Spent 4 nights here. Location is pretty central and easily walkable to most places - waterfront, Filipino market, Jesselton point, shopping mall, cafes, restaurants, supermarket, Gaya street market, bus terminals. Wi-Fi was quite good (I was on the 2nd floor), air con was good and there was a tv in the room, but I didn't use it.

The hotel itself was quite quiet, but there is a bar out the back that has excessively loud music every night until late.

It was also very smokey. Had I realised smoking was allowed, I would have looked elsewhere - the corridor often smelt of smoke and my first night, I had to find a way to cover my nose and mouth as it seeped into my room and exacerbated my asthma.

Although clean, the whole place was very dated and all the linen was off-white and stained.

Good location

Pros: clean room. air con worked well. Staff friendly. Good location - across from a supermarket and fairly central to most things.

Cons: wifi doesn't really work on level 3. I was stuck in a twin room instead of a double/queen like I ordered online. Room with a window is a requirement. If you can't air it out, it gets musty very quickly. While it seems the hotel has a no-smoking policy, previous guests have not followed it (with cigarette burns in linen). Shame.

I walked in asking for a room (wanting to check it out first), and they claimed none were available. I booked online with Traveloka, and magically, a room was available.

Suggestions: book ahead, make your request very clear. Follow up with your request. Get a room with a window. Keep your expectations low. Compare prices with nearby hotels. You can do better, but you can also do worse.

Could have been better.

The place is good for backpackers like us. It's located near some nice restaurants and malls in the city centre, and 10-15 mins walk away from the Jetty port going to the islands. The room was worth the price we paid.

Good location. Friendly staff

As I am not a stringent person so to me this hotel is really okay.  I am fine as long as there is proper hot water shower and bed.  However from usual travellers' point of view this hotel has a few flaws:
TOO OLD AND TOO NOISY: Just a few shops away is the pub, and the singing and stuff does not stop until about 12 am .  So if you are not the type who can sleep with noise then this is not for you.  The rooms of the hotel were rather old.  I was given room 401, when I opened it there was this feeling that the room has not been opened for many months.  Dust and cobwebs with the loud noise from the water pump beside made me change the room.  I was shifted to level 3.  It was slightly better but the room had water leaking in the toilet and the floor was not cleaned.  
NO SECURITY:  There was no safe box and also the door knob lock and the manual hand lock were the only safety for this hotel.  The reception is located at the side so they do not really check who goes up or down during day hours.  To speak the truth is is really not very safe as the locks can be easily knocked off.
However, there are some plus points.  
WATER :  There is drinkable water available.  There is also complimentary coffee and tea.
WIDE LIVING ROOM:  The main living room is at level 1 is beside the reception, there are ample seats there and it is the only place to watch TV. 
VERY CONVENIENT:  The location is very good , where all the shops are and restaurants.
On the whole, I will say if for transit , the hotel is okay.  But I still find it a bit expensive for the quality.

A simple place but not that clean

Stayed there with family of 6, we choose the family room (4 single bed) with additional 2 mattress. The room was okay, but I think the door lock need to repair. The beddings, pillow case, blanket n towel got stain on it, but still acceptable. The room cleanliness quite okay. Location very good, which is in city centre, near Gaya Street (just a walk distance), got restaurant, mall & 24 hours convenient store just around the corner. But this hotel not really recommended to elder person since this hotel got no lift. Much recommended to backpackers & young people who doesn't mind to climb up stairs. Overall this hotel is good & got value for money.

One of Budget Traveller Choice

overall stay is good. lots of shopping mall areas and within walking distance.sad to say, the wifi at the upper floor is very poor.

Location was great- right in center of town.Room and bathroom was not clean and smelled like mildew. Very poor ventilation in my room which did not have a window. I saw black mildew on the ceiling of both the room and the bathroom. Sheets had yellow stains and bed was old. I did not feel comfortable staying in the room because of the mildew, smell and how unclean it is. Wifi was super fast.Staff were very nice.

First, I arrived late due to delay.  They assumed I will not arrive and give my room with window with others.  So, I need to stay in a room without window one night, but without any refund of the price difference.The other day, I changed to a room with window. However, the socket is outof order.  The room with bad smell and dirty.  The suspended ceiling with lots of large piece of black mould.  Generally, horrible.
