We came here for a quick getaway at the end of June with some friends and family. We booked all five beachfront rooms which was right in front of the beach (duh). 

I was worried after reading  some reviews about the place and yes, some of it is true. Let me first start with the cons:
All the rooms need a serious updating. I did not feel comfortable sleeping in my room. 

The property needs to be better maintained; water bottles were strewn around the beach and near the floors by the beach chairs. It's quite obvious  that aesthetics are of no importance here. Wish it was well-kept.

Perhaps it's because it's an individual, not a large company, running the place that professionalism seems to be lacking. That is also an attractive part when it comes down to the service but not other aspects.

Pros:
Seriously great location. It's in the middle of  everything in town.

Beachfront rooms have terrific views of the beach. You can walk right out into the waves if you'd like. 

Beach area is super quiet. A lot of kitesurfers serve for interesting watching.

Korean food here is seriously amazing.

Because it's a small boutique spot, the owner and her staff are very accommodating. For instance, we HAD to watch the world cup games so she brought in a larger TV to the front hall restaurant for our group to enjoy watching - rather than being stuck in our small bedrooms watching it from a 13 inch tv. 

Overall, I can confidently say that our group will never forget The Green Coconut. This is not a five star resort, definitely not luxurious, but offers a small home away from home that neither the Anantara and the Mia offer.  I've stayed at both and both are gorgeous, well-kept, and romantic but did not offer a personal touch the way our
 ghetto Green Coconut has. 

(I wish I could say I will be returning but the roads to Phan Thiet are TREACHEROUS. I don't understand how it got worse over the span of a year bu
t unless roads are fixed, I will not be able to endure 5 hours plus of bumpy roads.)

Excellent service, beautiful beaches, AMAZING korean food,fantastic location but needs some serious updating.

Location is excellent, girl at reception- helpful and smiling. We got a long term rate which was good averaging about 20 usd pn. THe hotel has a lovely pool, lovely coconut trees and is sea-fronted. 

Wax bar next door is now under new management, who runs it like a cafe bar, so theres no music to complain of, it attracts a surfery crowd, he also owns the kite school VKS adjacent- full of nice instructors, happy friendly bunch. BeachBoys there to help you with your kite gear etc...

Green coconuts resort is kept very clean, staff are always about doing the garden. IT also has a Korean restaurant that's fairly busy but expensive. Security for the most part are about to keep randoms out the pool etc...

Another bonus was we had the place pretty much to ourselves, hardly anyone ever stayed here. They also served huge coconuts here!!

Now the bad points.

Two noisy dogs always barking.
Staff start brushing the path at 6.30 outside your room everyday- talking loudly.
Only time staff ever were all smiles to us, was one time when they wanted to rent us a scooter, once we didn't do that we went back to being ignored.
Never once in our entire time did anyone ask if everything was okay, or at the end thanked us for our custom. THe owner positively avoided all contacted with us. 

The whole place is falling down, the rooms are tired, bathrooms breaking up, squirrels run up and down the ceiling below the thatch that the whole night. 
Cleaning of the room - every other day- is not actually cleaning - just changing of sheets towels, bins.
The first half of our stay there was a giant hole in front section of the wall facing the beach, where it had all collapsed and it took ages for them to actually fix it.
Security are more interested in trying to extort money from punters for sun lounges than keeping the place secure.
We had to negotiate several times the rate and each time they went back to a rate we'd hadn't agreed. Sorted it- but was stressful.
Fridge in the rooms are on their last legs and the freezer part over works and freezes solid anything you put below in the fridge, so watermelons, fruit of any kind gets ruined.
The shower in the bathroom, the attachment makes it so it's possible to shower without holding the shower hose over yourself.

Sunnybeach hotel next door- play music six am in the morning at the weekend, the music coming from the resort reverberates through the bungalows, and the pool parties they put on for coach loads of Asian tourists deafen you with with terrible karaoke till 11pm at night.

The Definative review- 3 month stay.

We paid $30 a night, including a tasty breakfast for a bungalow overlooking the garden and 5 seconds from the beach. Rooms are basic but clean - could do with updating. Bathroom shower was hot but had to be hand held - also needs updating. Beds were on the hard side but all this was compensated for by the position. Each bungalow had a small balcony with 2 chairs and a table - lovely for the evening.
Good sized pool and adequate number of sun loungers by the fantastic beach.
Good value for the money.

Right on the beach - basic but good value

the Korean owner try to avoided contact with the guests, and she doesn't seem to be interested in how her guests feel, there were two examples that we couldn't believe --1: we were by the pool and saw her shouting to one of the guests who's walking around the garden area.but the owner couldn't recognize them and asked them to leave with loud and rude tones! 2: we were at the restaurant area, and overheard the owner was criticizing the guests who just checked out to her staff ....
well... criticizing is one thing, but in front of the other guests? i dont think it's smart! 
rooms and facilities are just old, beach area is relative small.... its more like a small cliff than " beach" ! 

avoid !!!rude owner and tired rooms

Old furniture, bathrooms not ok, lacking security , money stolen from the bungalow
Overall a terrible experience, and you can find better and cheaper accommodation nearby.
Only real value was the courtyard and the fact that is near the beach, nothing else worth to mention.
