Resort Rental did not think it was important for us to know that our vacation home complex was under huge renovation. We had to learn first hand on arrival instead. Extreme loud motor noise under our apartment woke us up every morning at 8am . The daily work consisted of pressure cleaning and painting our and neighbor unit. One guy used a lift machine he operated all day long up and down and back and forth. We rented an ocean front unit to have breakfast on the balcony and enjoy. Not one day we could do that. The private beach was just feet away....but the construction noise forced us to walk to a different location to be able to enjoy the ocean waves and wildlife. We asked Resort Rental what the situation is and how long this will go on ..we hoped it was just for a few days. They decided to ignore our email and first after we complain we got an answer. But by that time we where already 2 days away from our departure and a relocation to a normal place unpractical.  So we where riding out the stay . We will never deal with this company again. They knew about the resorts construction activity and yet did not give us the choice to rent another place somewhere quiet.

We love Lands End and have vacationed here for many years, however like other travellers have mentioned if you go onto the Resort Rentals website they do not post any reviews unless they are glowing - so not a true reflection.

You take pot luck with your condo as some are very old and dated now.  Ours did not have any usable beach equipment so unless we rented it, it would have cost us a lot of money to purchase - if you are coming for a beach stay this should be a staple.  

We stayed in apartment 303-6 which was very nice but we did have some issues.  We contacted Resort Rentals before our stay to ask if our stay would be impacted by Idalia and were told everything was normal, but that wasn't the case.  We couldn't walk on Sunset Beach throughout our stay as they were doing beach restoration, the boardwalk at Lands End doesn't exist any more - so if you are looking to stay with Resort Rentals on Sunset Beach in the next couple of weeks you should check you can actually access the beach from your accommodation.

Our condo needed a good clean  - dirty bathrooms and toilet, mould in the shower, food splats on the cupboards in the kitchen.  We mentioned this to Resort Rentals but they said they hadn't received any complaints.

The bed is nice and big but we found it a little hard.  Couch is great.  They have taken out the normal big walk in wardrobe so now it is a tiny space, not big enough for two people for two weeks.  Kitchen well equipped but we had to wash everything before using as a number of items were dirty.  After being in the condo for an hour and walking on the floor in bare feet our feet were filthy (and we don't wear shoes in the house).  This is a nice condo but we would have liked it to have been cleaner.

Stayed for 2 weeks in 7-306 Beachfront Premier unit. Tried to leave review on RESORT RENTALS website, but they obviously screen them and only post 5* ratings on their website.  Gave a rating of 3 here since 3.5 is not an option. Some of the agents at Resort Rentals were very nice, others downright rude.  Had relatives join us - no teens.

Condo looked just like the photos and was an enjoyable stay, BUT did have some issues. Dishwasher and oven malfunctioned. Clothes washer seal had lots of black mold that was a health concern (see photo below.)  We did notify Resort Rentals about the washer and they had the cleaner try to remove it, but some is permanent at this point.

Kitchen is very well appointed, but many dishes are chipped and no drying rack for hand washed dishes even when we requested one.  No space in kitchen cabinets for food, only in the pantry which was already 3/4's full with owners' items.

Furnishings were nice, although the owners have way too many knick knacks that leave little room for anything else on tabletops, nightstands and bath counters.  Believe owners displaying personal photos is creepy, especially in bedrooms.

Despite staying 2 weeks, we were given a paltry starter set which included 1 roll in each bathroom of the thinnest, cheapest toilet paper we've ever encountered.

The grounds were very well maintained and aside from the bars across the water inlet on weekends, noise was not an issue. Due to facing the ocean, we never heard the loud music when inside the condo. This complex is for more of an over 60's crowd and not ideal for families with young children. Any kids in diapers are not permitted in the pool and all pool floats and toys are restricted as well.

