We did not take advantage of breakfast because we were visiting family.  Our room had what we needed and there was a nice upstairs deck for morning coffee.  Would recommend the Inn to anyone traveling to Newport that does not need a private home.  Nice easy walk to the downtown.  Would definitely recommend taking the cliff walk.  It is awesome! 

Great location for a walk to downtown, nice host, clean room.

We planned a getaway for our 50th anniversary and had hard time finding a room in town other than here. We paid about $300 for the  night but surely should have been much less. Called ahead and was told to stop by when in town and they would give us key in advance of checkin time so we did but no one answered door bell. We called and were told to come back as she had a dryer problem to work on. We came back hours later and after waiting they unlocked the door but we were told to keep front and back doors locked at all times. (Must be a non secure location, which made us nervous). Our room was on 3rd floor up some very steep stairs inside that I would not recommend for any seniors. Room was clean but bed, not comfortable at all.  Breakfast was included but you had to make a reservation and if no show were charged $12. Parking very limited in the back and very tight entrance probably not for a big suv. Some street parking but again very narrow neighborhood road that is congested to say the least. Soda machine on front porch partial covered and out of order.

Very Disappointed

We stayed at this old inn for a quick getaway to explore the local mansions and history. We slept great. The best part of this inn is Julie. She is a kind, hard working, hostess. Julie made us a delicious breakfast and great coffee. There was also hot tea, hot coffee, and ice water, bottled water, light snacks available at all times. The inn is very clean and comfortable. No frills, very affordable, and within walking distance to the downtown shops and restaurants. Bring a plug for your phone/usb charger. We stayed in room 5, and it was quiet and comfortable. And after a cold rainy day exploring, we were so happy to have a nice hot shower and hot peppermint tea. Thank you Julie.

Clean, cozy, comfortable

Our hostess, Julie was beyond amazing!!  She’s a one woman marvel!!  Nice venue and fabulous hostess!!  She’s delightful and eager to please.  Centrally located for easy access to all local sightseeing.  Nice wine shop and grocery store nearby.

Great experience

My Sister, Niece and I stayed at the Admiral Weaver Inn for 1 night.  We can not say more about our visit!  We were greeted warmly by Julie and were quickly checked in.  Julie is very knowledgeable about the area and gave us some great tips about what to do and how to get there.  

Our room was on the second floor, just a quick flight of stairs.  Our room was very spacious, cozy, and bright.  There was a fridge, 2 beds, a place to put clothing, a chair, bedside table, and a TV.  The bathroom was well stocked with towels.  We had plenty of space to relax and spread out things out.  The air conditioner worked well and the lighting was great.  We found the room to be quiet and really didn't hear much noise from the hallway.  

It was a fun touch to fill out our breakfast options.  We were able to choose different egg and pancake options, as well as the time we would like to have breakfast, and where we would like to eat.  We were all thrilled with what Julie whipped up, enjoying our meal on the front porch.  The breakfast nook has water, tea, coffee, cereal, fruit, etc, also available.

The Inn is set in a residential area that is a nice walk to both the cliff area and downtown.  We did both while we were there, parking the car and leaving it until we were ready to head out the next day.  There are a few public places in the Inn that are fun to hang out in and chat, those being the front porch with 2 areas, and then a deck off of the 2nd floor that overlooks the soccer field next door.  

The next time we are in Newport we will be staying at the Admiral Weaver Inn!  Our only complaint was that we only stayed 1 night!

Fantastic Stay

As this was our first trip away from our newborn (2mos old) we were looking forward to not having to wake up for the middle of the night feedings or at the crack of sunrise.... however - we were put in room no.1 for our 1 night stay and let me suggest to you that you request NOT to be put in that room if you want sleep... and this is coming from someone who is generally up at 7/7:30am anyway BEFORE a newborn. When we arrived - even if we wanted to take a short cat nap after our 3.5hr drive there we couldn't because the owner began vacuuming - since room no.1 is on the main floor - with the main table RIGHT outside your door and the kitchen area RIGHT behind you... so we chose not to nap got an uber and went to town... returned around 9pm and headed off to bed. Bright and early there was the vacuum again, the sounds of cooking, people chatting right outside, no indoor voices from the owner... and we were up and showered and out by 9/10am.... definitely the least relaxing part of our trip to Rhode Island was our stay.  When we went to leave I asked for a bottle of water... and there was none left I was told... On a plus side; room seemed clean and decor was interesting.  I wouldn't NOT not recommend staying here but I would IMPLORE you to request any other room than the only one on the main floor of the bed and breakfast... and this was covid-times where she was not allowing anyone to sit inside at the table right outside the room; I can imagine what the noise is like during normal times..

Okay for price but got stuck on first floor!

This was the first time that my fiancé and I ever stayed in a B&B and what an amazing first experience. Even though we were only in town for one night, this B&B was so unique and relaxing. We traveled on to Cape Cod for three nights after our stay at the AWI and to be honest, the hotel in Cape Cod was very underwhelming in comparison to our stay at AWI. 
From the first moment you step into the front door, Julie, the innkeeper, greeted you with a warm smile and was a human encyclopedia of information. She spent 15 minutes walking us through the maps of Newport, all the different things to see and places to eat, and really made us feel welcome. The room itself was very clean, comfortable, and fun! Our room was themed off Parisian decor and French royalty, with so much detail and creativity. The beds and bathroom were very clean, the mattress super comfortable, and the ambiance very calming. 
This B&B is located in a quiet neighborhood about a mile or so from the downtown restaurant district and the Newport Mansions. Yes, it is not downtown, but the walk is super easy with only one hill and it provides a quiet night of sleeping. We drove to the mansions and the coastal walk, but went back to the hotel to freshen up before walking downtown for dinner and drinks. The hotel was close enough where we could safely walk home without the need for a taxi or UBER. 
Julie is quite the chef and made an outstanding breakfast for us. We both had pancakes, bacon, eggs, and toast. Julie also brought us coffee and orange juice. We had breakfast on the quaint front porch in comfortable cushioned chairs. 
We do not know if we were lucky and got spoiled in our first B&B, but our experience at the Admiral Weaver was really something special for us and we will likely book B&Bs  moving forward when possible. Don't look any further than this B&B and Julie... you will not be disappointed!

Wow what a great place! We were greeted by the caretaker Melissa who was fabulous, our room was clean and we had our own bathroom! In the morning we had a wonderful made to order breakfast!!! Walking distance to everything! What a great experience! 

Wish I stayed here for more then 1 night! 

My wife and I stayed here for a couple of days this week and loved our room, the location and the Inn keeper Melissa. The room was very nice and clean, the location was perfect. Close enough to walk every where but still on a quite street. Melissa makes an amazing breakfast and had a smile on her face every time we saw her. Such an asset to this Inn. We will be going back next summer, hopefully for a longer stay.

Outstanding!!

We loved it here! I’m not usually a bed and breakfast person however this place is so nice and relaxing that I’m officially on the B&B train now. The room we got is high tech with a shower that has temperature display and a hot tub. The toilet even has a little butt shower installed on the side. The fake fireplace is awesome. Love the white noise fan above the bed. Love Melissa and her creative breakfast and stories. People who say this place is too far from town are lazy. We love walking! Highly recommend!
