The staff are amazing especially Rebecca who made my stay here with my mum for my 21st bday extra special. 
On our first night my mums bed was uncomfortable even though we stayed in an executive suite, but we got moved rooms with no problem at all.
The food was delicious especially the breakfast, I 100% recommend the banana muffins, don’t knock it till you try it. 
The hotel is in a great location with just a few mins walk to the town and I would recommend this it to anyone!!!

Best 21st I could have asked for 

I stayed here  on the 6th of June for one night for a friend's 50th birthday weekend.  There were 14 of us in total so we had the hotel to ourself's apart from one room. The hotel owner was friendly enough, our rooms were clean and tidy. The only downside was the small bathroom but apart from that everything was good. And the breakfast was good too :) 

Lovely little hotel

Looked great on the website & fantastic location. The rooms were a lot smaller than expected esp the bathroom although clean & decorated to a nice standard. Don't be fooled by the fact there's parking... There are 2 tight spaces at the front so when they're gone, they're gone!! The breakfast was average, not what I expected from the description & not much choice at all. The manageress was a tad frosty & not very welcoming. Late check in & early check out is also a down point.
If you need a clean b&b close to the centre of Harrogate for the night then it's great but I wouldn't recommend for a special stay or anything slightly luxurious. 

B&B not a hotel! 

Booked via Booking.com for a 1 night stay.
I was lucky to get 1 of the 2 parking spaces.
I was staying alone in room 7, this was a triple room. Furniture was quite dated but spotlessly clean.
En suite shower room had plenty of hot water and toiletries. 
My vegetarian breakfast was adequate.
The lady I met was polite and friendly.
I'd describe as a basic B & B not a hotel. I'd be happy to stay over again if I was away on business.
I paid £45 for a 1 night stay, certainly value for money.

Business

I totally endorse Ann G's review. Stayed the same night 10th April as it was handy for the BBC food show. I suppose because it's in a good location they will always get customers without putting in any effort to make you feel welcome or upgrade the property to a higher standard. On the positive, it was clean.
