Another wonderful couple of nights at The Manse simply the best b & b . The attention to detail and such thoughtfulness is excellent. Welcoming and very comfortable.  Breakfast is a real treat too. Thank you John and Ann you are the perfect hosts. Can't wait to stay again.

Simply the best. 

You will enjoy a really lovely stay here. The hosts, John and Anne, are very friendly and welcoming, nothing is too much trouble for them. The beds are extremely comfortable, and the rooms are quiet with every need anticipated. Two armchairs are set before the TV beside where the tea, coffee and hot chocolate drinks are laid up plus some sweeties. Fresh milk kept within the small fridge. The breakfasts are beautifully cooked with a good range of menu options. This is a gem of a place I can highly recommend.

My partner, Pete and I stayed at the beautiful Manse for a week, starting on 29th July. We really can't praise it enough.

Annie and John were perfect hosts. They made you feel at home instantly and were full of ideas about things to do and where to go, even in some of the bad weather we encountered. Annie has compiled two boxes, packed full of helpful information.

Previous reviews of the breakfasts have not been exaggerated at all. Annie's homemade muesli and John's homemade granola and preserves were absolutely delicious - as were the cooked breakfasts. Especially loved the mushrooms, John. Fresh fruit salad and yoghurt was also available, each morning. A very refreshing start to the day. The breakfast room has three individual tables - close enough to chat with fellow guests, whilst still providing a little privacy if desired.

We stayed in Room 1 - chosen for the king-size bed, which was extremely comfortable. The bedding felt very luxurious. The room was huge, light and airy; as was the enormous bathroom. On the photo, Room 1 is the top bay, with the adjoining three windows being the ensuite. Huge! Delicious biscuits and chocolates were a welcome treat at the end of each day, as we sank into the two comfy armchairs. The drinks tray was packed with choice - various types of tea, coffee, chocolate sachets, etc. There was also a mini fridge containing bottled water and fresh milk. The bathroom contained ample luxury body washes and shampoo and there were also fluffy bathrobes and slippers provided for your ultimate comfort. The whole guest house just oozes quality. Everywhere is super clean but it also feels homely and very welcoming. 

Parking was not a problem at all. We parked freely (no permits necessary) on the road outside The Manse all week. There were always ample spaces available on our return, if we had been out in the car to visit somewhere farther afield. Having said that, the buses run frequently and very cheaply, too. £4 return to Brighton! You could easily stay for a week without touching your car. We also walked many times, as it only took us 15 minutes down to the sea front and about ten into town. There you can also find the train station. The Manse is perfectly positioned in a beautifully quiet, residential street.

Absolute Perfection.

stayed here for 6 nights and was one of the best we ever visited ,welcome was excellent got even better as week went on nothing was too much trouble ,will always remember smiley breakfast. Anne & John  keep up the good work  not forgetting alfie    .Would certainly reccommend

We stayed for 2 nights and honestly cannot fault anything! The room was spotless. Thoughtfully placed reading books on the mantelpiece, tasty biscuits and chocolate to eat with the selection of teas and coffees to be made in the room.  Real milk too in the small fridge in the room.  Breakfast was perfect and having never eaten jam on toast I tried some of the homemade jams on offer and found them absolutely divine! Friendly, helpful and simply Perfect!

My wife and I stayed 4 nights during a longer tour of the South Downs and its fair to say that Anne & John have worked so hard to deliver a top-class B&B and well worth it's 5 star reviews.

The whole house is tastefully decorated. Our room was huge, spotless and very comfortable.

Breakfast was plentiful and delicious. John's homemade jams were a particular highlight. Anne was very helpful in recommending places to visit, walks, restaurants & so forth.

Quite simply how B&B should be done - faultless.

Chosen because of the rave reviews, and we were not disappointed. Very friendly welcome, excellent bedroom, wonderful breakfasts. It's a lovely homely period house, close to station and the beach. Thanks Anne and John for a relaxing stay.

The location of the Manse is ideal for easy access to trains, buses, and local amenities in a lovely part of Eastbourne.
The house is wonderfully unique, and the rooms spotlessly clean and comfortable. A fridge provides fresh milk and bottled water, and the bowl of sweets are replenished daily if you eat them!
Ann and John are great hosts, and are on hand to advise you of good walking and touring trips around the area. 
There is an excellent choice for breakfast with homemade granola, muesli, and jams, and any combination of cooked items to suit.
We had a lovely 4 night stay and will definitely be returning when we next visit Eastbourne.

Beautiful house

Lovely hosts Anne and John ensure that you have a very restful stay in an agreeable quarter of Eastbourne. The house itself is beautiful and an easy walk to the town centre and the sea, try the Italian Gardens and have a drink in the Pilot pub  in the Meads.  Nice choice of breakfast.

Edwardian comfort in Eastbourne

The reviews say it all simply an excellently presented bed and breakfast run by a lovely couple who go that extra mile to make everything special. Set in an ideal location close to the shops and station the property is beautifully presented with lovely period features. Our room was spacious with a very comfortable bed and excellent en-suite bathroom. The breakfast is set in a bright attractive room and the choice is everything you could hope for all beautifully cooked and don’t forget to try the homemade jams. 
Overall a superb stay and hopefully we can stay again.
