Been a few times. It’s recently been fine up. You need a car to go out and see things but there is a town within walking distance. The bar is fantastic so make good use of it. Think I’ll spend Xmas here

Family breaks

The caravan itself was great but showing signs of wear. The flooring was lifting in the kitchen/lounge area probably due to water ingress from wet shoes etc. The towel over the toilet pan in the family bathroom was nearly hanging off. The bathroom sink tipped forward if you put slight pressure on the front. The tv kept breaking up but this may have been due to bad weather. Contractors were cutting trees on site which didn’t bother us until our last full day(Thursday) when they started at 07.45hrs right next to our van. I am sure the owners of the caravan would be unhappy to learn the large branches and cuttings were dumped not far away from the rear of their caravan. This didn’t seem to happen with other trees on the site that they cut back.
All in all we had a nice wife’s birthday break.

The Chalet I was in (number 7) for which I paid just over £300 for three nights is in a extremely poor condition and so badly in need of a complete makeover something I doubt has been done since it was built 60 odd years ago. The decoration was very poor and quite badly done in some places especially the bathroom. There was a shower over the bath but stepping into the bath for anyone is quite dangerous as there are no non slip treads in there.  The wooden towel rails and shelf in there were very tired and stained. 

The lounge curtains were hanging off the rail and were about 2 feet too long.  The lounge sofas are very tired and falling apart and uncomfortable to sit on they also look like they’ve never ever even had a wipe over to clean them. The dining table looked like it had never had a polish in its life and was also stained and tired. 

I must admit I felt the whole place was just generally tired …something I would not expect for paying £100 a night to stay there. Even the front door was very dirty outside and the glass was very dirty with stains all over it. 

The bedroom wasn’t too bad except I had to ask for a sheet to cover me as the duvet was too thick and also grubby looking although it did have a duvet cover on it. 

The kitchen and equipment are also yellowed with age and mismatched with odd numbers of cutlery plates etc.

On the plus side the park itself is lovely and it’s very close to shops and restaurants plus a lovely park.

All in all though it was quite a disappointing stay for the price it was and not at all as the chalet photos shown. 

Lovely park but think I had the worst chalet on the park !

We stayed in a pet friendly Carlton lodge, the overall accommodation was of a high standard however the living/kitchen area rather small considering it was for 4 people, we were lucky as the weather was good and we made good use of the amazing veranda.  The area is beautiful nice long walks along the Carlton Marshes, and in Nicholas Everett park, which lead to the shops/amenities.  We took drives out to Kesslingland beach as this is dog friendly all year round so my adorable pooch loves it and so did we.  The only negative was the living space and the train that was next to our lodge, it started at 5.20am and finished about 10.20pm, however I would say you get used to it as it’s so infrequent. The Wi-Fi is none existent so don’t bother paying for it even with a booster box . The staff are friend and the holiday park is spotless. Oulton Broads a a beautiful place.

Beautiful surroundings 

Stayed here for one week in an Aedis  number 73 ,It was very clean apart from a mouldy loaf left in the bread bin and a abandoned dog jacket found at the side of a settee.It was well equipped with all you could need cooker microwave toaster cutlery etc.a tv in each room 3 in total and a dvd player
It had two small settees in the main living area which were reasonably comfortable and  a table and chairs, the table was extendable.also the decking at the front had a table and four chairs.
The bed was comfy and on the softer side.the bedroom could have done with blackout curtains as the sun shone brightly through them.
The receptionist was very pleasant and helpful
The site is peaceful and well cared for,close to nicholas everitt park,a 5min walk,where you will find cafes restaurants and a local shop and boat hire.
Lowestoft south beach is only a couple of miles away
On the whole a wonderful relaxing week and would definitely stay again
There is a swimming pool,we didnt use it but it looked ok

Just returned from our week in a bungalow  for myself,my husband and our dog Bindi.
The site was lovely and quiet as expected this time of year, which is what we wanted .
Our bungalow  was clean and cozy with a fab view of the waterfront.
Could have stayed another week to be honest. Reception  staff were very friendly .
Absolutely no complaints. Would definitely  go again .oh and price was pretty fab too 👍

Broadlands park

We live locally and had lunch in the restaurant today. Food was of good quality and portions plentiful.
Lady who served us was polite and friendly, service was fast. We will be visiting again, thank you.