Beach was pleasant for walking and had good shelling at end near rocks.  Good fishing there as well.  Red tide was a major problem for most of our stay with everyone coughing. However, it's been an unusual year following the hurricane with red tide prevalent all along the gulf coast.  Best to have a car since not many restaurants or shops nearby.

OK stay, but probably won't return.

Frist of all, this is a longer, and it affects the rating. There are three different parties/items involved, all with different ratings:
1. Rental Agency - 5star
2. Property Management - no-star or one
3. Location and neighbourhood - 3star

1. The agency we rented from was Resortrentals. They get a full five star review, as they have a clear and easy to use website, are friendly, helpful and no matter how you contact them (phone, email or text message), they respond almost immediately. And if you have a complaint, they immediately offer a satisfying solution. Thank you!

2. Property management is done by Condominium Associates out of Clearwater. They get a ZERO start, or 1 point only. Why? First, they took over the place and immediately made some changes. Changes like, as a tourist you pay a whopping $30 for parking, even though the owner already pays for parking. Second, this has become a noisy place. For starters, every Thursday there is landscaping start before 8am. So, if you are here on vacation (absurd idea, right?) you are confronted with the noise of lawn mowers, hedge trimmers etc. You can'T use the balcony for coffee and breakfast because of the noise. Third, there is ALWAYS maintenance going on. We stayed here for 18 nights and had constantly noise in the morning from high pressure water cleaners (cleaning the garage), painters, from concrete cutting (those circle saws are horrible at 8am), from jackhammers and other power tools, even Saturday morning!! It almost looks like they regard August as the renovation month. If that is so, I highly recommend to skip August. 
Apart from the construction and maintenance noise (every time the wind blows, one of the blue shirted staff has go walk through the compound with a leaf blower.... annoying). Another thing they changed is, that all the doors and entries are now only accessible with an electronic key card, including the pool access. Oh, and they changed the times for the pool access: it is now open until 11pm, which increases the noise level at night. The usual warnings are of course ignored (no kids in the hot tub, no alcohol at the pool, no diving ... ). By the way, the blue shirted staff is great! Friendly, helpful and always there for you. They are, as you can imagine, not happy with the new management. 

3. The location and neighbourhood. The location itself is awesome, the white beach, mostly covered in shell and pieces of shells (be sure to wear shoes on some parts of the beach), the water is clean and wonderful, ideal for kids and family with small children, as the currents are not strong and the water is shallow most of the time. 
The neighbourhood can be noisy. The name itself (Land's End) already tells you, that the street leading to the property is a dead end. This dead end has a parking lot and a doggy beach. One weekends and during some evenings, some people with loud motorcycles cruise the street to the very end and turn around on this parking lot, even in the middle of the night. Then there are the people who come her with their pickup trucks and turn their trucks into party dance floors. Loud music, strong bass, booze and the according loud arguments are the program for some evening, especially Friday and Saturday. 
And, access to the property as well as exiting the island can be tricky and time consuming, as the two tiki bars at the entrance of the island cause severe traffic jams during the weekend. They also are the cause for most of the trash you find on the beach itself, even as far as Land's End, because people buy their drinks in plastic cups and walk all the way down. Not everyone disposes of it properly, although there are many trash bins available. So, all in all, the location and neighbourhood gets a three.

The view is great and have stayed at Lands End  Condo several times before. We are OK with a place being a bit dated as long as clean and functionable. This unit had so many issues that it impacted the quality of our stay. Was advertised as having "many updates". They clearly have more updating to do to justify the rental fee. Vertical blinds in bedroom were broken making them unusable to open and enjoy the water view. The master bedroom sink had a slow drain, the toilet stopped flushing twice, the refrigerator water dispenser gave out warm water, the cheap new floor installed was water damaged and cracked by the washer dryer, the rusted stove had dirty aluminum foil in the oven and set off the alarm the 2 times we used it, the balcony had 2 tiny wrought iron plant stands as tables that were completely unsafe to use to place a glass or mug on. All seating in the condo had issues: The sofa and its pillows lacked any support due to age, the dining chairs also lacked any seat cushioning and you sunk at the table, and the left side of the one living room chair was wobbly. All TVs are small by todays standards and the one in the master bedroom had a crack in the screen. One or two little issues is acceptable, not this laundry list. On the plus side, the unit was clean, the  beds had decent mattresses and new bedding, and the AC worked!

