We arrived on the 30th at 10 pm after a really bad experience with Lavendish hotel so we walked with no booking till we found by luck "Jaya Inn" in also known as "The Serendipity Hotel Beach" we where very lucky to find a room in that time of the year, the room was clean and tidy bathroom also was very clean, the room is equipped with both AC, electrical fan, internet wifi and the bed has the net that protects from insects, the room price was very good compared to nearby hotels, the owner and his family work there and are very friendly and helpful.
Breakfast is nice as well coffee eggs toast butter jam and a fruit basket, exactly what you would need to kickstart your day. 
The hotel has 2 access from the main road, 2 mins walking and ud find a tuctuc that could take you anywhere, or u can walk on the beach for 1-10 mins and ud have a wode choice of restaurant and beaches.
We really enjoyed our stay in this hotel and would recommend it to others.

A lovely hotel well situated great value for money

Jaya Inn is a simple place, and service is very basic but friendly. It's maybe 100m from the Unawatuna beach, and right down the road from some nice restaurants.
Bathroom and room are quite small (good enough for 2 people with not much luggage) and simple.
The owners (a family I believe) are very friendly, helpful and welcoming.
Nearby are restaurants (Ranging from pricey and nice to cheap and nice), all offer beautiful sunset views. There is also a dive centre nearby who can take you scuba diving and snorkeling. The beach / ocean is nice, a tad rocky in parts.
If you aren't too fussy about luxury, definitely stay here!

Simple, good location, very friendly service

We arrived on 30 December to stay in Unawatuna for 3 nights over New Year's Eve. We booked weeks in advance on Booking.com but when we arrived they'd given our room to someone else. After waiting in the reception with no information for over an hour while they cleaned a supposedly free guest room we were taken to the first floor and led to what was clearly a staff bedroom - it was FILTHY! Completely disgusting - the bedlinen was dirty and stained, the towels were wet and had previously been used, the mosquito net had fist sized holes in it and the whole room was dark and dirty.

When we complained the owner (who doesn't speak much English) just laughed in our faces. The next day they moved us to one of the regular guest rooms which were better but still not great and really tiny- the attitude of the owners was awful and we received zero hospitality but were unable to move due to accommodation being fully booked over New Year.

We would NEVER stay there again - noisy, filthy and rude staff. It looks nothing like the photos online.

Don't stay here!! Worst place we stayed in Sri Lanka

- huge cockroaches in the room
- dirty linen
- destroyed and old bathroom
- the garbage dump at the entrance to the room
- very small room

we moved out the next day and the owner does't return the money

only one plus - this is cheap

if you don't want to ruin your vacation - don't go to this "hotel" !

the WORST hotel I have seen, run away!

Well, where to start! On arrival the chaps running this so called hotel didn't actually seem to know who we were or why we had turned up. After looking through many pieces of crinkled paper, we were told that our room was being got ready and we would need to wait for half an hour. We were then led across a small courtyard to another range of rooms. Outside out room there was some kind of desk which was covered with flies and had two enormous knives sitting on it next to a filthy telephone. We then entered into a room which may have never been cleaned. The bedding hadn't been changed, was covered in stains and had two wet and used towels sitting on top of it. Both towels smelled as though someone with dysentery had used them continuously for their entire lives. The ant parade ground that was our bathroom also stank and had a single very, very dirty cold shower in it.
We then left to go to the beach and retuned for a well earned relaxing sleep. This was a difficult concept for the locals running the place to understand as men grunted an screamed at each other outside our room and a blinding light shine through the window, aiming to recreate some kind of escape scene from a prison movie involving spotlights. Soon after the light was removed, four very drunk other guests decided to have a party of sorts across the courtyard directly infront of our room, this is now at 2am. We asked the local chap what was going on and he explained that they were 'drunk and angry', therefore meaning that he couldn't possible ask them to shut up. He then proceeded to supply them with more beer for another half an hour. We then confronted the insane, angry, drunken people , who became very aggressive and told is that they didn't realise that 3am drunken parties were a slight nuisance when happening outside other guests rooms. At no point did any member of staff try to stop this as they were still buying beer and money was flowing into whoever runs 'casa del crazy awake doom's' pockets. We finally got to sleep among the filth, listening to the sounds of banging doors until
 half three. At half six we awoke as the underneath of the bed collapsed in some way, planks of wood falling to the ground and not only waking us up but 
coming close to crippling our spines. After fixing the bed, we started to settle and then the banging started. Not just any banging, but a wonderful intermittent loud banging which continued solidly until we packed our bags and then left, stopping to investigate and finding that it was a woman demolishing every cooking spice she had in a very large mortar and pestle. After asking what she was up to and explaining that it was very loud and guests were trying to sleep she simply shrugged and then wondered of towards the polluted mosquito infested stream that runs through the garden. We are now leaving and refusing to pay after our three hours of sleep. Do not ever come here. Not only will you probably catch a disease from the room, but any kind of insanity can and will hinder your plans to get any kind of sleep. Worst place that exists in Sri Lanka, (and we've been here three weeks and slept in some 'interesting places already!)
