Friendly staff and clean facilities. The rooms are basic but clean and comfortable. The guesthouse has beautiful views of the mountains surrounding Vang vieng. It’s a good location with only a 10 minute walk into the centre of town. Nice and peaceful in the evenings.

My rating & review is based on the value you get for the price. If you need a spotless place that's super clean, then pay more somewhere else or go visit another country. We stayed three nights in one of the bungalows with private bathroom near the reception.
PROS

Location - just outside the town center so it's quiet. It's only 10 minute walk into town center. 

Free filtered water in lobby - refill your reusable containers

Hot shower - I shower at night before going to bed and all three nights I had hot water.

Good Wi-Fi - it's good enough inside our bungalow #7 near the reception. Could watch videos. But sometimes it was spotty, but that was rare. I could also get wi-fi in the grassy area in front too. Can't speak for wi-fi further out.

Fan in room - it was fine enough to keep us cool. During the day, we opened the door and window to get a breeze through. We didn't have issues with mosquitoes/bugs but maybe in Feb it's not so bad.

Porch - sure, it's a small little porch, but it's shaded so you can sit and read outside in a chair.

Friendly staff - seems family owned and everyone was super friendly.

Sugar can juice - if you walk on the main road into town, you'll pass a few ladies selling sugar cane juice. This is the perfect drink as you walk into town on a hot day.

Massage place - also, on the main road into town, there is Seng Dao Massage close to the guesthouse across from Wat. There are many massage places in the city center but they're surrounded by loud bars and noise. Definitely try Seng Dao Massage because it's far enough from the main center of action/noise but along the main road between your guesthouse and the city center. 

Sunset - when you walk towards the river along the dirt road, you can see clear view of karst mountains and sunset. It's less than 5 minute walk from the guesthouse. If you keep going towards the river and head downstream, you'll hit Smile Beach Bar, which is a great place to lounge.

CONS 

No sink in bathroom - strange not to have a sink, but you get used to spitting into the toilet after brushing your teeth. There are worst things to endure in life so just remember that you just paid less than $10 for your room.

Laundry service - they do laundry at an expected higher price than in the city, which is fine for the convenience. But they hang dry your clothes on the line and fence next to the dirt road. So, basically, whenever a car drives by, dust gets kicked up and your clothes get dirty again. Better to wait and do laundry elsewhere.

Worn feel - the interiors, especially the bathroom, need a new paint job. But once again, you get what you pay for. This is not a shiny new place. It's a budget place that offers quiet and just enough amenities to be comfortable.

We really enjoyed our stay here and for the price we paid you could not ask for more. A gorgeous view and so relaxing, chilled and peaceful. The room was very basic, but we only paid £7.00 per night. You do not have a sink, but this was no bother at all.  We stayed for 3 nights and were sad to leave. The staff were friendly and helpful, always a smile. About a 10 minute walk to the main bars/restaurants.

We stayed for 12 nights when we thought we'd only be in VV for 2 or 3. This guesthouse is so chilled out! The rooms in the main row are large and very clean with fan and AC. The bathroom was big and had hot water. We had 2 chairs on our little terrace and we drank endless free coffees there. The family are kind and would swap our towels every few days and we swept our room out and left bin bags out front to be removed. I'm not fussed by daily cleaning at all. Cheap beer available too. 
It's perfect in that your 7 mins from town but away in a little oasis with incredible views.
We would whole heartedly recommend this place especially at 120,000 kip a night!

We stayed four nights in the basic cabins here. Although they are quite rustic, they are comfortable enough. 

The small complex is located about 10 minutes walk from the main area of town, which is a good distance in my book.

Avoid booking online as you will pay a couple of dollars more per night.

We had a great stay here. The owners are very friendly and like to help you. The room is basic, but clean. The only thing we missed was a sink. Brushing your teeth above a toilet is a bit weird, but acceptible for the price we paid. Check the rooms if you have choise because some rooms have hot water and others (ours, room 3) don't.
The location is good because it's near to the town, but far enough not to have so much noise.
