This B&B has been sold and is now a private residence. Phone disconnected and exterior signage removed. No longer operating as a B&B. Too bad, as it used to be a great place to stay, especially when Sue and Zen operated it.

No Longer Operating

The location was lovely and very accessible to downtown Victoria's inner harbour.  A lovely boardwalk for those wanting to hoof it to town. The room was very comfortable and nicely decorated. We had to take a glass from breakfast room for bathroom use. Fire/smoke alarm missing (Orca).
There was no housekeeping. 
The big disappointment was the continental breakfast. Coffee machine was temperamental and a poor selection of teas, coffees, cereal, bread and fruit.  We ended up going out for a proper breakfast.  
Apparently this place had very good (8.5) in 2016 when there was a host but I'd say more like (5.8) now. 

B & not so B

The location was great and the room (Orca) was cozy.  The view, boardwalk and small ferries was excellent.  The offsite manager was very helpful to get us access (Kevo) to the lobby.  Unfortunately the breakfast was completely unsatisfactory. We decided a restaurant was better use of our time and money.  On a door in the breakfast room there is a rating of 8.5 in 2016.  I think 5.8 is more appropriate for 2017.

B & ?

This place was by far the worst we stayed in during our 5 week vacation in Canada! When we arrived, we rang the doorbell a couple of times, but no one answered. After standing there for a few minutes, we discovered that we could open the door from the outside. After another couple of minutes of standing there and calling for people, we found a key in a small envelop on a sidetable with the roomnumber and our names on it. Not even a welcome note. What a rude and weird way to receive your guests!

This, however, continued during our stay (2 nights). When we came back later that evening, there was still nobody to be found that we could talk to. The next morning, again nobody to be found except other guests, who were having the exact same experience as we were having. 

Breakfast was a complete joke. There were a few prepackaged items like sugary cereal and muffins. There was also a bag of bread from the supermarket thrown next to it, and there was peanut butter and jam. The toaster however was broken! I've stayed at hostels were they serve better breakfast. 

Our room wasn't cleaned during our stay. When we arrived the first day, the trash of the previous guests was still in the trashcan. Since there was nobody around to adress this to, it was still there when we left. We also had issues with the wifi,which was barely working.

I would absolutely never stay here again. Hospitality in this place is non-existing! 

Be aware: all the good reviews are based on previous owner!

We stayed 2 nights in this place, as we wanted to stay close to Victoria during or stay. The price seemed reasonable at first (good location) , but when we arrived there was nobody around. The door was open, so we walked in. After a few minutes calling for people and knocking some doors, we found our room keys down the hallway in an envelope. Ok... Room was ok and clean, but the people who run this place where nowhere to be found. After we came back from dinner there was still nobody around, quite strange.
In the morning we were quite surprised to see that the breakfast was just a bunch of pre packaged food, the cheapest you will find in a grocery store! This is totally the opposite of what is in their advertising on booking.com etc.

The second day the room wasn't cleaned, no beds were made up etc.. Even no extra toilet paper. And still no sight of a person who runs this place, I guess they are harder to find then the wildlife in Canada.

So we found out that this place just changed owners, and that all the good reviews were based on the hospitality of the previous owners... This makes sense, because the current owners don't know anything about running a B&B and will do anything to avoid you...

Tip : go look somewhere else!
