We had booked ahead for a one night stay as we were passing through on our way home.  Noticed there was a no refund policy but looked at the reviews and thought it sounded pretty nice.  The pictures are definitely not reality!  We were told the owner wouldn’t be there but we would find instructions for our room beside the door....there was none.  It’s pretty shabby and the flowers outside are plastic!  The yard was a mess and there was construction next door.  We decided to cut our losses and not stay.  It wasn’t cheap either.  We found a beautiful boutique hotel right down town and when they heard our story they drastically reduced the price of our stay.  I’m surprised that so many people said they like this place...maybe if it was $50 per night.  Some said it was walking distance to down town....maybe if your in your 20’s and love long walks.

Wouldn’t recommend it

We booked in Argus House because of the great reviews, but we feel it is highly overrated and have a mixed review.
First, we booked it thinking we could cancel if something better came up. We did find a place closer to the center just after booking, but then realized we couldn’t cancel without a 50% penalty. No grace period!! And this was months before our trip. So we were stuck there. (So DO NOT RESERVE if you aren’t sure you will want to stay there).
We arrived late in the evening and there was a nice welcome note on the door with instructions and a very handy key code.
We found the room, but the light switch didn’t control anything. We had to look in the dark for ways of turning on the individual lamps and the first one we found was unplugged so didn’t work. When we did manage to turn on the light, the first thing we noticed was that the bedside table was filthy with sticky glass marks, dust and even a hair and a hair pin, so we had to clean it ourselves thoroughly.
The decor was very nice, and we loved the bathroom, but the dirty bedside table was a put off.
Being late, we wanted a cup of tea after a long travel and flights. Alas, there was NOTHING (only a glass in the bathroom that we had to use for tap water). There was a kettle base in the dining room area, but no kettle (it was only used at breakfast by the owner). So no way to get a cup of tea or coffee. And downtown is quite a walk away and late in the evening, no chance of getting anything anyway (we did discover, upon departure, that there is a Tim Horton's and other shops just around the corner, in the opposite direction of the center of town, but again, late at night, those would have been closed too)…. Very, very disappointed with no kettle!!
Breakfast is at 9am, and only at 9am. Breakfast was nice but we were surprised that the owner just served without even saying hello. No greetings. Very strange. Later he did engage in conversations we were having and then would talk endlessly on those subjects. But a simple greeting, no.
No  TV in the rooms. Which may be good, because the walls are thin and you can hear the other guests (in fact, you can hear almost everything in the other rooms!). 
Also no hair dryer.
But there is good Wifi.
And the street is quiet (if only the other guests were quiet as well!)
We stayed a couple of nights and the room was not cleaned between check in and check out. We didn’t mind but it is something some people might,
Another thing, Niagara on the Lake is full of B&Bs in historic houses. This is NOT one of them, since the house is modern. So if you are searching for a quaint experience, do not book here.
So overall, a mixed experience. We would probably not book here again.

Mixed feelings

First visit to Argus.  Stayed overnight and enjoyed the experience.  Clear directions were provided by our host in the email communications and the detailed instructions listed on the sign by the front door.  The room was bright, clean and huge, with an ensuite with walk-in shower and wonderfully thick towels. Parking was provided and the B&B is a short walk to the main street in NOTL. The room had a decent closet and a small fridge.  No television which was not an issue, however, having a radio or clock/radio would have been nice as we decided to relax after a long day of shopping with a glass of wine in the sitting area of the room.  Breakfast was served promptly at 9:00am and was delicious.  Jim is a great host: very professional, prompt communications, and a great cook!  Would stay here again without question.

Great B&B just off the beaten path in Niagara-on-the-Lake

We spent 3 nights and wished for more.  Jim is the perfect host. All the directions were exactly as he supplied. The rooms were spacious,  clean and comfortable. The breakfasts were phenomenal. The area was quiet and peaceful - a great place from which to explore the area. If a reasonably priced cafe is required  we would recommend the Red Rooster which is a short walk away and is open until 8pm.

Wonderful base from which to explore Niagara 

I couldn't disagree more with some of the low ratings for this property. We stayed 3 nights in Argus House in the bedroom with twin beds. We are in our 70's and traveled to NOTL to celebrate our 50th wedding anniversary.  We had NO trouble following the directions on the sign by the door and found our room with no problems. It was sparkling clean as was the large ensuite bathroom with its thick luxurious towels. The breakfasts were outstanding and so beautifully plated! If you know going in that breakfast is promptly at 9 (no exceptions to the time or the choices), and the rooms have no TVs or radios (Wifi is great though), then you will love this property. Jim is very accommodating and helpful with suggestions and directions. He also was very prompt with communications and let us know what we needed to know before arriving. We came and went at will with no feeling that we "needed to stay out all day and only come back to sleep"!  If we ever go back to the area, we'd stay here again in a heartbeat!

Wonderful B&B in Niagara on the Lake

We stayed one night at this cute home. The bedroom was very spacious and clean . The upper floor bedroom had a ensuite with walk in shower. The bed was comfortable and and linens were high quality. Breakfast was very tasty and presented very well. Breakfast was at 9am. Jim was a great host and made sure people felt comfortable and enjoyed them self.  Great communication whenever we had a question. He runs a well run business.
