Balcony was recommended by a friend but I had to cancel due to unexpected illness/death in the family. The staff was courteous in helping amend our plans, and I am forever grateful for their kindness.

Good people, stay with them!

We had a really nice stay here. The room was small, but there are bigger room options. Cute little neighborhood with cool local places to try nearby. Walking distance to French Quarter, as well as Frenchman St. Hosts were responsive if we needed them. Shower pressure wasn't great, but it was fine. Loved the shared balcony area (we never saw anyone else when we were up there). I'd just say be careful where you walk at night. The immediate area is fine, but there are some not so good areas you could accidentally wander into. 

Very nice place to stay

Easy entry instructions. Long flight of stairs to get to some rooms. Antique old but clean furnishings. Small room and shower room but adequate. Great location and neighborhood. Great restaurant for lunch/dinner. Music and bars within a block.


Great location quiet and safe

We absoulutely loved staying at Balcony Guest House.  We had room number 1, and it was THE BEST.  Two seperate doors to the patio.  Cozy room with super comfortable bed.  After being out all day so nice to relax on the balcony.  The whole establishment was super clean, and staff accomodating.  The downstairs restaurant was very nice, we ate there a couple times. . . once with great entertainment.  So close to Frenchman street and the French Quarter.  For sure we will return!

Fabulous!

Almost everything went wrong here.
First of all, I was overcharged for my stay. Property management was not willing to work with me on this even given a months notice ahead and started to threaten cancelling my stay over $75 during Mardi Gras season stating that I was a red flag for trying to understand why I was charged for an additional person that was not a part of the reservation. I was told not to reach out to booking.com and am now out this amount. I’ve attached these to this review. Second, the area is not safe and we felt very uncomfortable each night. As mentioned in other reviews, roaches can be seen throughout the hotel/property and this was a major concern for cleanliness. At night we also heard little footsteps around which we thought may be mice.
I did not feel as though I could contact this property with any concerns I had because of the way that they handled our initial problem - definitely a toxic environment over such a small amount of money. The walls are very thin and so you can hear everything that other tenants are doing (sexual activity, discussions and also just showering). Everything is very out dated and even one of the windows was shattered. I didn’t even feel comfortable parking my car outside. No soap, shampoo or conditioner were provided. Honestly, if I wouldn’t have booked this 8 months ahead I would have done this whole thing completely different as they shamed me for trying to save money for booking in advance. I do not recommend this property for families or a group of friends (specifically women). I’ve never dealt with this level of unprofessionalism and I have traveled to all 50 states and 14 countries. Please save yourself the trouble and safety as New Orleans is already known for being potentially unsafe; this property enhances it.

Given the red flags and poor, fraudulent property management - I am happy I survived this booking.

We literally pulled up & parked right out front! We used the code given and went right upstairs to our room. It was perfect for us- small but had everything we needed! Microwave and fridge and a gorgeous balcony overlooking the Marigny. It was a short walk to the French Quarter. We enjoyed bars nearby- especially Anna’s and Pepp’s. We had pizza a few blocks down the street each night. Yes it’s a bit noisy outside the place, but it’s New Orleans after all- go with it! Totally safe and the private balcony is really special. Will return! Bad reviews must be by KARENS….. Nobody comes to New Orleans to sit in a quiet room

Cool Pre Christmas visit!

The first night was a wreck - noisy fellow Balcony guesthouse neighbors all night long. Cassie, the manageress, said she could move me to another property for less than the online price. As it turns out, this isn't true. The rates they then offer are $20 to $50 more per night than booking.com. A sad disappointment from what the original owner once had on offer. Customer service.

Zero customer service.

BAIT AND SWITCH. Room 8 is a little closet of a room advertised as a queen bed and has a full bed. They will try to claim it’s a queen but it’s a fraudulent listing. Photos and measurement doesn’t lie.

From talking with the neighbors it sounds like some of the rooms are great. The location would’ve been great to. There are no hotel staff on site so we just gave up and went about getting another hotel at 1am.

When trying to work it out with management they essentially called me a liar and have done nothing to fix. Luckily I have photos to back it up.

BAIT AND SWITCH. FRAUDULENT LISTING BEWARE

Be aware that their cancellation policy says that you'll loose your "deposit"  What they never implicitly tell you is that your "deposit" is the entire price for your stay.
We cancelled due to Covid and they refused to offer a refund, partial refund, or credit for other dates.  They even wanted to keep the money for the "cleaning fee" despite the fact that we wouldn't be staying there!
After talking to the staff, owner, and "booking manager" with no results, I finally got my credit card company involved.  They agreed that the Balcony's website is deceptive and got me a full refund of $837.  I would have been happy with a partial refund since it was my choice to cancel, but after being jerked around, I'm glad I got all my money back.
Read other reviews about the service and cleanliness.  I love NOLA (this would have been my 12th visit), but stay somewhere else!

BUYER BEWARE!

We stayed here for 7days of our honeymoon and absolutely LOVED IT!! Kit and Cassie were amazing! They took such good care of us and I mean everything from making sure we had coffee and breakfast items, helping us with our activities/outings even provided us with an umbrella when it rained! Lol We will definitely be back for our 1year anniversary! Thank you thank you thank you!