Lands End unit 303 Building 5 sorely in need of refurbishing!

Have been renting in L.E. for 15 years…always a peaceful friendly place. First time back since COVID…too bad it seems to have been taken over by the ‘Kremlin’. Renters first notice ‘Royal Book of Rules’ thrown at them both before and after arrival…then see that all common facilities under newly installed electronic lock and key…fully expect the barbed wire to go up around boardwalk perimeter any day now! Most galling is condo board funding their (unnecessary) security improvements on backs of the renters, of course…charging them new cash $30 “parking fee” at the gate (seems to me that renters already pay handsomely for use of the condo owners parking spaces)…these renting owners should be aware that the ‘biddies on the board’ are scaring their customers away…

What’s up with Land’s End?

Cracked walls and peeling paint on walls and ceiling in the master bath and not even a full shower curtain- only a liner, towels are scratchy and thin, single ply super cheap toilet paper, Everything is very dirty and old. Broken threshold in kitchen (and dangerous even after repaired- with raised screws so you can cut your feet). There was a rusty old bottle cap in the kitchen sink garbage disposal which I had to fish out myself. Amazed at how long that has probably been in there! There is a broken hanging cabinet door in kitchen under the sink, a detached pantry door, hair in fridge (and master sink.) EVERYTHING is dirty and dusty. The kitchen floor was sticky. I tried to plug in my expensive espresso machine to several outlets in the kitchen and every outlet sparked. We had to buy a surge protector to protect our machine. There are super ugly dirty old fake plants everywhere that all need to be thrown out. LIVE TERMITES crawled on me and wings were under the pillow on my bed in the master. YES, I have pics! All the screens are extremely deteriorated and the particles are all over the window sills. Broken and completely detached screen door out on balcony. Too much furniture on balcony to be useful, (I put two plastic green chairs outside the front door during our stay to free up some space on the balcony and someone actually ENTERED OUR UNIT while we were out without our knowledge or consent and put those ugly things back on our balcony!) There is a stupid wall phone in the kitchen that has a shrill ring that rings several times a day- no one there. Everything here is like walking into the early 70's. Nothing has been updated. The quality of the water is terrible-won't even try to cook with it. The owner has dusty old books stuffed in every basket- would do well to have a game or two! Not well supplied AT ALL on any level. Not even a sponge or dish soap or bags for the trash can in the kitchen (like you want to run out and get that stuff!) The two TV's are embarassingly small. I would NEVER rent a place I owned in this condition. NEVER! What an embarrassment to the people who own it and those who maintain it. Unfortunately for us we had to extend our stay because our home was still not ready. I hated every minute in this dump. WHY SOME PEOPLE LIST THESE ISSUES AND STILL GIVE IT FIVE STARS IS BEYOND STUPID. The ONLY saving grace for this place is the environment. Nice (but slightly dilapidated) walking trail around property, nice pool and spa area. But don't expect to have beach towels provided for your use in this condo. Great access to beach. Clubhouse leaves a lot to desire- completely under utilized and boring. Security guard charged one of our dinner guests $10 to park, and didn't charge our two girl guests who came in right before him. You guys could save a LOT of money by switching to an entry key pad system instead of paying all these security guard shack people. The security guard gave my adult son a hard time when he was first checking in. Completely inappropriate behavior.  (You should also be aware this unit faces The Toasted Monkey so there WILL be loud music just about every night. Didn't bother us, but it might bother others.) If you rent this place after all this- you seriously need help.

