicycles for us and recommended some bicycle tours, for which the hotel location (not far from the train station!) offers a very good starting point. After the return in the late afternoon we were allowed to take a shower before the departure. We felt very comfortable there and recommend it to everyone.

good place in quiet location

We stayed just one night, but for that purpose it was perfexct. Breakfast and dinner are optional, also if you want it vegetarian. Green Papaya offers various tours which makes it easy to see the most important sights near Ninh Binh. Our guide Nam was just the best, great knowledge about vietnamese culture and history! You could ask him anything, his english is also pretty good.

Nice host, great tour!

We did a 2 night stop here en-route our further travels to the south. I would highly recommend staying here if you want to go to Tam Coc or Trang An (or any surrounding areas) - there are day trips that can be booked through the homestay or you can get your own taxis (we paid 80000dongs to get to Trang An from the homestay and 100,000dongs from Mua Cave back to the hostel). The hostel is also a short walk to restaurants/places to eat.

The hosts were very friendly and welcoming, they waited up for us to arrive and also allowed us to wait in their lobby area and shower before catching a night train from Ninh Binh station.

The rooms are clean and spacious, we were really happy with what we got, considering how cheap it was! Breakfast wasn’t included but the hostess provided at a very reasonable price and it was superb! WiFi was also really reliable and the hostess’ partner speaks very good English if there’s any miscommunication on anything 

Can’t recommended enough if you’re looking for a quick stay in Ninh Binh.

Great place and great value for money

Ms.Lien is a natural born hostess and her place was as close as we got to the real Vietnam. Unlike most establishments there is no vigorous promotion of extra services with fake smiles. If you want such things you should ask otherwise they don't bother you with this. The house is clean and decorated with love. It is in a quiet and leafy location and you almost forget it s in Ninh Binh. Moreover, it is also somewhat centrally located and the best attractions are easily reachable on a bicycle. I forgot my music player in the room and Lien's son rushed to the station where we nearly boarded the train. Thank you Lien for your hospitality and funny stories. We now look at Vietnam in a different way.

Highlight of our trip in Vietnam!

We stayed there one night, and the owner of the hotel is very pleasant, speaks quite well English (which is uncommon in the area) and helped us continue our journey to Hué, even accompanying us to catch the bus.

Very good treatment.

We were able to get our luggage to stop and even take a shower when we got back, which was a great service!

Great service for a little money.

The guesthouse has relatively many rooms. Very simple furnished but perfectly suited for a night. The owners are very friendly. A local woman and her husband from the Netherlands. Helped us book a sleeping bus and organized bicycles for a tour of the dry Halong Bay. Breakfast can be booked extra (50,000 dong). It was enough. The only shortcoming: the cleanliness could have been better. Under the bed was very much dust. Once wiping through the room would not be so difficult.

Good choice

Without booking, we went from the train station to the guesthouse. We were very friendlyly received and got a nice room. Price performance totally fine and the bed very comfortable. The family was very helpful, we could borrow bicycles and took a nice tour of Trang An and Tam Coc.
