I had my 60th birthday celebrations here in January, all arranged as a surprise for me. And what a wonderful surprise it was. All my friends and family together in this lovely spacious house. Our master bedroom had spectacular views and very comfortable bed.
The children loved the playroom that is equipped with toys. Plenty of room for all 24 of us to sit down together for food. Great walks along the beach to a local pub. The hot tub is a great way to relax looking up at the stars. I would highly recommend.

60th birthday celebrations

We enjoyed a long weekend at Bellropes for my Mums 60th Birthday in Jan 2024. There were 24 of us in total and the place was so spacious that we didn’t feel in each others pockets. The rooms were all clean and well kept, the master was beautiful with the most stunning view. Speaking of views, this property has the most spectacular views from the kitchen, I mean wow, it was the main feature! We enjoyed the hot tub, the walks, feeding the fish in the pond with the kids. Honestly I really rate this property if you’re looking for somewhere that sleeps over 20 and has a great entertaining space with beautiful views and a hot tub. Karen was very helpful and thank you for helping us with finding the best takeaways near by! :) a wonderful stay and we would definitely come back x

Great family get together!

Great value house.  Lots of bedrooms.  Great space for a big dinner - table seated all of our 28 strong family could sit down together.   Kids love the hot tub. Good base for some sea side walks too.  

Fantastic family getaway

Mouse running through the kitchen into the lounge - when looking for the mouse we found mouse traps behind the sofas so owners are aware but didn’t inform. 
Only 1 bathroom to 5 bedrooms in the main house which isn’t ideal.

AVOID

Had such a lovely time at Bellropes, a beautiful house in a great location. Perfect place for our family to all be together and celebrate my husbands 50th birthday. From age 2-82 it catered for us all. Plenty of room for everyone, well equipped kitchen and gorgeous garden. Hot tub was a hit and even a bit or rain didn’t dampen our stay. 
Communication with host was excellent and I would definitely want to come back again.

50th Birthday celebration

We booked Bellropes for 3 nights for 22 family and friends when we had a post lockdown wedding celebration at nearby Highfield venue. Karen was brilliant keeping in contact checking what was needed for our stay, there was well stocked tea, coffee, sugar, ice and biscuits which was a lovely touch when we arrived. Really enjoyed our stay in such a beautiful house and setting on the Blackwater. Hot tub was fabulous, BBQ facilities were brilliant, everything worked and everyone enjoyed their stay.  Purple Olive catering did a great job for our next day breakfast too. Definitely recommend for a family gathering like ours, thank you!!! 

Lovely weekend with family and friends

We visited in June for a hen do as a group of 23. We had an absolutely incredible stay. The venue is gorgeous & the view is surreal! We have all continued to say how much we want to return & we all hope that we will in the future. 
 
This venue is the perfect set up & we all left feeling warmed through from our experience here. We were able to decorate, instructions for use within the home were clear & the hot tub was real treat. 
 
Compliments to Purple Olive also! They were incredibly professional, friendly & the food was superb! Thank you very much for the recommendation as it really made everyone’s Saturday. We went for the BBQ option and the beautiful weather we had made the experience even more special. 
 
We could not have loved our time more & thank you for everything you did to accommodate us. Very accommodating, friendly, fast responses, deposit was returned promptly & the small touches left for us on arrival were lovely.

June Hen - incredible stay

Best Christmas ever spent at bellropes with all the family 23 of us in total! Very helpful host everything went perfectly. Hot tub was well used. Brisk walks to the private beach. House was fully decorated with lots of little touches  couldnt recommend highly enough for a large gathering

Family Christmas at bellropes

Perfect place for a big family or friends get-together.   Highlights are the fantastic kitchen (2 dishwashers a godsend) and large communal dining area (we had 29 for our meals!).   The views from the property, rural setting, walks from the property, amazing garden,  mini-lake with carp (children loved feeding them) and of course the hot tub.  

Having 8 bedrooms in separate buildings was brilliant when parts of your group want to stay up and put the world to rights while others need sleep!    It also really helped the tetris challenge of who stept where!  Only slight quirk is the showers in the middle of the rooms but it's only a small thing

Would definitely recommend and use again.

Family get-together

We had the most amazing stay at Bellropes. It was everything we wanted. Peaceful, relaxing and a wonderful family holiday. The house is amazing, wonderful views which were a pleasure to wake up to. The hot tub was great, the bbq was lovely. We will definitely book again.
