Beautiful location 10 minutes from lake windermere room lovely and clean and cosy could not fault it landlady very welcoming would definitely stay again 
Also great views from the window

A Fantastic B&B, in a lovely quiet area. 5/10 mins walk from Bowness and Windermere.
Room was beautiful, spacious, clean, with a fantastic comfy bed. You can have continental breakfast delivered to your room, or have a cooked breakfast at the owners cafe Bar in Bowness. Which we opted to do. Was nice to walk down and feel fresh and ready when you Sat down to enjoy the best breakfast we've ever had. Would highly recommend. The house is in lovely gardens. We had a fantastic stay, and can't wait to come again.

Thoroughly enjoyed our stay  last week.The room was excellent,also the en suite shower was great.The walk down the road to our breakfast was perfect for starting our day and made our couple of days something to remember.

Stayed at Oakthwaite cottage (self catering)  for a week in October .   Well thought out accommodation, with the convenience of a short walk into Bowness and the local shops and restaurants.  We would book again and recommend to others without hesitation.

Comfort and convenience in a beautiful setting

My husband and I booked a stay at this B&B in October. We were told check in time was after 3pm...we arrived about 2.50pm and thought that someone would be there to greet us. Upon arrival I knocked the door which was locked for a while...no reply. Then walked around the outside of the house to see if anyone was in. The owners son happened to be in the front room and he luckily was able to let us in and he said his mum will be home soon to talk to us about breakfast.

We waited for about 45 mins but no one came to speak to us so we just decided to go out and explore Windermere. 

When we came back we had a note left under the door to say that there will be no breakfast served at the house due to renovations (we were unaware of this, no one had informed us) so therefore we had to walk into Bowness (15/20 minute walk) to go to Monties to eat. 

This was slightly annoying but we are fairly laid back so went with it. Monties was nice and the waiters were polite but I couldn't help feel really awkward. It was a strange set up. 

I didn't meet the owner of the B&B at all throughout our stay and I did very much feel as though I was staying in someone's house (someone I had not met) which I did not like. 

The room however was nice, a good size and in a nice location.
You can see some effort has gone into the room but  few downsides were that it was a bit dirty- there was gel smeared all over the make up counter, black hairs in our bed and toilet and the bed was incredibly uncomfortable- it squeaked upon each movement we made and I could feel the springs in my back. 

I would have raised these concerns to the owner but as I said, I don't even know who that was. There was no one there.

DO NOT STAY HERE IF YOU WANT EVEN A BASIC LEVEL OF SERVICE!
Don’t just take our word for it read others reviews.

My husband booked a two night stay here for our wedding anniversary.
We arrived about 4.30 and my husband was met by the owners’ son who said his mum would meet us to tell us the procedure.
The bedroom was clean and tidy - no complaints there.
We spent about an hour in the bedroom before going for a walk into town for something to eat and returned back at 9pm.
The following morning we ventured downstairs just before 8am but there was no one about – a bit like waking up on the Marie Celeste.
There was no information leaflet in the bedroom to indicate what time breakfast would be available or the WiFi access details. My husband phoned the number for Oakthwaite on several occasions but it went unanswered.
 
I decided to either get alternative accommodation for the next night or go home and as we were leaving at 9.20 am the owner arrived.
We told her we had been waiting since 8 am and were leaving, she claimed she had been at the B+B at 7am but didn’t want to knock on the bedroom door and wake us up.
My husband asked why she didn’t put a note under the door, or better still, leave guest instructions in the bedroom to which she replied “that’s not how we do things” claiming it is a very relaxed B+B.  
For the staff maybe but certainly not for the guests.
She then commented that we had not been available the previous evening and asked what time we got back to the B+B, I told her 9 pm and she held her hands palms up and said “well then”.
By this point I was beyond disgusted at her contemptuous attitude and told her we were leaving but would pay for the previous night to which she stated payments were dealt with through booking.com but she would not charge us for the breakfast.
(That’s big of her considering she couldn’t be bothered making it)
She then said in 7 years we were the only people to have left. I didn’t waste breath telling her this is the only time we have left a hotel or B+B in 27 years, I was done with her and had no wish to continue this conversation.
 
We went to a café and whilst there my husband phoned booking.com to advise only one night should be charged, he was told booking.com never take payments for Oakthwaite , the owner always deals payments.  (so she lied)
He then went to phone Oakthwaite to ask for bank details so he could transfer payment but there was a message from our bank advising a withdrawl of £99 was made on our account by  Oakthwaite.
(it was £178 for two nights….her arithmetic is as shocking as her customer skills and time keeping)
 
My husband phoned her to ask why she had charged for breakfast and…..wait for it…..she said it was our choice not to have breakfast.  She had planned to deliver breakfast to our room at 9.45 am but, get this, we CHOSE not to take breakfast.  (another lie….I think this woman would lie about what day of the week it is if it suited her)
 
I am completely astounded by the sheer arrogance and vile behaviour of this woman. She has zero customer skills.  
She is completely oblivious that the onus for informing guests lies firmly with her, and to try to pass the responsibility for this back to the paying customer is completely ludicrous.
Charging for a services you have failed to deliver is covered by 
Consumer Rights Act 2015. 
 
Do not stay in this place unless it is on a room only basis and you don’t need WIFI.
Oh….breakfast is allegedly served in your bedroom.  Ours had one chair and no table.  Didn’t get the opportunity to find out if we were meant to eat off the bed, the floor or take turns on the chair.
This place in our experience is run at the convenience of the owner not the customer.
