The Rookery is a real find - but only if you are happy with a few quirks. Reading some previous reviews, some folks seem to have a few issues. It seems that it is a ‘marmite’ hotel - lots love it, a few don’t rate it
But we loved it!
But if you expect a sanitised 4 star Hilton/Marriott experience you may be disappointed. No walk in shower, no mixer taps, no lift, no kettle in room etc. BUT you do get fantastic help with all your bags, a wonderful bathroom completely in keeping with an 18th century property, excellent tea & coffee delivered fresh to your room. And a fantastic room, great location, a well priced & well stocked mini-bar, a lovely honesty bar in a beautiful lounge downstairs, superb other sitting areas & great staff - smiles, professionalism, spot on. And no one looking for a tip all the time
We also read the reviews about street noise & warm rooms. This hotel is bang centre in the middle of one of the up & coming & trendiest parts of London so yes there is street noise. And yes the nearby Smithfield Market works through the night. But the rooms have great double glazing & the noise through the night is barely noticeable. But if you’re a light sleeper go for a different (& much more boring!) location!  The rooms were quite warm & the air conditioning isn’t brilliant but having the window open for 20 minutes before bed soon cooled the room down
Yes the bacon sandwich wasn’t cheap but it was the best I have ever had, it comes with fresh coffee & fresh orange juice, and is delivered to the room. But equally there are many great places to eat breakfast in the surrounding streets.  So take your pick
Our only other gripe was that there wasn’t a plug near the mirror but that is a small, albeit annoying, problem. 
So not a hotel for sanitised travellers but a real find for those of us happy to plough our own furrow & discover hidden gems!

Not like many other hotels!

I've book a superior double room for our one year anniversery. When we got there we immediatly had a tour of this lovely hotel. We even met the "housecat" bagera.
The hotel breaths history. It's also a very relaxing place. Yiu have a place for tea, a place to read. Best thing was that we've been upgraded to the suite "the rooks nest". A duplex room where the ceiling rolls open. You can look to the upper room through the ceiling. We've enjoyed to the max. Loved it

Love stack

This hotel has a lot of character. We find that most hotels in the centre of London are a bit like up market travel lodges. This looked quirky and like it had a little bit of history which we really liked. Rooms nice. Bathrooms nice and really comfy bed/bedding. Rail station also very close by so very convenient. However there are no tea/coffee making facilities and you get one complimentary tea tray on arrival! My partner ordered a bouquet of flowers to be in the room as a belated valentines present. He paid £40 for this extra and when we got there there was a tall thin vase with a small arrangement of roses and another flower in (not what my partner ordered). These just looked like an arrangement that would be in the room anyway and were nothing special.  In all fairness to the lady in reception, she did take the cost of the flowers off the price of the room when I asked her if she expected us to pay for flowers that we could not take with us as they were in a vase (how was I supposed to carry this about town?)!!!!   The room was quite dusty and extremely noisy after 1am (we could hear plumbing from other rooms and a really loud whirring sound coming from above which kept my partner up most of the night! Bit of a disappointment as this was our Valentine's weekend away.  I have only rated this hotel a three as there were NO basic tea making facilities. We had a tea tray  bought to our room and there was  nowhere to plug the kettle in!! Dusty noisy room with overpriced breakfast (don't pay for this there is a cafe across the road)

We had an amazing time at the Rookery. Lovely responsive staff. It is exactly as the other reviewers have described. Only thing I would fault them on, is that the fireplace in the sitting room wasn't working. Otherwise I give them 5 out of 5. We stayed in the William Pettit Griffith room which is one of the lower priced ones available. I was worried it might be a bit small but it was plenty big. It did not have a shower however, but an old fashioned bath tub with a shower attachment. We did not have any problems with noise as other reviewers have mentioned, in fact it was the opposite, the hotel was quiet as a tomb which was WONDERFUL.

Lovely, quiet oasis in London - Absolutely recommend

We love The Rookery.  It is a beautiful property and the staff is incredible.  It is a small tucked away s "Manor House" near the Farrington tube stop. Everything from the afternoon tea to the well stocked honor bar, the toiletries and the service was perfect.  But....the weekend noise from an area bar at 3 and 4 AM prevented me from returning when I went back to London.  We had one night of a major argument outside our window in the little lane, and another of general laughing and revelry that woke both of us up, and we were exhausted the following day.  From 2 lousy nights sleep, coupled with jet lag, I couldn't risk a return stay and be foggy in the head again.  Maybe triple pane windows or better community policing would help. Otherwise, an amazing place to stay.

Beautiful but noisy

This hotel is one of a kind, absolutely beautiful, and I felt special being able to stay here. We booked a superior room for around £170, plus spent an extra £50 on room service, mini bar, honesty bar drinks.

From the minute we arrived, staff were so attentive and kind, took us on a walk round the hotel to show us the different rooms, invited us for curtesy tea and cake served in bone china, plus took our luggage to our room. 

The room itself was amazing. So special with quirky little touches. The highlight was the free standing roll top bath, in which I spent hours in. Stunning stunning stunning!!

I wish I could thank each member of staff individually, they were so kind, professional and exceptionally attentive. 

I wish I could return next week. We will 100% be back in hopefully the not to far distant future.

STUNNING, EXCEPTIONAL, EXCEEDED EVERY EXPECTATION 

I stayed in the Sir Thomas Gresham room which was nicely appointed. It's furnished tastefully. The bed was very comfortable. I enjoyed the traditional bath (this is not a hotel for people who only like showers). Good quality complementary toiletries. Great location. Efficient and helpful staff. I really enjoyed my stay.

The only slight downside was that the people in the room above me were conversing quite late into the night and I could hear them - rooms could be more soundproof.

A comfortable and luxurious hotel

If you want a somewhere with all the frills then please avoid this place. We however loved it. No restaurant, simple honour bar, minimal room service. But, it is like staying in a friends city townhouse. Quirky yes, old but well maintained yes, full of so much character, absolutely yes. Great location, charming staff and such a nice atmosphere with the open fires in winter.