Land's End Unit 406-Bldg 3, OLD, filthy, termites, disrepair, cracked walls, peeling paint, UGLY!

I have traveled to this area many times over the past 10 years. Love the atmosphere, love the beaches. I however do have one recommendation concerning staying at Land’s End Resort. Granted the accommodations are nice, but be forewarned when it comes to the pool. STAY AWAY!!! I witnessed a gentleman who had a drink sitting beside the pool in an aluminum can get harassed by the staff and it ultimately ended up with the cops getting called. Yes…over an aluminum can. It’s ridiculous. He wasn’t hurting anyone, and to think that the staff would go as far as to involve law enforcement in such a trivial matter.  The pool was packed and most everyone was in shock that it happened!! It’s a waste of law enforcement and tax payer funds to dispatch cops over the location of a drink in regards to the  vicinity of the pool. Don’t believe me?!?!? I have the whole event recorded on my phone. I spent nearly 7k to bring my family on vacation this year and I really wish I would have chosen another place to stay that we could actually enjoy without having to fear  that  law enforcement could be called over stupid and trivial matters. Please read other reviews… the  permanent residents seem to go above and beyond in being utterly ridiculous!!!  If this is a retirement community then by all means keep it a retirement community and do NOT rent to anyone vacationing. The residents can all enjoy their bitterness and contempt  for life together, without anyone with a family vacationing. Geee if your life is this sad and pathetic, I truly feel for you. God forbid an aluminum can’s location could cause such a scene!!

Accommodations are nice but beware of staff!!!!

Building 10, Unit 403  was  beautiful, comfortable, everything you need. Lands End Community grounds are well maintained.  HOWEVER, we were a group of 1 Adult & 2 TEENS>had we known Lands End General Rules & Regulations(Pink Sheet) PRIOR to making reservations with Resort Rentals, we would have NEVER booked @ Lands End.   The homeowners patrol, take notes and ENFORCE the rules which is fine, but threating to call the police because an adult had a bottle of water poolside was beyond ridiculous!  I witnessed an owner make a 6year old cry, scolding her & the parents about floats are not allowed in the pool.  Hot tub is for people 17 and older-- don't dare think your teens younger than 17, even with a parent IN the hottub is allowed! Only 1 hottub in operation & boardwalk on Intercoastal side under construction @ the time we stayed 3/21 
Also BEWARE--if booking with  Resort Rentals, service workers can enter the unit @ any time they chose, WITHOUT notification! I guess the unit was scheduled for "routine" air filter change and a service man unlocked the door and walked in to change the filter!  No attempt was made by Resort Rentals to notify me of such scheduled "routine maintenance." When I called to voice my concern, Resort Rentals really didn't seem to think that a stranger entering the unit was a big deal..."it is time for the 'routine maintenance' and we need to get the filter changed."  
The unit was to be a "non-smoking" unit, but there were ashtrays-1 inside unit & 1 on deck. Master bath shower door does not remain closed, an electrical outlet was falling out of linen closet wall near sink. Washer MOLDY & STINKS!!!! Guest bedroom sconce lights did not work, need new bulbs.  Microwave top piece falls out when open door-needs fixed. 
My advice is know the Rules and Regs of Lands End before you book with any agency and then decide if the community of Lands End is a good fit for your situation.  Also, be sure to ask Resort Rentals  if anyone/strangers/service men will be entering the unit during your stay.

WARNING:  Know Lands End Rules & Regs BEFORE Booking.

Our family of 6 stayed in Building 4 unit 304. We rented through Resort Reality. The property was well cared for and had all the ammenities we were looking for, pool, hot tub, shuffleboard, volleyball and ping pong. We had a great view of the intercoastal waterway from our balcony. The property also sits on the beach! Our favorite part. We enjoyed everyday at the beach and watched several sunsets. The beach is actually Sunset Beach on Treasure Island. Highly recommend the property.
