This is an inexpensive guesthouse on a side street a short walk to the riverside and Royal Palace.

The rooms are old and dated. The physical condition of some of the rooms is sub par - peeling paint and wallpaper, holes in the walls and cracked tiles. But the basics are decent: rooms with private bathrooms, strong air con, a community balcony you can sit on and watch life on the street below and friendly staff. The family who runs the place is incredibly nice and helpful. Remember - this is a budget guesthouse, not an upscale place with upscale prices. This is a cheap option in a safe environment.

The restaurant they have on the ground floor is excellent. The have western and Asian menu options. Prices are decent and portion sizes are decent.

it was just OK in every-way and appeared not very frinedly.  lots of cats at the entrance hall.

somewhat disappointing

Matress is broken, with Springs coming out. The reseptionist Just wantet to turn the Matress round. I refused and got another room.But still the water from the zink is going straight on the floor. Wallpaper is falling off and sugarants are plentifull

Not recomended.

As other reviewers point out, food was overpriced with small portions. Owner then refused to take our money after dinner, likely replaced our 20 dollar bill with another that he claimed was missing a corner, then lectured us for "not understanding Cambodia". 
Avoid, there are many better choices.

Mediocre, overpriced food and service, hostile owner

been there twice first time was not too bad but second time ... i booked a single with ensuite when i arrive he told me the room i  booked was occupied  , he gave me a blind room with shared bath... but no refund , the bed was a spring box had to sleep on all my clothe as padding , no wifi in the room the resto downstair is not too good & over priced

cheap go only on budget

We stayed here for 2 nights recently as a family of 3. We were ‘upgraded’ for free as we had unwittingly booked a room without an ensuite. 
Room was very old but reasonably clean. No ants in bed but in room, TV didn’t work and bathroom light/toilet had some quirks. Sheets were pretty threadbare. A/C worked well though. 
Good location though with lots of cheap eat options along the street and within walking distance to riverfront. Very cheap hotel so you get what you pay for!

Nice hotel and very helpful staff

We booked this place as it was the cheapest one online we could find for 3 people. We weren't expecting great things as I'd read other reviews online. The room was as expected. It was old fashioned, the sheets were stained, my bed had sheets with holes in and there were also ants in my bed. This may be fine for others but made me feel quite uncomfortable and unclean. The bathroom was separate and was tiny. It wasn't possible to have a shower unless you're really small, the sink was blocked and after we brushed our teeth before bed, the water was still there in the morning. Generally just a very dark and depressing place to stay. We checked in at around 10.30pm after our bus arrived and were checked out early the next morning due to the facilities.
