We traveled to Anuradhapura by train and had already visited two other places (one was fully booked and the other one had only one room left which didn't look nice and was a bit smelly). As we arrived the owner seemed to be away but his (as we assumed) son showed us two rooms. One on the first floor which could be booked with A/C (2000 LKR + 500 LKR for A/C) and one on the second floor with just the fan (2000 LKR; no option for A/C).

We took the one on the second floor for two nights since we thought the terasse there looked nicer. Unfortunately since this was the top floor it got really hot in the room during the day (maybe this wouldn't be like that in the first floor). Besides that the room itself was alright - nothing to fancy - like you would expect it for that price. There's a mosquito net in the room and you have your own bathroom with a hot shower (We assumed that their water tank stands directly in the sun, since the water was totally hot in the afternoon, couldn't even wash our hands properly until it cooled down a few hours later. If the tap water is coffee again you can use the instantaneous water heater...).

Breakfast costs 450 LKR per person and includes coffee or tea, a fruit platter, toasts and jam and a fried egg with a few small sausages.

You can rent a bike for 300 LKR per day.

Quiet good guest house to stay in Anuradhapura 

Run by a couple, the guesthouse is clean and neat with a tranquil setting beside a lake. It served breakfast only, but a grand restaurant was 200 meters away, will amazing sunrise views over the lake.

Rooms were clean and spacious. Our room AC didn't work and worst part was there was a power cut of 1 hour made us feel so uncomfortable. Worst was the Bathroom. It was clean but the toilet was not working at all. Its a budget hotel which is OK for the amount we pay. They didn't charge from us the AC room price but they charge the Non AC price. The best part is the room has good TV channel selection even HBO was there but there was an issue with the TV sounds :)

Budget Hotel

On checking in to my room I found that my room was dark and damp. The Electricity didn't stay on for long, but this wasn't rectified after some heavy complaining.
The bathroom was a very basic "wet room".
It's located in a nice area along with other Guest Houses. No food was available other than breakfast.
The breakfast was a western breakfast.
Didn't sleep well at all as no air con is difficult.
The customer service element was ok.
Overall poor value for money!

Poor Value, basic rooms

stayed here at the last minute and the hotel were very accommodating. Older gentleman saw us to rooms and agreed a price that was good value however the next day when checking out the younger gentleman gave us the bill and was quite aggressive in charging extra money that had not been agreed and became quite volatile towards some of the women in our group. the rooms were clean and basic but would not stay here again due to service.
