We arrived after walking the south west coast path and were greeted warmly by Gillian. The B&B is centrally located and delightful. Excellent breakfast and would highly recommend

Nice family-owned B&B where a couple of aged person will host you in their comfortable home.
Room is big, with classic wooden furniture, nice accessories and a good view from front window.
Breakfast is home made
Home is up a narrow and steep slope not easy for parking, but they let us park our bike in the small yard in front of door
Village is absolutely quiet and lovely can be reached at walking distance
Price is not low but considering quality of room and furniture can be considered fair

Lovely home and warm hospitality

There was a wedding in town so, even 4 months in advance, we found it hard to find somewhere to stay in Kingsand for one night while waling the coast path. One of the pubs referred us to Cliff House. 
The booking process was a bit cumbersome. I was sent a booking form, which I returned and was then sent a postcard and an information sheet as confirmation. I was asked to pay in advance, which I think is fair for one night stays.
Cliff House itself is an impressive Grade II listed building. Anne has filled most of the walls with lovely water colours, and is running out of space.
When we arrived in late afternoon, Anne told us that she'd booked a table for us at the Rising Sun (almost next door) because it would get very busy, and we could cancel if we had other plans. This was very thoughtful, and a good recommendation.
Our massive room was at the front, with a very large bed, comfy chairs and a table and, best of all, a wonderful view. Who needs a TV.
We did venture to the stylish lounge to get the wifi password, and my wife had a tinkle at the piano. 
This was our last day in Cornwall on this trip, and we'd had enough cooked breakfasts. However, I was delighted to be offered cooked rhubarb with my muesli. Nice bread too.
We'd never been to Kingsand or Cawsand before, and are keen to return when we've completed the coast path. Anne's been doing B&B at Cliff House for 30 years. We hope that continues until we return.

Very comfortable and stylish

I was walking on the coastal path and this B&B is ideally situated right on the route. The building is absolutely gorgeous and my room, at the back, was extremely comfortable. Breakfast was way above average quality. It's just a shame it was so expensive.

Sorry...but I do disagree with most of the other reviewers. Firstly, Cliff House doesn't look anything like the Trip Advisor picture ? The house is very old, and inside, looks & smells like it. My room, at the back was comfortable but drab. A bit of styled decoration wouldn't have gone amiss. Very old furniture, floors that creaked badly, and a door that wouldn't shut or lock properly. En suite was just adequate, but with no extractor fan ! Breakfast was about ok, but nothing to write home about. One point I do agree with, Cliff House is expensive for what it is. I have stayed at many B&Bs while walking the coastal path, and most in my opinion are far better value for money. PS . no TV in rooms, but large screen in TV room on first floor.

If you like "old" then Cliff House may be for you

I don't recommend Cliff House. The booking system is seriously antiquated - cheques in the post only. The host i could only describe as "not eager to please". No locks on the doors either. Awful electric shower that just trickled out.

Nothing good to say about this place I'm afraid.
