Located very close to Phayao lake (just crosses the road), the house has a great location. Staff was friendly and helpful. Our room, which was on the third floor, was clean and spacious. Every facilities were in good condition. After we had finished our breakfast (boiled rice with minced pork, bread) at a mezzanine floor of the house, we took a stroll along the lakeshore near the house to get some fresh morning air and absorb a pleasant atmosphere. Cool !

P.S. The house had no elevator, we had to ask a staff to carry our (heavy) luggage to the third floor.

Cozy homestay with a nice view of Phayao lake.

18/3 we arrived at the coffee house with friends.Stayed for the second time at this place.Always when we make a round trip on our Honda PCX scooters.This time 5 friends, last time in January 8 friends.Like this place because it's near the lake, big and small rooms,what you like.Clean rooms, and friendly staff and owner.They make a nice breakfast special for the forengers!Good dinning place nearby good and cheap!and cup cake, for a good coffee and cake in walking distance!So for us as Dutch group living in Thailand, the ideal place to stay. Value for money!

Pleasend stay

Have spent one night at this hotel accidentally en route chiang mai from phu chi fa. The room is big and comfortable for couple but furniture looks old. Security-wise is compromised as the door has no extra lock and could easily be broken in the event of door ransacking. TV channels are on satellite mode but mostly in Thai language and repetitious. For those who are running lover, this is the place I would recommend to spend the morning hours by putting on the running shoes and jogging along the scenery lake opposite the hotel.

short stay will do for those who are not so pampered

Thai family and I were travelling on route to Chiang Rai to visit temples and site seeing. We decided to stay in Phayao with not predetermined plan for a hotel other than it needed to be close to downtown, the lake and restaurants. We looked at a few but choose Arunothai Coffee House Homestay mostly based on price. We had arrived late and were just overnighting and out early the next morning. We looked at 3 (physically) others but they were quite a bit more money.

The Arunothai Coffee House Homestay is not a luxury hotel so keep that in mind. However the location is great and you can walk along the lake, easily to many many restaurants and bars and also the night market. It was clean, the AC worked fine and the rooms were huge. I never turned on the TV (why would I). There were however a few mosquitos, and some might call it a bit noisy. If you asked I'm sure they would spray or smoke the room. I never did. Breakfast the next day was simple (Khao Tum or rice soup) but for me at least it is what i usually eat for breakfast any way. A continental style breakfast was also set up. Of course breakfast was included in the price. 

If you want a cheap ($20 usd) clean hotel close to a lot of attractions and amenities , it is a good deal. Maybe even a 4 if you keep that in mind. If your expectations are a bit higher there are a lot of other alternatives in that area you should look at.

Reasonable Value

Slightly overpriced, very noisy, but a great view overlooking the Phayao Lake. Breakfast didn't seem very interesting but I never tried it, so cannot comment accurately. Room was on the roof attached to the rooftop, which was very nice for an evening sit down. Big, spacious room, bathtub and shower, mini fridge and linen provided. Was an old TV too if I remember correctly. Restaurant in the lobby was reasonably priced and they had a very delicious litchi and lime-favored tea in a green bottle (can't remember the brand)-do try. Not the cosiest of places, but fine as a base for exploring the town.

Average homestay, above average view

I agree with reviewer Davide A. Nice place to stay for a couple of nights, we were lucky to be there for the light festival which is early November to coincide with the New Moon. We found the room clean and staff helpful.  Town very laid back and not too many tourists.  We enjoyed our brief stay here, particularly the festival.

Situaed right opposite beautiful lake.

We paid in advance for a two-night stay; however, we left after only one night. While the room was clean enough (though outdated, dingy and dark), a strong insecticide apparently had been used to clean the room, and windows were sealed shut so no access to fresh air. My partner and I both suffered intense headaches, which lasted for three days (no, we are not partiers!). Staff are there only to do their jobs...nothing more. Otherwise, location is within walking distance of the lake and the bus station.