Pleasant setting for lunch

My husband, little dog and i stayed here for a week in chalet number 63. We arrived after check in in time due to work commitments so they left the keys in the open chalet. 

We arrived once it was already dark so at the time was unable to see the state of veranda. In the morning we noticed, the wee from previous dogs, the bird poo and all the cobwebs surrounding the door and gate, this made it look like it had not been lived in for some time although was told different.  

The main issue for us was the state of the carpet in the chalet. We payed extra to bring our little dog which we don't mind as its for the extra cleaning that goes into pet accommodation. There was no extra cleaning. The carpet was filthy with every amount of stain possible. We had to go out and buy some flip flops to wear around the chalet. 

The sofa was awful and uncomfortable, we suspect it was broken in several places. It stunk and was impossible to sit long enough to watch a film in the evening. This needs replacing. 

The table is two tables pushed together with an odd chair that does match. There is no wardrobe unless you want to use the clothes rail thats in the broom closet. We had to take this out and put in twin room to use as the closet is dirty with mops, brooms and the clothes horse. There was one chest of draws in each room, we managed but if a family was to stay they would struggle. 

The hole chalet was surface clean, it had been wiped down and hoovered. In my opinion it could do with a good deep clean. 

We took our concerns about the veranda and the carpet to reception the next day. We spoke to a young girl that seemed more of a secretary than anything. She wrote down our complaints, never apologised and asked for the keys for the chalet and said she would call later. 

Later she called is while out and said theres nothing they can do about the carpet but they have cleaned the veranda. Back at the chalet, the veranda was still dirty, looked like someone had got a brush and just wiped down the hand rails and brushed the middle. The sides were still dirty and stained with wee and bird poo. 

The next day i went into the office and spoke to the manager. She dint seem to be very knowledgeable about dealing with complaints or customer issues. She said we could not move as they were fully booked. 
She then said they could clean the carpet but it would be wet for 24hrs, with a dog we did not feel comfortable doing this as we were worried about the chemicals used to clean the carpet. I told her the carpet should have been cleaned before our stay. 

She offered us a bottle of wine to make it up to us if we told her what we liked, this made us feel uncomfortable. We were not there for a bottle of wine and to think that could make up for the issue laughable. She told us to call back and tell her what we wanted. We never did this as we had no confidence in the manager knowing  what to do. 

The positives of the site are its location, close to dog walking fields and the marina. The onsite bar and restaurant are close by and allow dogs in on the hard floor area. The site is very quiet and clean. Lots of privately owned holiday homes on site. 

Overall a good site but let down by poor housekeeping cutting corners and clueless management. We will
Not be returning.

Basic

I wasn’t expecting a great deal here- but I was proved wrong! We had a comfortable well resourced bungalow with a DVD player. It was spotlessly clean. The staff at the swimming pool were the most polite people I’ve ever met. We had a fantastic time and are likely to return.

First family holiday fun

We arrived on 10/6/2022 our first week we stayed in a caravan 6 £708 for the week including 2 dogs. Caravan was lovely and tidy however the caravan had 2 areas of decking which I don’t think had been cleaned all year.  So on first I cleaned both deckings   The cobwebs and spiders were everywhere.  We moved out today into a bungalow for another week £624 including 2 dogs.  I’ve had to clean the kitchen wash down the the windows and doors. The outside is a disgrace cobwebs everywhere on all the whole building. 

Why are hoseasons charging so much in June for substandard accommodation. I was told that the site isn’t doing anything with the bungalows as it’s old accommodation and the are trying to sell them off. 

We are only staying a second week to attend a family funeral I’m very disappointed Hoseasons
