This is the most beatifull hotel in Turquie I'd recommend it to anyone the people are nice and the vies is beatiful.
Theres a pool with a beatifull view. Theres a restaurant and the food is délicious.

This place is a hidden gem, my most favourite place in this beautiful country. Kaya villas is a genuine find, the self catering cottages are beautifully furnished and immaculately clean. The gardens and pool area are stunning, plenty of sun loungers and seating and adorable intimate bar and dining area for social gatherings with your fellow guests when the sun sets.. If you are looking for a relaxing holiday in a beautiful location, remote enough to escape from civilization yet close to towns of Fetiyhe or Hisarinou/Olu Deniz, you won't be dissapointed. Kaya villas is the perfect base to explore the area. The owners Suzanne and Vedat, are the most gracious of hosts, you will receive the warmest of welcomes and immediately feel at ease. They have a wealth of knowledge of the local area and are always on hand to help you get the most out of your stay, from restaurant recommendations to organised trips. 
We don't usually return to the same holiday destination more than twice, but this has been our fourth visit to Kaya Villas!! We have fallen in love with the location and the charm and beauty of this special place.. Am almost reluctant to share our secret! We had the most lovely time at Kaya Villas this September (2019). What an absolutely gorgeous & private setting. Oh my we just loved it. I just know that we will be back again very soon. Suzanne and Vedat have absolutely nailed it there! This is definitely my secret place to go. Totally love it. The villas are exceptionally well thought out. Can't wait to go back soon. 

This was our third stay at Kaya Villas, Suzanne, Vedat and Tarkan are the perfect hosts. Nothing is a problem and they are on hand at all times for any queries. They organised boat trip, BBQ and nights out for all of their guests which was fantastic.
From the minute you arrive they make you feel at home, and you are treated like part of the family. The villas and surrounding area are so beautiful and spotlessly clean. The villas are situated in a excellent location, with great access to local villages with lots of choices of restaurants.

When we booked Kaya Villas last year, after reading the reviews we knew it was going to be fabulous, but they exceeded over, above and beyond our expectations. The villas and gardens are immaculate and well kept, and the attention to detail and comfort have all been thought out  with their guests in mind. The villas have the most rustic charm, while been super spacious and kept immaculately clean daily. The garden and pool area is beautiful and tranquil, and there were always fresh flowers from the garden in our villa. Now here’s the best bit!!! Suzanne, Vedat and Tarkan will give you  a warm welcome, they go above and beyond making your holiday experience memorable. They are warm and engaging and think nothing more of inviting you to eat with them, we all went out together multiple times, as they have this capability of bringing the guests together and enjoying each other’s company, we met some wonderful friends and have all booked again for best year. I even had a cooking lesson which was amazing!! Nothing is too much trouble, you are treat like family! The passion they have to ensure you have the best experience in second to none!  I can not recommend this place enough.. we had the most amazing time and cannot wait to return and do it all again! 5 star is not enough!

Kaya Villas is the perfect base for a holiday in Turkey. The grounds are kept in exceptional condition, the decor tasteful providing a relaxed yet stylish ambience. The apartments have a charming mix of rustic stone fused with high end contemporary. Spacious and well stocked with careful finishing touches- from the chic cushions to the beautiful flower displays hand picked from their carefully tended gardens. The villas have a pool and bar stocked with fine wines where you can relax around their fire in the evening. Suzanne and Vedat were the perfect hosts, gracious and welcoming they made the stay extra special. They are personally interested in ensuring their guests have the best possible time, this included sharing local knowledge about the best places to go as well as joining us for meals and drinks. One evening they served a shared meal hosted around their large table uniting the guests, traditional food - delicious barbequed meat and mezze. Suzanne and Vedat are skilled at bringing people together in easy, relaxed enjoyment. Wonderful people and great company to be with they cannot do enough to make your holiday special. The apartments are situated in a beautiful location, at the foot of world heritage site Tlos ruins, well worth seeing and hearing the story of how it became a ghost village. The villas have a rural setting where you can get a feel of the real Turkey. Within a short walking distance there are great places to eat including Lesbessos, where they serve an extensive menu of delicious local and international dishes. Here they have a wine cellar where we enjoyed tasting a variety of their best vintages. And then there was also my personal favourite Cim Bal where you can choose from a wide range of meat which you then cook yourself on a barbecue, or they have the choice of slow cooked lamb. These are accompanied by a selection of mezze dishes, it's a very traditional restaurant frequented by the locals. There are also great places to visit by car or bus, we enjoyed Fethiye's local market, a feast of the senses, fresh produce as far as the eye can see; as well as endless clothes and handbags if you want to pick up 'designer' brands at a fraction of the price. As well as the market there is the Old Town – well established shopping heaven. The fish market is a must, a huge array of fish and seafood, hand chosen by yourself, then cooked and served to you by the restaurants that encircle it. Turkey is a beautiful country, the people friendly and proud of their heritage. A visit to the archaeological ruins where we saw an ancient amphitheatre as well as baths and temples helped us get a sense of the land's long history. I would recommend Oludeniz for the coast, we used one of the beach clubs Sun City, it is an excellent place to eat, chill out, read, swim and catch some rays. Oludeniz is also the place where paragliders can land from a step off the highest mountain there. (It is a beautiful alpine area.) There is also a gorge within a car journey of the villas, here we encountered walking through rapid waters - a breath taking experience. We had a fantastic holiday in Turkey, so much to do and see and Kaya Villas is the perfect place to enable that.

This was our 10th year in a row and I am running out of superlatives to describe this wonderful place.Tucked away in a quiet corner of KayaKoy but within easy walking distance of the village shops, restaurants and bus services you can experience true hospitality from Vedat, Suzanne, Tarkan and Daisy.They make it very easy arranging outings, transfers, car hire and special treats so you can relax as soon as you leave the airport. All this coupled with the traditionally styled luxury accommodation wonderful weather fabulous natural surroundings and easy access to several beaches ensures you will visit again and again

Just returned again from a wonderful week with Sue, Vedat and Tarkan. Superb hosts who couldn’t do more to make your stay more enjoyable. I proposed to my girlfriend at the villas on their awesome BBQ night and once again the guys couldn’t do more to make it more special, they truly go the extra mile!!!! 

This is the third time I’ve stayed at Kaya Villas and can’t wait to go back!

We have just returned from an amazing half term visit to Kaya Villas and as always we were made so welcome by Suzanne and Vedat. It never changes...always immaculate, always beautiful and always captivating. Vedat the and Suzanne have a wealth of local knowledge and within minutes can arrange a taxi, minibus, dinner reservation or beauty treatment. Absolute bliss to have a massage in the garden listening to bird song ...highly recommended.  Eating in their restaurant is always a treat with traditional Turkish home cooking and their bbq night should not be missed. Fixing yourself a snack in your villa is easy in the large well equipped kitchen too and it's a joy to be able to mix and match. Always good fun in the evening meeting up with the guests from the other cottages and making friends. We come every year and my 12 year old considers it his home from home. A week is not long enough.

Suzanne & Vedat were very warm hosts and made our holiday most enjoyable. Vedat, perhaps, under-estimated the ability of the group and walks were not as varied or as exacting as we had hoped or expected.
The accommodation was excellent, it was comfortable, and the whole complex was clean and maintained to a high standard. We had a package which included food rather than the usual self-catering. Breakfasts were good with plenty of variety. There could however have been a little more variety for evening meals.
We made good use of the bar, but a better system of recording drinks and a display of the price tariff of drinks would be helpful.
