This place is in a great location and the host, Ruth is very accommodating. She knows the area well and so it helps for planning a meal out or day trips.
Place is keyless entry and very clean. An older building but as I was told by the owner she is gradually renovating (Covid delayed some things) three floors and different rooms with TV , tea or coffee - also mini bar.
All in all a warm, clean and inviting place to stay.

Little Gem

the room was clean and a good complimentry hospitality tray but it did feel very cramped but as you are not in your room for more than to sleep or wash  and change  i guess it met our needs. It is in a very good location with good wi fi and tv if you wish to use it. . so as long as you jus ned a good base to stay I would recomend  this accomodation . It does have en suite also .

Clean accommodation very close to train station and town . Just over a miles walk to the lake. Very nice host who recommended some excellent restaurants in the area and also told us where to park our car we managed to find free parking. The room in the guest house was adequate with free tea coffee hot chocolate. Complimentary toiletries nice clean room we would definitely stay here again we had a lovely time in Windermere and surrounding area

Nice guest house

Prior to arriving here we were very impressed by the several very helpful and informative messages received from the owner and so had very high expectations which I'm afraid were dashed on arrival. Our room felt very cramped, particularly as it was an "attic" style room with corresponding partial sloping ceiling. The only storage was a small wardrobe ( with no shelves ) plus a couple of bedside cabinets. One of these held the hospitality tray ( which had been described online as being very generous but to us seemed fairly standard ) and the other a cosmetic mirror. The bedroom contained no seating or actual shelves.
There were some nice touches - a shelf unit in the bathroom was handy for storing cosmetics etc. and the provision of a mini fridge/coolbox ( albeit located on the floor ) was appreciated as was the ability to get Netflix etc. on the television.
However it seemed to us that the room had been generally poorly maintained. The front of one of the cabinets' drawers was hanging off,  the skirting board in the bathroom was only partially painted and the bedroom curtain track had no end fittings, therefore whenever we opened the curtains one of them fell off the end of the track.
Most significantly I'm afraid the bed was probably the most uncomfortable we have ever encountered ( a worn mattress resting on creaking wooden slats ). We suggest that it should be replaced by a single bed which would free up some space for a chest of drawers, a chair and a full length mirror.

Unfortunately very disappointing

Central location close to railway station and village. Room very clean, if compact, with coffee, hot chocolate and  tea provided in the room.  Remote check in worked well,  met with the host by chance , who was lovely, very friendly and helpful.
No breakfast available at present but recommendations from the host for local places. Enjoyed our stay.

Comfortable, clean, cosy and central

Stayed here for a long weekend in July with some friends. Please note that if making the reservation via Booking.com breakfast is not included  - the website hadn't been updated when I booked. 

Ahead of arriving the new owner Ruth emailed us details of places to eat and sights to explore  and was very responsive to any messages sent from me. Ruth even offered to book tables for us - a really nice touch.

The property is located within walking distance of Windermere railway station, shops, bars and restaurants and towards the bottom of the road, opposite the Lamplighter Dining Rooms. There is off street parking but spaces get filled quickly.

The Guest House is accessed via steps and has a keyless entry system both for the main door and the room you stay in - the code is the same for both and unique to your booking.  There is no lift on the premises, so rooms are accessed via stairs. I had booked 2 twin rooms, both were very clean and had tea and coffee making facilities, toiletries, hair dryer, towels and a wall mounted TV. 

My room was on the 1st floor and faced the main road opposite the Lamplighter Dining rooms, thankfully there was a roller blind which when rolled down provided the privacy needed. The ensuite in my room was compact and the shower was a bit of a tight squeeze, not much room for manoeuvring once in it (see photo), however it was fine and did the job.  My friends room ensuite was a good size. All the rooms were clean and very cosy and come with free WiFi. As it was really hot a fan was provided for us to use in each of the rooms as there is no air conditioning in the rooms.

Overall a lovely, clean and well presented guest house which I highly recommend.

Lovely host. Room was comfortable if not very very compact, first floor room at the front. Tv didn’t work on the first night & no toilet roll but text to the owner who lives offsite & both were resolved the next day. Beds were really comfortable, I never sleep through the night but I did here! If you are tall or large build the room we stayed in isn’t for you the ensuite is less than 3ft wide with the sink taking up half the width. You have to squeeze into the shower which is built for a borrower. You can literally sh*t shower & shave all at the same time. Lovely 3 night stay though. We enjoyed it

Lovely 3 night break. Comfy beds

Perfect location close to the railway station and town centre. Nice cozy room. Very clean. Quite small but enough for active people who spend little time indoor. Very warm, which is nice after a long trip in the mountains. Tea, coffee, hot chocolate in the room. AND one of the nicest hosts we have ever met. When the lovely girl who welcomed us heard we were planning to run a marathon, she brought us Lucozade and wished us good luck. When I needed to print some pages she was also very helpful. If we ever go back, we will stay at Lingmoor.

Great accommodation in fabulous location,cosy clean b and b,could not fault any part of our stay,we only met one of the owners while there,but paula was so friendly and knowledgeable and always had a smile on her face,will definitely visit again

Fabulous nd cosy

Booked at short notice and at a really good price. Great location for all shops, bars and restaurants. Bus and train station only 2 minute walk away. Great base to explore the local area and highly recommend the hop on hop off bus that let's you visit Bowness, Ambleside and Grassmere. The rooms are very clean and fresh and Paula was a great host and very informative about the local area. Would highly recommend this B&B.
