Really poor but great location. The breakfast was nasty despite the description. I mean nasty. The hosts were fine and friendly but the facilities were extraordinarily poor. More words according to Trip. OK .......don't go.

Omg if u have any sense don't  do it  guys we booked this room thinking it was nice boy was we mistaken ,what a dump smelt like  a charity shop,  the curtains were dirty,and shower and toilet well put it this way  they never got a plasterer in to do there  jobs. The couple were friendly enough but the place  needs to be  up dated and started again. Breakfast was cheap from lidil as I notice there brand and very  minimal,3 cereals choices and toast,milk was not put  on the table so u had to keep getting  up for milk to put in ur tea,not saying coffee as that  wasn't  offered,all I'm saying everyone don't  stay  here it is not worth ur hard earned money on the plus side it's close  to the beach but  the place is old,needs a deep clean and up dated big time it's has a  nasty damp  smell when u first walk in, will stay with me  for a while that  smell will can't believe nobody hasn't shut that  place down don't waste your money  guys please . Also can't believe the guests upstairs has  shared facilities,toilets,and showers,really talk about cheap in this day  and age. We were ok as was we had the family room en suite,if u want to call it that please,read these reviews before u think of booking,I wish we had dug deeper before we wasted our hard earned money,we would have been better off sleeping on the beach never again that place needs a visit  from the  environmental team. Xxx

Misleading

Stayed her on the penultimate night of the Edinburgh Tattoo, after a long drive up from Norwich, we were greeted by I am presuming the owner. Who showed us round, showed us to our room and gave us the keys to both the bedroom and the front door. 
We went out, came home around about 11:30pm. The mini driveway was full and had 3 cars in it, two parked considerately one parked like a twit. So we had to park on the road, we managed to find a space literally 4 doors down. 
The room itself was well equipt with TV, sink, Tea and Coffee making facilities. It also had wifi. To be honest I didn't use it as I was so tired but the time I came home. I went straight to sleep. 
The bed was comfy for me, and I slept like a log. The bathroom was right next to the room, and was shared with other people from the landing. This was clean and tidy, and I couldn't find fault with anything. 
There was breakfast in the morning, only we didn't have time to stay, but from what I could see there was cereals and juices and possibly something cooked (but that is guess work!).
On the whole would recommend staying here, at the end of the day its a Bed And Breakfast NOT a hotel. The carpet on the stairs is a bit dodgy so be careful though!!

Perfect end to a great day!

We wanted a place near Edinburgh with car parking. This B & B fitted the bill. On arrival we had a warm greeting and were shown the room.  The room itself had everything that we required although slightly dated but was usable and the room was cleans and tidy - we did have en suite. The B & B offers contiental breakfast as standard but we opted for the full breakfast which cost us £5.00 per person extra per day. It was worth paying as the breakfast was very good. All in all we would recomend this B & B and when we return to Edinburgh would book here again

Basic but good value

Dated, dog eared, damp, dingy and over priced. Would not recommend .
Finding a mouldy peach in the corner of the room, wasn't the highlight of our stay. The building is beautiful from the front outside, but is in dire need of renovation. There must be 78 coats of paint on each door/skirting board.the place made me cringe, I'd be embarrassed to say it was mine.
