Clean? Tick. Decent shower? Tick. Clean comfy bed and decent pillows? Tick. What else do you need for an overnight stay. We received a warm welcome, checked if we needed local information or taxis. Proper milk in small fridge that could be used with cereal provided for breakfast.

Quiet but very easy for NEC too. Nice surprise to have done breakfast items. Very good for the price.

Comfortable and near NEC

After staying here I wanted to move in! Lizzie and Simon are fantastic hosts. The rooms are lovely and the location is ideal for getting into Solihull or Birmingham. 

Also there's a beautiful canal 5 mins walk away which is perfect for either a run.. or a walk to the excellent Bulls Head pub. Virgin Solihull is a pleasant 10min walk through fields.

Happily recommend Illshaw Heath Farm to anyone.

Way better than staying with a chain

I decided to treat my daughter to an overnight stay somewhere before we visited West Midlands Safari Park the next day. As soon as we arrived, she was over the moon because there were horses! Lizzie was kind enough to let us pet the horses over the fence and told us also that there was a three-week-old foal we could also see! At this point, my daughter wanted to live here! Animals aside, the room was lovely - clean, extra biscuits, coffee machine and light and spacious. Very comfy beds with a beautiful countryside view outside. Lizzie was very helpful and gave us tips on where to eat. We will definitely be visiting again and recommending to friends. Thank you for a wonderful stay!

Beautiful break!

Easy check in. Good communication with the owner. Good price and convenient.

Stayed for one night here .. the room was comfortable and adequate .. we were very cold though as the heating wasn’t very efficient and no heating in the bathroom .. great drinks machine

Good for NEC

Booked as going to an event at NEC. Really handy for that and much cheaper than hotels closer.  One thing I would have liked was instructions on using the coffee/tea machine.  We got there late after long drive and were frustrated that we couldn't get it to work for 10 minutes and then the 'tea' from a pod ( no control as to the strength) was hot rather than boiling.

Going to the NEC - this is perfect.

Booked a twin room for myself and a colleague as we were exhibiting at the NEC. This b&b is 15 minutes away and ideally situated if you want a good quiet place to stay away from the usual mainstream hotels. 
Easy to find, good parking, clean, good shower and a great coffee machine in the room. A couple of comments about no proper breakfast is missing the point about what this place is about. It's very quiet so a great nights sleep is almost guaranteed. 
There is a lovely little deli about 500 yds where you can get a coffee and a huge danish for about £4 - breakfast sorted! 
A great walk (about 15 minutes) along the canal and you're at one of the best pub/eateries in the area. 
Highly recommended if you want to avoid characterless chains near to the NEC. 
I'd definitely stay here again. 

Ideal for the NEC 

Myself & a friend were attending a wedding at Nuthurst Grange & stayed at Illshaw Heath Farm. We really enjoyed our stay here, we were in the Fox Room.
Good points - comfy bed, nice coffee machine, bright room, fresh milk in a little fridge (replenished daily) 
Not so good points - the shower tray was clogged so the water built up. 

We really did enjoy our stay here. Lizzie has a beautiful property.

Lovely weekend stay 

Spent one night here to attend the NEC .. lovely comfy bed .. the bedding was lovely .. great coffee machine .. easy self check in with good instructions via text message .. lovely old farm .. I was disappointed with the breakfast (cereal in the hall) .. and the shower room was so cold along with the room until much later in the evening when it was very hot  but prob due to the night storage heaters which aren’t the most efficient  .. but would use again for the location to the NEC and area around ..
