Stayed here for the weekend whilst visiting Sunderland for the footy.
The rooms are beautifully decorated all with fridges and microwaves.
Our room in the attic had a bath and a view to the sea.
Breakfast was full English and freshly cooked.
Very friendly staff.
Perfect location......minutes from a beautiful Sandy beach and coastal walks. Only 15 minutes from the stadium of light and a,25 minute walk to the centre of town.
Lots of pubs and restaurants close by too.

Fantastic rooms

Lovely large family room with a sea view from the bay window. Room was excellent and spotlessly clean with great hotel quality bedding. A lot of thought and care has gone into renovating the rooms and facilities and the standard is very high. Much nicer than staying in a premier inn or similar budget hotel and very reasonably priced.
Lovely breakfast in immaculate dining area and opportunity to chat to the owner and staff who were really friendly and helpful. Would not hesitate to recommend and would definitely stay again. 
Location is ideal for beach and sea front and plenty of lovely local pubs/restaurants to hand. Special mention for Gabriel’s Italian and The Cliff for a great Sunday roast.

Great Place to Stay

We booked this Guest House for a weekend to attend a wedding close by.  When we got there we asked if they still had a room with a sea view, Claire the owner said they did but it was an attic room that had not been renovated yet.  We didn’t mind that so agreed and were really pleased we did.  There was a table and chairs in the bay window where we could sit with a glass of wine and look at the sea, pier and passers by.  The top floor was ours so we heard nothing from other guests.  Claire gave us information on places to eat close by which didn’t disappoint.  What a great breakfast too - perfect and all round good value for money.  We would definitely stay here again.

Great Stay - Sea View - Fab Breakfast!

We stayed for 1 night for a theatre trip
The room was a good size, very modern and spotlessly clean.
The room we had wasnt ensuite but it really didn't matter, the bathroom was again very modern and spotless. 
Would definitely recommend to anyone and will use again if in the area

Beautiful room

We have used this guest house a few times while visiting family, always spotlessly clean room, warm and cosy, lovely peaceful sleep.
Lovely freshly cooked breakfast and very helpful hosts, would definitely recommend staying here.

Excellent everytime

We were staying in Sunderland for the football, and wanted a reasonably priced B&B which was near the Stadium of Light and close enough to the centre for food/drink - Abingdon ticked the boxes.

When we arrived there was slight confusion, but that was quickly resolved and we had the keys to our room (we originally booked a double with shared bathroom, but were upgraded to a double with ensuite).  The room itself was large enough (one double, and one single bed), the ensuite had a good enough shower.

We were at the front of the property, but weren't disturbed by any noise.

Overall we enjoyed our stay, and the location of the property.

Bit of confusion at the start, but all worked out in the end

I have used this place twice now and I must say it really exceeds expectations.

In summary...Great value, lovely clean rooms, a warm welcome from friendly hosts and in a superb location...

I am from the area but live in Hertfordshire now, and I use this guesthouse as it is close to family and friends.

I can't comment on the breakfast as I havnt eaten here but both rooms I have used have been very clean and well appointed, plenty of TV channels and clean linen provided.

The shared bathroom on the first floor is very nice with a wetroom type shower and modern decoration.

The location offers ample on-street parking and is in a quiet side street next to Roker Park and above Roker pier... a lovely area of the city and a stones throw from Seaburn seafront...another lovely area of the city!

For me, this the best part of Sunderland and a very underrated area, there are excellent beaches, parks and restaurants all within a short walk.

This is now my go-to when staying in the north east... it is how guesthouses should be.

One night stay in January

Would highly recommend this guest house. Rooms comfortable and clean, staff very friendly and helpful. Amazing breakfast included. A stones throw from the beach, bars and restaurants and buses into the city. Would definitely stay here again.

Lovely Stay

truly amazing hotel/ Excellent value for money, beautiful English breakfast. Stunning location, as the beach front is literally just a short stroll from the door!
Warm, friendly welcome, nothing was too much trouble.
Looking for a great location and comfy restful place to stay, then don't look any further because you've found it.
My two friends and I stayed here for a night as we were in Sunderland to attend a football match as it was the last game of the season. We all went to the game dressed up and took pictures with the staff too.....the stay made the weekend and all three of us intend on a return visit in the future.
