the location is good. I did not want to stay in the old city so worked for me. Clean room, good service and 24 hours reception. for the price it was totally worth the money. only cons are no lifts and the rooms are quite dark.

perfect place if you dont want a hostel.

Honestly, you won't need 5-star accomodation or resort-like facilities, unless your intention is such. 
Chiang Mai does provide such options for those with bigger budgets. But for those who intend to explore the north, while having a bed and a room in private, then this is the place for you to consider. 
However do note that it is out of the way and your best marker to get back to B2 Santitham is Grandview hotel, which stands out due to its height. 
Do note that many songtaew and even taxi drivers may not get you the the correct B2 Santitham, since there are quite a few B2s in the Santitham area. 
But it's a nice area to stay in. Quiet and peaceful. Pop over to the pub opposite called Ollie. Quite a laidback establishment with beers and pub grub. Otherwise, if you walk down the street through towards central Santitham (the 5-way roundabout), you'll find lots of local delights and experiences. 
Make your way to Thanin Market if you want breakfast. Walking distance, not far.

Dump your belongings and go explore the North

Not bad for stop by a night to connect a flight.

This is my 3rd time staying in this B2 Santhitham Hotel Soi Tepharak and I must say there are few improvements.☺️ I like their new design and color inside the room and even they have keycard now for doors. The rooms look brighter than before. 

Some things for suggestions I have; They need to check some lights in the room if it’s working, at least in my room and friends room bed light and main lights aren’t working, and also the water drainage in the shower, it gets stuck and too slow to drain and it uncomfortable when you’re showering. 

Overall if you’re looking for a budget hotel, B2 is enough. 

It’s a budget Hotel 

Staff were always polite and attentive, and did all they could to answer questions despite language barrier.

The staff did not mind the notes in the booking which asked for adjoining rooms. This had also been confirmed via phone, but to no avail. They did remedy this by the second night. Accommodations were as to be expected from budget hotel - basic but adequate. No room windows, so no natural light, but it actually helped us to sleep better at night. Not a great place if you need a place to spend lots of time during the day though, but quite adequate as a budget option.

Okay, but not impressed.

Previously I had reviewed B2 aplenty and mentioned, once you stayed in one, it’s like you have stayed in them all. And that you can expect the same kind of service, quality, ambience and close similarity in rooms. So, if you liked one, you will like them all. I was inaccurate on that.

B2 Santitham smashed my expectations down through several levels of concrete and onto the parking lot below when I opened the door to my room. It was a world of difference from the other B2s that I had been so used to. It was like walking into one of those really cheap budget apartments deep in the sois of Bangkok, where inexpensive furniture is thrown in just to fulfill the basic duty of being a bed room. The room was dark, the light was too dim. Maybe it’s one of those energy saving policy they enforced, I don’t know. I had to turn the TV on to find programs that showed daytime in order to increase visibility in my room. And by the way, if watching snowflakes is your favorite past time, then you will not complain about the condition of the TV channels. I was glad the morning came fast. Where the others B2s that I stayed had free coffee for me at the lobby, this had none. Another disappointment. 

Now I realized, there are several variations of B2, such as Premier, Boutique and Colonial. So, read up their web and then plan your stay. This hotel suffices only for the most basic of a quick stay. I was there for that, just not expecting it to be that basic.

Quite Unexpectedly too Basic

This is a practical accomodation option. Nothing fancy, no frills. A room, a bed, a tv, a toilet (with hot water), a fridge and a writing table with chair. Not the most fancy flat screen, surround sound tv set, but enough to entertain you. It also keeps you updated if you need news from Asia and abroad.
This hotel keeps you dry at the most affordable of prices. So you really cannot fault for any reason(s) cos you get what you pay for. This is rock bottom pricing, but the rooms are kept in live-able conditions.
Save money on accomodation, use it for food and entertainment.

The most challenging aspect of choosing B2 Santitham is firstly, the location. It's not very well known among taxi drivers. They'll take you to B2 Santitham Wat Jed Yod (which is WRONG)m or some other B2 in the Santitham area. But you'll get a hang of things once you go out and return back to base. It's a simple left turn from Grand VIew Hotel facing the super highway. Use Doi Suthep as a marker.

Practical

This place is great for a private room on a budget, its a good location and the rooms are well equipped and clean. And it was reasonably quiet. However, i asked about renting a scooter and was initially quoted 250 baht. This went up to 300 baht 5 minutes later. The scooter i was given was a death trap on wheels. The back tyre was flat which meant it skidded around everwhere so i couldnt ride it over 40kph. When i returned it the next day, they tried to charge me another 200 baht for the flat tyre. I stood my ground, told them no and they said "ok"...I promptly checked out after that. Also why are the room walls painted grey? Guys..pick a decent colour..
