I'd rather recommend this place than not.
Pros:
Extremely friendly owner(s) who apparently live in the same place, but on the ground floor.
Very nice, light and cosy design.
Very though of navigation and information through all the property: starting with specially printed Urbanrooms maps reflecting most important points in the area, and finishing with absolutely fantastic printed guest guide and lots of plaques, pictures, signs etc. everywhere so you know where everyrthing is.
Very nice dining hall with all the amenities and table servings - top class.
Very good breakfast. Two types of cereals, juices and milk, butter and cheese, eggs, two types of tasty breat, croissonts, nut butter, bananas, apples, yoghurts. There are only four rooms so you just go to the dining hall and help yourself. 
Very few guests (see above) so no noises, no crowds during breakfast and no preying eyes. Calm, peaceful, quiet, private.
Abundance of huge fresh towels.
Nice high bed with decent pillows (rarity even in good hotels).
Nice open terrace on the second floor looking over very cosy inner yards and gardens of local people.
You can smoke there - important for those who do.
Cons:
You feel absolutely lost and lonely - no reception, no people, no nothing, feels a bit like a haunted house. They suggest calling some local phone numbers if there's a need - but my local SIM card didn't work, and there was not phone in the rooms - so I was trapped.
No phone in the room - see above.
Nonexistent Wi-Fi. One of the reasons why I chose this place was because they offered fast and free Wi-Fi. For two days I struggled with it, and finally gone to a small and dirty Afghan owned cyper cafe and did my internet things there. At least it WORKED there.
BLOODY COLD. It was absolutely freezing, the wind was whistling through the windows, and no radiators int he room, nothing. Good thing - thick blanket. It saved me from freezing to death.
Extremely inconvenient check out time - 10.30, barely enough to eat, grab your things and run.
The cost. I've just got back from Riga, Latvia. There fot 35 Eur I had a nice room with working Wi-Fi in the very center of the city, including breakfast.  100 Eur for the room in the local african quarter? I don't know.
Having said that I'd suggest going there and have your first relaxing sig in the morning looking over peaceful gardens from the small and cosy terrace and listen to the birds beatifully singing something in Belgian.

Friendly, convenient, but a few unnoying things

Urbanrooms is perfectly placed for many activities with good restaurants within a few minutes walk. Plentiful Metro and bus services are also within a few minutes walk so all of the city can be easily access including mainline railway stations for travel to other parts of Belgium and indeed Europe. Reasonable facilities, decent breakfast all self service as no staff on duty except to clean etc.. Payment taken automatically from payment card on arrival date so no check in or check out necessary. Access code texted in advance for downstairs and key left for collection upstairs.

Great location at a great price

Urbanrooms is within a reasonable walk to the city center and offers a clean space and all that is required for a comfortable night stay and satisfying breakfast. Both the rooms and set-up are, however, exceedingly impersonal. 

Clean & Simple

Located conveniently close to the city centre, Urbanrooms is located in a quiet back street away from traffic.It's completely faff-free self-service - you pay in advance, get a code for the door, and you can pick up your key on the stairs as you go up. The rooms are spacious and tastefully decorated, with a balcony and living room to relax in. Breakfast is another wonderfully faff-free affair where DIY breakfast is provided for you and you just get on with it. I think a great price for a great place to stay.

Convenient, spacious, good value for money

Good, quiet room in a pretty house with many floors, great location, delicious breakfast. 

The shower was not properly cleaned after previous guest and there was no hair shampoo  available. More plug sockets would be needed for a person on business trip.

Heating didn't work but that was not a problem for me because I sleep better in a cool room. Hope it will be turned on when it gets colder.
