Very nice place. Small hur clean rooms, and NICE decorated, with possibility för making Tea 'n coffee. 
There were even wine glasses👍 🥂
Really friendley staff👍 Guest parking. Full english breakfast😋

Grotty & Grim Guest House, stayed in room 5. Was very unsatisfactory for the price. Twin room very small, Bathroom was awful, it was a make shift addition that was tiny, no plug at all to use in the sink, shower was powerful but the cubicle was a hashjob and left you feeling unclean. Did not even go down for breakfast as the smell of dirty deep fat fryer was very off putting. I booked on Booking.com and paid at the property but then once we had paid they cancelled the booking.com reservation saying that payment could not be taken so that leaves you unable to leave a scathing review on there. I have stayed in many b&b's and Guest houses and this has been the worst by far. Avoid this place on Haxby Road. Showing 3 stars for this property but I think they have only achieved this by putting a fridge in your room which we had to switch off at night as it sounded like a generator firing up using a jet engine!!! WILL DEFINITELY NOT BE RETURNING AND FEEL LIKE IVE BEEN MISLED AND RIPPED OFF!!

GRIM!!! WORST PLACE TO STAY EVER!!

I booked the hotel on booking.com but this was then cancelled by the hotel who said the room was advertised incorrectly for the dates I booked, so I booked a different room for one of the nights, but when I got there I was able to have my original room for all the nights. I booked a single room, which was small, but it was clean and well-decorated. However the bathroom was too small and the toilet was too near the wall: therefore the room should be advertised as a child's room as it is unsuitable for an adult. The breakfast finished at 9am, even on weekends, which is very early. The staff were helpful and the hotel was the cheapest in the area by far.

Good value hotel, helpful staff - unsuitable room for adults

An overpriced, unfriendly accommodation. The place is not clean, the bathroom was dirty did not look liked it had been cleaned for years. Squashed dining area, breakfast awful. Staff rude and unhelpful. Do not stay here. 

Do yourself a favour, stay somewhere else

This place, in my opinion is a death trap. I have already reviewed it to North Yorkshire Fire Service. Stayed in top floor bedroom. Automatic fire door closer had been unscrewed and removed. Fire instructions on door illegible. Smoke detector covered by a plastic bag. Smoke alarm painted in - be interesting if it worked. As I said top floor, the only alternative to the one set of stairs, your only fire exit is through a dormer window onto the sloping roof.  If a fire ever did catch though I would hope it wouldn’t travel as far and quickly as the smell of fried breakfast in a morning which managed to make the three floors to our room unpleasantly easily. If that isn’t enough, the place is dirty and poorly maintained, to be frank it would put a hostel to shame.
Finally we stayed as a result of the reviews it has previously received. Don’t believe them.

Don’t, just don’t

Well, what can I say ? Let's start with the positives - lovely friendly staff, an extremely good shower and fridges in the rooms and a lovely plentiful breakfast.
Now, unfortunately,  the negatives. At nearly £300 for a two night stay, I'd expect better. Whilst the beds are comfortable, the mattresses are too big for the beds, the fridge was noisy and the bathroom was smaller than my wardrobe at home.
3 flights upstairs to a room with mismatched furniture and in desperate need of refurbishment ( and a good scrub !)
It certainly isn't half a mile to the city centre either !
Whilst we've stayed in worse ( thinking of the Grand in Scarborough 🤢) it's in dire need of an update and in my opinion overpriced,  especially when breakfast is extra.


Nice, but not worth the price.

A very good budget guest house. Warm and cosy, peaceful and a freshly cooked hot breakfast offered however they only seemed to offer cheap white bread. 
Dining room needs a good clean. Smelt a bit stale. Very basic stay but adequate if planning on being out and about

Mum and daughter stay in York

Great location being close enough to the city centre and attractions. Free parking available on site was a bonus given the cost of local car parks (although the spaces are quite tight so may not suit larger vehicles).

Welcoming host.

Single room was small but perfectly serviceable with everything I needed, including a fridge. Spotlessly clean. 

Skylight was a little drafty and as the duvet was quite small it did get a bit chilly, however could control the radiator.

Bathroom was very small - had to step over the toilet to get to the shower - but at least it was a private bathroom. Shower was good.

Small yet perfectly serviceable room

Overpriced room £140.00 for two nights no breakfast . Couldn't sleep as fridges kept making terrible noise evey hour.. very loud sound of water rushing through the wall at 6am then constant for two hours. Duvet Too small for the bed. Bathroom filthy. Curtains hanging off, pictures hung badly. Flies in the lights I would call this a two star guest house unless the owner improves the standard I would try somewhere else. Unfortunately it was so busy in York we couldn't book anywhere else. So put up with the room.

Poor guest house

Stayed here for 3 nights. Taking into account what we paid (lot cheaper than most places of similar standard), can't complain. Rooms are big enough, as was bathroom without being huge. Free parking in city centre & fridge in room good touches.  Staircase is quite narrow up to rooms but it's an old house.  Decor & furniture is adequate enough. If you want state of art, pay 5* prices. It's 8-10 mins walk on main road to centre, with shops, pub & independent food places nearby.
