We were met on arrival by the host Geoff. We were offered a choice of rooms. The rooms were dated but it was clean and tidy, the bed was really comfortable and the location is fantastic. Off street private parking is also a big plus. We would definitely stay here again. Geoff was great

Last minute break

Old fashioned  neglected, run down inside and out. Filthy. Dirty cracker Windows, look as if they have not been cleaned in years, grubby certains.  I could go on. Disgusting. The owner offered me a choice of room, both were awful.  The place needs à total rénovation. With so much compétition in york i dont know how they have the audacity.

Terrible

Firstly the owner Geoff is very accommodating and knowledgeable, he even allowed an early check-in. Its not that far a walk into York centre (around 10 minutes).
The property itself would once of been a beautiful home/ accommodation and with a bit of work could be again.
The room we had was spacious but very tired. Wallpaper is peeling away from the walls, large cracks on the ceiling, flickering side lights and the carpet simply needs replacing as very stained and worn. 
There is a fousty, musky smell  in the hallway between the bathroom and bedroom .... possibly an easy fix as this place could be truly stunning.
Obviously, the car parking space is a bonus here and the property has some wonderful periodic features ... it just needs some TLC.
The bathroom toilet "squeaks" and has a takeaway container underneath to catch leaks. 
This property needs some work to bring it to the beautiful place it could be. The lights are minimal in producing light and requires a down light in the ceiling rather than the uplighter currently as it's rather dark.
There is no full length mirror for ladies (or gents) to check their attire. 
Personally I think better accommodation can be found including a breakfast with parking for the same if not a  slightly lower price. 

Needs a bit of attention

A very disappointing experience. We had booked for 2 nights, but left after one and went to another hotel.
The host was, as other reviews note, very friendly and helpful, although it was odd to be asked to pay the moment we arrived. But the state of this hotel was very poor, and definitely not worth the price. The furniture and decor was extremely dated and shabby. Our bathroom had nowhere to hang towels, and the shower was set on top of two narrow steps, making it difficult and arguably dangerous to get in and out. The shower itself was again old and not great. Our bedroom window had a large crack in it.
We have stayed in old houses before, and don't expect them to be like a modern hotel. So creaky floors were expected, but there is zero soundproofing between rooms. 
This hotel  is in serious need of refurbishment, and I would not recommend it. 

Would not recommend

Another excellent stay,  always great to visit Holly Lodge , it’s like entering a little time bubble. I don’t get why some people give low scoring reviews due to the decoration, don’t they look at the photos before booking?  

Good to see Geoff again and will be back soon.

Historic York

We loved our stay at the Holly Lodge, it in an excellent location just a stroll away from the city or if you wish the entrance to the city walls (this is great). Geoff the host is very friendly and knowledgeable and helped us easily navigate our way. The lodge comes with parking and has cafes on the door step. Thank you Geoff hope to see you again.

Excellent location, ample parking and fantastic host.

The Holly Lodge is a lovely old house. The rooms are comfortable and spacious. Not very modern bit fitting the building maybe a bit tired but we have had a pandemic. So all in all a comfortable stay. The owner,Geoff, was really nice and very helpful. 

Two night break away 

Lovely cosy cottage feel, very pleasant host who made us very welcome. Text to check our arrival time, when we arrived we were met by Geoff who got us checked straight in way before normal time. Much appreciated after a 4.5hr drive from Hampshire!  Lots of recommendations from Geoff for places to visit and eat.
Room was clean and had the cosy cottage theme that went with the house. Free parking. 
Tea and coffee available in the room and extras in the lobby if wanted. 
Perfect location with a 10/15 min walk along the river into town. We would happily stay here again!

Lovely stay in York at Holly Lodge.

If it was possible to give this property 0/5, I would. The first thing I noticed about my room was the over whelming scent of air freshener/carpet powder. It made me feel nauseous as it was so over powering. The room was dated, dusty and you could feel the damp in the air. The TV wouldn’t switch on (luckily we brought a laptop so we managed to use that) and the hair dryer didn’t work properly - it was sparking and making an awful sound. The area around the sink was stained and there was a long black hair on the tiles in the shower (neither mine nor my partners as we don’t have that colour hair). The shower pressure was abysmal and because the whole place was so filthy, for the first time in my life I felt dirtier from having a shower. There were cellar spiders in absolutely every corner. I counted 12 in total. The skirting boards hadn’t been cleaned in a long long time and you could see the build up of dust. The room needs a serious deep clean and a massive revamp to be charging £200 for 2 nights. The Hilton in York was similar price and we wish more than anything that we had went there as staying at Holly Lodge ruined our entire trip. We don’t ask for much as lodgers, just a clean room with working facilities and for £200, this place couldn’t even deliver that. The relief of getting home is unlike anything I’ve felt after being away on a trip. The only plus side was the location and free parking (which was very tight to get in). The host was pleasant however messaged me many times on the day of check in to obtain timings for our arrival which made myself and my partner feel quite stressed out when we were trying to relax and enjoy the day. When I mentioned the hairdryer wasn’t working properly, the host responded with ‘Leave it with me. I’ll see what can be done but I’m not in York at the moment’ which absolutely baffled me. A full lodge of guests on a Saturday afternoon and yet the host was not at the property? Truly shocked us. Hairdryer did get sorted but again, the whole situation made us feel uneasy. I really wouldn’t recommend staying at this property, unless you want your trip to be completely ruined by a spider-infested, dirty and damp room.

Incredibly disappointing. Never again!

We travelled to York for work and would ideally have liked a one night stay. However, this guesthouse like many others offered only a two night minimum. We were expecting much more than we got for the very expensive payment. It is only payment for very basic facilities and it is requested immediately on arrival. No breakfast is included, with Covid still being cited as a reason.  I had thought there might be a special arrangement with the cafe on the corner ( one mentioned by the host as a substitute, or failing that the Sainsbury's). This wasn't the case. The room was dingy with a hand basin actually in the bedroom. The en suite was literally nothing much more than a cupboard. Pillows feel worn and in need of replacement.  It is within walking distance of the city but this is really all it has going for it. Parking space is extremely tight. We did need to leave without spending a second night because of another commitment. We didn't expect any kind of refund for that but I would say we were grateful not to be staying a second night.
